@@joephilly6488 I've already built her family a large modern home in the Province. Near Jimalalud, North of Dumaguete about 3 hours. They love their own home and take care of the farm. The home kept 38 neighbors safe during Odette without damage, as nearly everyone there lost their homes. We will stay with them more than the other way around.

A Dutch friend with lots of family money built a lovely home like this on the edge of cebu city. In 1990. He imported everything. Every switch. All wiring. Etc. Cost a lot. Built to European spec. He made a massive profit. Sold to the Japanese . Clever as is your friend.

I am retired Chief USN and built my home very small than this. I designed it on limited chunk of land and I thought the urinal was a neat feature too. When my guests see it, they start to laugh but practicality rules in my house and my wife appreciated this add on in our bathroom very much. Most houses in the subdivisions are designed with small kitchen and some sinks are situated at the back of the house that did not tickle my fancy. Nice home Chris!!! Correct. Actually, I was thinking, maybe more American expats who have construction experience, or Filipino balikbayans from America who have experience, should go into the construction business in the Philippines. I am sure many locals would want to have their houses built by people who have knowledge of building techniques from the US. I, for one, would like my house built using building techniques and processes from the US. Especially now that there is a construction boom in the country and many Filipinos are having houses built.

Seems like a lot. But architects can get expensive if you have lots of changes or it is very intricate.

I would say 50k is quite normal unless it is very basic. In more densed areas it can be more expensive especially if you need to add more floors. The expensive part is if you build first and then doesn't have an approved building. Or even worse that you start without a proper title to build on.

It is a beautiful layout. I do not know your location in our homeland, just make sure you have a way to have strong shutter protection on your windows, and hope the roofing is as strong as it can be. Usually those are the first to get blown out once the stonger typhoons which in the past few years have been reaching Category 5 strength and comes around the months of Sept to Nov. Philippines averages 26 typhoons a year. Hoping the mountain near your area can act as a buffer.

Ilocos Norte is basically western style homes. And by far it is the most amazing place in the Philippines and it is by far the cleanest.

Yes ilocanos has the cleanest environment, in the Philippines. Even small crowded areas are not littered. But if someone wants an abundant choices of beaches, tropical forests and trees, Negros is the best among Visayas island. I am from Leyte, it's a whole year round typhoon 🌀

The non-slip flooring is a no-brainer. It blows my mind how a lot of places in Thailand and the Phils they are obsessed with installing high-polished tile floors, which are slippery as hell, especially when they get wet.

The houses in the Philippines are about the same price as Puerto Rico. The US is where is mostly expensive. That's one of the reasons I'm also moving to the Philippines, because it'll still feel like home.

Hi I am a Filipino here in the US. I am from Negros Occidental. You chose a good place - Negros (Occidental and Oriental). I would also choose Negros area - not only peaceful but the support structure is there. There are good schools around and economically, it is the more progressive area of the country - access to airports, ports, etc.

Gio, why is everyone so obsessed with owning the land? All you have to do is get a power of attorney over the land and you can do all the same things you can if you own the land. It's very simple. Also, they can lease the land for a period of 25 years with an auto renewal clause if they also have a pre-nup. All anyone needs to do is spend a couple hundred dollars on a lawyer and get all the proper documents in place. I just can't fathom the panic on this issue. And when you eventually die, everything can already be laid out as to what happens to any and all assets you control in the Philippines.

Power of Atty or Rights doesn't guarantee that what you build will not go to waste. See when government or a mia private citizen owns the land, at any time you can be evicted as you are squatting on a land that has an owner. Power of atty or right ownership doesn't give you the guarantee that a real owner does. Without a land title certificate, it is almost just as good as giving your money to peddlers

I see in Australia, prefab houses are very popular. A house can be put on the back of a huge truck and moved to another location. That would be ideal in the Philippines. I guess typhoons would have to be taken into account and how sturdy they are.... but its something to look into.

It's good if all expats help each other, since all of them are foreigners, in times of need. Filipinos abroad help their kababayans when they see him/her in distress and that's 98%, the remaining 2% took advantage instead of helping.😆I know becoz am a former OFW.

I'm just about finished with my home in kawayan, leyte. I will tell you that its possible to build a top quality American home in the Philippines. I have 5 million pesos in this home but it is fabulous. The biggest problem has been the workers. They will say they have experience in western style homes. They don't.

Don't over generalize. It depends on areas/cities. In metro Manila's gated exclusive communities they're much better than typical American homes... they're comparable to homes in upscale communities in the states.

Wow Gio! I love this, the land and the house. I'm hoping to be permanently moved into the Philippines by the end of the year. My fiancee and I will live in a rented house a while, as we search for land and a builder. I want something similar to this but not nearly as big. Thank you for sharing this. I'm saving it for future reference. Gio I just found your channel a couple or three says ago. I have subscribed and will eventually watch all your videos. I have a lot to learn lol. I have lived in Europe, when I was working, but all that was in their dime, not mine. I retired at 49 years of age, bought land out in the country on the Texas Gulf Coast, and started a big organic farm. It got to be too much to handle with me doing all the work myself, so I sold out, am wrapping up a gazillion loose ends, preparing to sell everything else I have and ASAP will be moving way the heck over to the other side of the world, for the rest of my life.

Thought the urinal was a great idea The house is a big square. How come you didn’t go two storeys? Great look window; How come what looks like no screens? Is Valencia a place with less bugs/animals? Last Q. What would anticipated monthly electrical costs be? Thanks for sharing John

As long as you have the budget you can build whatever styles of houses you wish in the philippines. More foreigners like it here in Philippines becoz its way cheaper.

The question is how do you insure your home here? That question has come up in our Americans in the Philippines Facebook group. Some people self insure their home. If you sink a good chunk of your savings into building a home here and it burns down you're homeless now. If there is homeowners insurance is it reliable?? I don't know

Home insurance is available here to ensure against most risks like fire, earthquake and flooding. It’s renewable and payable every year.

There are a lot of Western/Modern/Contemporary houses all over the Philippines, majority of them are in Metro Manila and big cities within the Philippines.
