There are a lot of beautiful things to notice, but I can't help not to point out how weird the planning is. As someone who know some in architecture field, I must say that the use of spaces are not wise or a bit off. But over all, I can see the direction this house is trying to portray, it's just that there's a lot of stuff in this house that are not complimenting to one another specially when it comes to space planning. Agree. To be honest, it's a bit of a headache watching them passing through a lot of tiny rooms throughout the tour. Kitchen area is too tight as well as the living room space. It's a nice house but something is just not right in terms of spacing and the layout design of this home. It's like its ok but its not ok, that's all I can say.

I don't understand commenters who say this house is beautiful or elegant. Have they not seen an actual beautiful house? "Hotel vibe" means the interior design is tacky and not elegant. Much of the house seems claustrophobic. Normally, I complain that "modern" houses have too much glass but the relative lack of window space, especially in the in-law suite, would be a building code violation where I live.

For 150M yes there is a lots of wow, the 3 artworks that's not included was 150M too 🤣🤣🤣 but there's a problem in the master walk-in closet, it has no partition to the bathroom, moisture will attract molds mildew and bathroom scents. 150,000,000 pesos it is in the description. Beautiful house but, as someone said here, too much space are wasted. The kitchen has low ceiling and very very small considering the size of the lot is huge! there is no formal dining and the mezzanine has low ceiling and scary. The in laws space are kinda off for me LOL! if i'm a billionaire definitely 150 million pesos is not worthy to buy this house. 25 million is already enough!

I love the lay out of the house. I like everything about the except there too much room wasted if there's only 2 or 3 people lives there. I rather like to have bigger bedroom, specially the masters bedroom with spa. Also. I like to have separate regular dining room and formal dining room to use for special occasion. But I love this ultramodern asian design.

Maganda un features ng bahay pero nakakalito lang ang daming pasikot sikot at ang daming hagdanan, pahihirapan mo pa un bisita sa powder room paaakyatin na may palikong hagdanan para makaihi o tumae. Sa guest room parang mababa un height ceiling and medyo masikip. Sa staff room may hagdan ulit at masikip, ginandahan lang un mga bed at may pa-aircon. Un main stairs sobrang nakakatakot parang straight at madulas sana may landing. All in all si Apple Grace ang Maganda lang. 😁

The design of the doors make the eyes uncomfortle. Just look at those layers of wood. Please be considerate to your future buyers. Let them see other people's perspective. Although the "elder suite" (we would call it a granny annexe here) is a good idea it hasn't been thought through properly. The kitchen is so tiny as to be almost unusable. Not enough food preparation space, doesn't look like it has room for a fridge freezer or washing machine, so in practical terms they are still going to be using your kitchen and washing facility. It's more like a hotel bedroom than an annexe, but with a little more thought in the design and space allocation it could have been much more usuable. As with just about every house I've ever looked at in the Philippines, the lot is too small for a house of this size.

If only PI architects/contractors would take a hint from most modern practical but classy designs nowadays here in the US. Just a simple open layout. Huge kitchen, the less walls possible, dining and family room in an open wide area. The idea of a house to become a “home” is family interaction. Walls prevent such interaction. You get more bang for your buck if it is spent on kitchen, bathroom upgrades and outdoor amenities. Really ceilings are not even practical anymore. It can be used as a closet space for a master bedroom. The usual piano taking up space is overrated unless you play it often. I guess I missed the Asian design.
