I'm so glad you broke down the income caps. After speaking with a B of A Lending Specialist today the salary cap was MUCH lower if you want to buy in a moderate to upper income area. The salary cap was MUCH higher if you want to buy in a lower income area. Bummer..

I had spoken to someone from Bank of America and she had told me I had to put something down as long as it didn’t exceed $20k... so I was like.. well I know got sure I can’t put 20k down 😂 what is the point of the down payment grant? Lol idk! She honestly was not very helpful. I called to ask about qualification requirements, and she told me to fill out an application. Like that wasn’t my point of the call! Smh. From what I have understood, you can qualify for 3% covered on the down payment! And that is the minimum. Hopefully when you call next time you will get someone more helpful! 😊

I’m on the process of finalizing my loan. I initially was going to put 5% and now I will only put 2% down because they cover 3%. They are also covering almost all of my closing costs! I never thought I would own a home at 25, but here I am a few weeks away from closing!!

NACA has been doing this since 2004, except: There is no credit score requirement They pay all of the down payment, up to the the Fannie Mae conforming limit There is no income cap unlike BofA who has a 150% cap above MSA NACA pays for any repairs even if the property is uninhabitable Close times are dependent on property condition Just an fyi, yes, the BofA close time is up to 45 days but close times can be as short as 30 days with a clean file and property.

Been there! If I can do it, you can too. At 50 my score was at 490. Three years later, I managed to get it to 655. Start with a credit report and make deals with your lenders for monthly payments you can afford. They’ll work with you.

I have spoken with a few buyers who have been able to use both. I think that it could depend on the area. From what I have heard, different areas have different restrictions and sometimes only one of the two is available.

Thanks for the info, but it it a little more complicated than what you have stated. The grants are tied not only to what you explained in terms of states and then counties, but also tied to the amount of downpayment, the cost of the home and finally the amount of the loan. I am going through the process right now and although BOFA has approved me, I had to lower the amount of my loan or lower the amount of the home…Its a bit more complicated.

You stated that shopping around for preapprovals is a wise move here. However, when I attempt to do that my credit score goes down because I have too many inquires on my report. How do you get preapprovals without them hitting your credit reports?

Great question! You can have up to 6 credit pulls in a 45 day period without penalty. Those credit pulls for pre-approvals will be grouped into just one hard inquiry!

Nothing is free. I called them and got qualified but this interest was 4.25% and 1% PMI compared to 3% and 0.7% PMI from TD bank. I did the maths bank of America will make their money in less than 3 years

Hi Nicole we spoke to a BOA representative and she said she could not pull up all the three reports of credit history. She only pulled two. And that due to this she cannot grant this program. She also mentioned it’s because of the credit profile. She did not elaborate or anything. Score is great and credit history of almost 2 years. I don’t understand what was the issue to be honest and we are trying to close the home we found asap. Can you help? Also Fed. Credit union has us approved just incase if u were wondering. So I’ve been looking into purchasing a home since May, and after seeing this video I was I was like I gotta check this out because housing market in the Bay Area is insane. Checked in with the BOA lender and he told me all the requirements and I meet them all. And now I’m in contract, I ask him when and how will I be getting the grant. He then say I don’t qualify. I don’t get it. Now I am in a tough spot, already accepted the offer to the home but can’t really afford it without that big assistance.

Sorry just seeing these messages now. So it got to the point where I started the process in switching lenders. They eventually offered a different grant but less. They have programs out there for everyone, even if you make more then the median in your area. My experience with that lender agent is lazy, unprofessional, unknowable. Even their bosses.

You have to apply for a home loan through Bank of America in order to qualify for the grants. There are two grants that you may be eligible for, one that covers the down payment for the loan, the other would cover closing costs! But the only way you can get and use these grants is if you also use Bank of America for your home loan. Did that clear things up? 😊

My lender told me that if u go with this route ur interest rates will be higher and there is always a catch. Nothing is free. Could help me if he’s not just lying to me to keep me with his bank

You should be able to find that out. When shopping for mortgages, you should pick you top 3-4 lenders, apply for all within a week and they will be able to tell you the interest rate. If it is too high, then you try to negotiate or move on.

It is great to be able to turn your property into one that creates cash flow! You will be able to take advantage of low rates but it is worth noting that the interest rates on 2nd homes can be higher than if it were your only home!
