Was glad to find this video - I took my CeMAP's in March this year, plus CeRER for good measure, with very little advice as to what to do afterwards. I am in my fifties and this represents a career change after many years as a musician/bandleader/promotor. However by networking and through following up casual meetings with follow-up calls and generating new leads, have eventually found a paid trainee position in a firm within a network, which was not advertised anywhere. Am hoping the same approach will eventually lead to a good client base and income generation... Thanks for your video!

@@johnnyo8510 I used Simply Academy, did the CeMAP virtual classroom courses - I can recommend their trainer David Beever, who made it fun and interesting as well as covering a wealth of detail. It costs a bit but a great way to get the exams behind you quickly rather than spending years trying to do it part-time whilst working...

I've just purchased CeMAP level 1,2 & 3. I have worked in sales for around 6 years and achieved being top salesman of my company. During this time I have also gained a lot of experience in selling insurance products. I hope this experience will make me stand out when I begin looking for a trainee position! Great video, thanks for all you do! :)

Awesome - once you have cemaps it will be easier and certainly make sure it is clear in your CV that you build relationships, find solutions and love to sell

I really liked your point about being proactive when looking for a job. I saw a job for a broker posted for an EA in my small home town. I looked them up on Google and saw that a dedicated brokers was in the building next door. Called them and asked if they had a vacancy or a scheme, they didn't but they gave me the details of two sister firms that did have vacancies. None of the 3 of those brokers advertised anywhere that they were looking for jobs, not even their own websites. It's always worth a go!

Great video Gary Great shout re selling insurance I’m starting my journey into being a mortgage advisor in my mid forties , and doing my cemaps over the course of the next 3 months , I have worked in collections previously but feel I’m more of a natural salesman, I was feeling this was starting to become a lost cause but your videos are a great boost

Hi Gary, Generally i enjoy your videos as they are informative and do give indications of challenges that face us newer financial services individuals however i don't agree with your bold statements… "Teach you bugger all" "Waste of time" think that a little harsh and doesn't really reflect the huge effort some of us have t put in to get the letters after our names! I get it that you were able to access this career in 2003/4 but things have changed significantly since then! For people like me to get into the Mortgage world we have to sit CEMAP or CII to give us the qualification to then go and learn the role! but i would agree with you that if someone is just sitting at home and watching job boards and not actively engaging local or national mortgage brokers then i agree they will struggle to get what they hoped out of the job. i qualified in May 21 and have lardy been approached by 2 networks and 1 broker (in the last 24 hours!) I am coming from a Project Management role, but i believe in myself in so much that i have all the required skills to make a success of this career change (opportunity) and last but least i know I have to push myself hard to make a success of it and try and achieve half of the £250K that you were making. Hi Davinder, I got my CeMAP qualification in 2003, passed with distrinction in 2 weeks and have letters after my name. I have no doubt you worked hard like i did to get the exams, but the reality is... the exams teach you bugger all. In todays mortgage world they are irrelevent as it doesnt teach you how to do the job. Without Cemap i could make you a 6 figure broker within 12 months. Thanks Gary, this is a great video for understanding the role of mortgage advisor in the UK. May i ask you for some advice? I have a bachelor's degree from a British university. My native language is Cantonese, and i can also speak fluent Mandarin and English. I have 14 years of experience in the personal insurance industry in Hong Kong. Life insurance, critical illness insurance, medical insurance, accident insurance, saving plans, and fund investments are my expertise. During those 14years, i were in manager role in 6 years for teaching new colleagues a variety of ice-breaking / fact finding / portfolio approach and closing techniques, all of which were my strengths. When i obtain CeMAP and insurance advisor qualifications in the UK, will my background in Hong Kong bring me and advantage when entering the industry? Thank you.

Yeah possibly, insurance is the vital part of giving mortgage advice. You can just give insurance only advice here and for that you don’t need cemap

Thanks mate!! Mortgage advising is about people, although compliance want to make it about paperwork, the real money is made in insurance which comes from the mortgage and that is sales. If you have the right mindset, are process driven, have analytical brain and are good with people and finding solutions - its for you.

Hi Gary, really enjoying your videos. I agree with you on all of what you've said however I am still concerned about whether I actually will get a job once I've done the CeMAP (there's only so many jobs going around). I have been really dithering for years about doing CeMAP and throwing myself into the industry but I am almost ready to dive in. My dad was a mortgage broker for most of his life but he has been retired for the last 5 or so years. His associate also retired a few years ago but she is starting up again. What I am thinking ( this has already been arranged with her if I decide to go ahead) is to get cases and do them under her supervision. This way she can eventually 'sign me off' as CAS too. Problem is getting the clients. My dad has already been contacted by a few of his previous clients for new mortgages and these are just waiting to be done. I don't think these clients will still be waiting around once I've done my CeMAP which will probably be at least a few months. But my dad reckons we can still get leads from all his other previous clients (he still has over 100 contact details. My main two questions are: 1) Do you think the route of going down working under my dad's associate's firm where she will help me with each case will suffice instead of a full time job if I can't get one? Seeing that I probably won't be working under her everyday as I don't see myself bringing in that many cases initially. My dad is also going to give me advice on the cases etc and he really knows his stuff, many people have commented. Even the associate who I may work under asks him for advice to this day. 2) I know you are not allowed to cold call anymore but does this apply to previous clients? As I mentioned I am thinking of contacting my dads previous clients for leads etc. Thanks a lot would really appreciate your thoughts.

1. Yes its a great route to go down. 2. Calling a previous client is not cold. They are known to you.

Friend of mine peaked my interest to get the CeMap Qualification and venture into the world of becoming a mortgage/insurance broker. I'm currently working in one of the big 4 firms within the Compliance department and thinking about a career change. My only concern is, if i do the graft and put myself out there to complete the CeMap qualification, are there enough opportunities out there to begin as a trainee/intern at a mortgage brokerage and how long realistically will it take to make £30-60k as a qualified mortgage broker?

Very hard at the moment with covid ruining the economy. Some companies are doing well at the moment with covid but most are established brokerages who either want a trainee or experienced mortgage advisor.

@@GaryDas they are sadly too far away from me Gary 😓. I'm currently going through the recruitment process for a company called Just Mortgages. Very well established company though the numeracy and literacy tests I don't think I've passed to get to the next stage. Managed to get CeMAP 1 now so can try and start being proactive and visit brokerages near me which seem good and see if they can hire me as a trainee
