I see solar panels on the garage roof. Is that just hot water or also for power.? Yes to adding a hot tub spa..Change the large mirror on the wall to an 8K TV and set it to "aquarium" ? Great house Mike. Another quality presentation

Nice cabinetry work in the kitchen. Who owns the land next to the backyard? Is there a possibility of someone building a two story home and blocking that beautiful ocean view? Also for $3+ mil, I would expect a bathroom for all the bedrooms. Potential indoor/outdoor living is huge plus. Again, the view is breathtaking.

I love the dog area, it looks very secure and it gives the dog time outside. I know that my dog would love that. Also you don't have to worry about the dog running off.

it was not clear, but the outdoor sun screens: Were they track mounted? So breeze, wind were not blowing them around. If not I would upgrade those. Now, If my Powerball or mega would just come in.

Pretty low really- 1.1% for investment homes, about 0.6% for owner occupant, and we usually under-assess.

Aloha, Mike😃I just wanted to say, another quality Mike Drutar Hale Walk Through! I myself spied this property when it popped up on Zillow, and it occurs to me now that one area you could highlight (And the mainstream sites do very poorly) is a brief look at the landscaping of the property; i mean, it is 3.77 acres. The last Kohala Ranch property you surveyed, the "Terry Bradshaw" Turn-Key Estate was 21+ Acres and to me, the lay of the land is a major selling point, in addition to the fabulous Hale designs & build quality. A drone is helpful but not necessary to highlight the landscaping of the properties. My wife is an avid gardener which is why I asked previously about rainfall while I'm a grounded Submariner, hence my idea of adding a LiFePO Battery Bank to make the Hale better able to weather any unforeseen "natural hiccups" like hurricanes or earthquakes. I've lived through several, the worst being Hurricane Hugo which ran right over Charleston, SC in 1989. I never really considered the Big Island as a Homeport until I found your YT Channel; I was born in Honolulu & was stationed there for the final 8 years of my naval career but I recently found out that both my maternal grandparents were born on the Big Island. Thanks! I did a better job on the landscaping today! The drone thing is hard to work in, but I did use it on the video dropping tomorrow. THAT is one you will not want to miss! It might get crazy views.

I've been in Hawaii 20 years and I don't know anyone who has had windows busted out for a break in. This community has a manned gate and cameras that record the gate, so I doubt there's any need to worry. If it's bad where you live maybe you should come to Hawaii!
