Today, we're looking at the real estate market update for Hamblen County, Tennessee, from July 1st to July 15th. Let’s get into the numbers:
We saw 52 new listings in July, with 3 already sold and 10 under contract.
A total of 36 homes have gone under contract this month.
26 homes have been sold, with an average sold price of $266,500 and an average of 34 days on the market.
The median sales price was $230,000, with homes typically selling in just 15 days.
Prices are slightly down due to some lower-priced sales from homes needing rehabbing, including properties sold for $30K, $35K, and $45K.
Sale prices ranged from $30K to $689,900 this month.
There have been 29 price changes with an average reduction of $22K and these homes having an average of 53 days on market. The median price drop was $15K, with homes on the market for 34 days.
12 homes came back on the market for various reasons, but 5 of those are already back under contract.
Currently, there are 112 active and available homes in Hamblen County. Out of these, 68 are priced under $400K, but that number drops to 51 when excluding new construction.
At present, 82 homes are under contract.
