Honestly the 1st one would be the best option closest to your house and cheapest! clean it up and it be legit. extra space as well for the growth.

Go for the last unit you showed , 1100 isnt too bad , at least you will have everything under a roof and to work on stuff its much better than outside in a field . Next step is you should plan to buy your own lot in the next 2-5 years , would rather be paying a the bank each month instead of paying rent . Keep on hustling !

Wish I had an extra $1,500 a month I could spare man that would be so helpful. Hope I can get myself a track loader and dump trailer sooner rather than later. You might be able to find a warehouse/shop for around $1,500 a month. Car lot looks like a great deal and you could build a structure to protect your equipment no problem. I wouldn't get the shop it's too small and nice for heavy equipment storage would be good for a different type of business. The industrial lot looks good.

Hey there Dave. John from Chicagoland. What about if you guys could rent to own or buy a possible 2 acre property with a house with potential to build a garage for your tools equipment so that their not “in the elements” and not for possible theft? I’m looking into the same thing myself. Also, to have a garage that has or install a 2 post lift so I could fix my machines or vehicles instead of crawling on the ground all the time. It would make you and your Dad (much love) feel so much better and efficient in your business. I feel a sense of pride that my tools and equipment are cleaned and organized in my line of work, which is kitchen and bathroom remodeling and real estate as well. Keep your head up (as 2 Pac said) and keep looking your eye on the prize brother.

What do you think about "renting" your heavy machinery. A storage unit is cool too, it's a monthly payment, might be cheaper but renting allows for more convenience & you can rent bigger machines you want to practice on. Either way i am thankful for your success.

If money is no object, the 2,500 lot very close to your house is awesome. I would go buy 2-3 shipping containers to have an enclosed space to park. But then again. That’s probably 8-10k initial investment plus 30k investment per year. I feel like that’s a lot for a small business and will kill profits. On another note, I really like the last unit you showed. And I feel like that’s a great deal. Only issue I see if two fold. One, it’s not that big. I see a lot of musical chairs trying to get things in and out. Second, there’s not place to put a trialer. Personally , I would hold out until you can physically buy your own land. It’s an investment opportunity as well. One mistake I made early on was buying a small lot about 15 minutes from home. The issue was first that not all my equipment could fit on the lot, so I was still issuing my house. So it almost was a waste. Second, when you start getting places 15-20-30 minutes away. More often than i want to admit at the end of a long day I was like ehhh ima jsut park them at home, I don’t feel like driving over there. And before you know it, the storage area turned into something that stored whatever I didn’t use that often because it wasn’t convenient. I think the best thing would be to look into building a pole barn in the backyard. If you can build one of a gravel pad for 20-30k you will come out ahead and bring value to your home

Yo on an unrelated note, how awesome are those M3s on your dash, right? I just got them from walmart for $50 I love ‘em. Best of luck to u bro I’m in the same boat trying to operate like an actual business. Don’t undervalue the office space btw. As you grow that will be a good place to do team presentations in the mornings for debriefings and also if you get admin workers.

Not trying to bust your balls or anything! I keep all of my business equipment (which is like 5x the space you’re using) at my personal place. Throwing cash into a lease is absolute insanity when you do not have to do so. So much equity obliterated never to return.
