Love the open concept and the new windows. Don’t be afraid to look at the 1. Roof 2 . Heating/Cooling. 3. The schools 4. The convenience of grocery stores , restaurants, churches and can you walk to the things you need.

Im glad you put in an offer! This might not b your property or you never know but like you said this allows you to challenge, and grow going above your self restricted limited. I brought condo in Los Angeles in 2021 and I was like I cant go over 350k I brought my place for 389k even I'm so glad my realtor push me to see my condo because when I walk in and saw it God told this is mine! I know you will have that feeling when find your home :). I was able to do small upgrade before I moved in too so it literally all work out!

In watching I hope you challenge yourself to look at ALL properties in the next x months (cultivate detachment and a sharp eye), keep practicing putting in offers and negotiating (build rejection tolerance), and saving up for the down payment along the way. Hey there! Not sure if you will be using FHA. But I househacked my first property and it was a fixer upper. I used FHA 203k loan which allows you to add your Reno costs into your home loan. Since that area is gentrifying I would reconsider the other house. Put an offer for $145k or so and then you can add $30-$40k in Reno. That would still keep you under $200k. Also with my second househack I bought a single family home with an mother in law suite that's an option as well. Let me know if you have any questions. Best of luck on your home search!!!!

@@DyanaMariie yeah a lot of lenders honestly don't know about the program so they will say oh we can't do this specific loan product. Check out guaranteed rate mortgage that's who did mine. I can give you my loan officer info if you want it. They are nation wide and she specifically does FHA 203k loans and she walked me through the process every step of the way. The main thing is finding a contractor who is licensed and bonded.

Absorb the energy that you and your kids CAN AND WILL have a home with luxurious updates and it will fit your budget/comfort level. You have worked hard and deserve to reap the benefits of that work. @@DyanaMariie Galatians 6:9 “…for at the proper time, you will reap a harvest if you don’t give up.” Patience and faith in God’s timing are key. I was a single mom when I purchased my home and it’s good to let single parents know that homeownership is not an insurmountable feat. Trust God and trust the preparation process.
