Hi Graham! Im 18 and from Germany and just saw your Channel a few days ago. Im doing an apprenticeship to become a Merchant in Retail trade. But Im thinking for a long time now, that the future of working in a shop wont fulfill my dream of financialfreedom, especially with all the online shops wich probably will take over my job in the future. So I started looking for ways to earn a passive income. After I've done some research i recognized that ETF fonds are a good way for a long term saving plan and that the stock market isn't the best way for young, unexperienced people to really make money off. So I kept looking for other ideas. As I like to buy and sell stuff I looked up on the Internet and found you. You really inspired me to start investing my savings but the only problem I have is, that I have no clue where to start. We dont really have craigslist here and investing in a rental property is ways too much for my 640€/month income. Do you have any advice for me where to start, or how I can edjucate myself further?

how did you start in real estate investing? for example if you didnt have alot of money laying around to use to invest...how did you start?

I saved the majority of my income from 2008-2012 - I pretty much just hoarded it. I would rarely spend anything unless I absolutely had to (I'd go out to dinner with friends and either not order food because I'd rather save the money, or just order an appetizer to cut down on costs). So by 2011 and 2012, I had a decent chunk saved up - I also had a string of high priced sales in 2011, including a home I represented a buyer on for $5.5m (that I met off craigslist, oddly enough). So I had all this extra money sitting around and I wasn't sure what to do with it - but I noticed real estate was super cheap at the time and I saw this as a way to hedge my income against the occasional commission-only income I was making as a realtor. I just saw investing in rental properties as a way that I could finally earn a steady income. So I began buying properties with all the money I had saved up. A large component of that was pure luck - I happened to buy at the bottom of the market. However, I wouldn't have been able to be in that situation had I been stupid and blown all the money I had made.

I got my RE license back in January and have been trying to build my business through CL and leases. Nice to hear someone validate the idea. My clients have been very happy and all have the goal to buy next year (I closed 12 lease deals the past 2 months). I am hoping they at least 25% convert to buyers next year. Question: What did you do to stay in touch with them and keep them as a client. My plan is to reach out quarterly just to check in and see how they are doing. Is that too often? Not often enough? Love your videos man, keep it up!

I rarely followed up except a month or two before their lease expired. At that time, I'd see if they'd want to renew or if they wanted to start looking at other properties. To be honest, I had terrible follow up - most of my tenants would come to me when they were ready to look, I had very few change places without me involved.

Congratulations! What area is this in? I'd definitely continue renting it - depending how much equity you have, you can cash-out refinance it and use that as a downpayment for another property.

What is your opinion on the ethnic diversity of successful residential real estate agents in upper class neighborhoods like Beverly hills, etc ?

+TheJinroKing I've never heard of this. Most realtors I work with are the exact opposite, they're in their 50's or older women who are fairly serious. As for ethnic diversity, it varies - especially in Beverly Hills since LA is just a diverse place to begin with.

Just found this channel two days ago and almost through all your videos already, I love the content. Quick question, I'm an 18 year old graduating high school. I'm starting a business dealing with programming and web design; however, I also want to get into renting real estate and investing in the stock market. I have a car financed to build my credit score but only 3k in my Vanguard account (invested into their smp 500 index fund). What would be your suggestion on the best way to move forward? Should I put all my saved money into a Vanguard or how much should I save to start investing into real estate?

Have you set up a tax advantaged account yet? If you want to get into stock market investing, I'd highly recommend opening up a Roth IRA and throwing your money in there - it makes sense to do this before you start making some serious cash since you're already in a low tax bracket. If your goal is real estate investing, unfortunately it'll be less exciting - I'd just save your money in a high interest checking account, like Ally, long enough for you to save up for your down payment/remodeling costs. I wouldn't really advise investing money if you'll need to cash out in 1-3 years - should the market turn down, you'd hate to lose some of your principle.

Mine is terribly balanced towards real estate. I contribute a a small amount through a Roth IRA and SEP401k but at this point I pretty much just keep the majority of my money in an Ally bank account and save it towards continuing to invest in real estate. In the future I'll begin contributing more to the 401k.

graham what is your advice on insurance to cover Homes your renting? just keep the ho insurance with the mortgage company? or should you require renters insurance too to avoid law suits against damages to renters property?

I always have full insurance for the property's value. I also recommend the tenants have their own, separate renter's insurance policy throughout the duration of their lease.

YES! Absolutely you need to get permission. Preferably get permission in writing. In the end it helps them out, too, because they get increased exposure on the listings and then you get access to clients who call you.

Craigslist is underrated. Everyone uses it. I've found my last 2 rental apartments via Criagslist. Tends to be cheaper than apt complexes etc

Fantastic advice. I like the idea of posting the contact information right at the top, I'm going to give that a try! I had great success finding tenants recently using a very similar formatting on Kijiji (like Craigslist) - Descriptive title, max out the pictures, and post all of your contact information to make them comfortable about contacting you. One other thing I like to include is: "Feel free to contact me for a quick reply".

Hello! I get flagged for spam posting even if I only post 2- 3 ads per day (different CL locations in the US) Do you have a workaround for this? Thanks

Very strange, I've never gotten flagged for spam - are you putting in too many keywords? Or putting an email/phone in the body of the message without checking the box on craigslist about allowing contact info in ads?

How did you overcome shyness in real estate graham ? For example talking to people , following up ... etc

Practice. It wasn't something that came naturally to me, as most people seem to think. It was a lot of practice, learning what works, tweaking it a little bit, and you slowly become more comfortable talking with people.

Hey Graham, I like your video and it has been very helpful. When you chose your listings, do you post all your listings or only a few choice ones? I have been doing it for the last month or so and have only generated 2-3 leads. What am I doing wrong?

Where can I get the right to post up photos that are not mine or I dont have. My office doesn't really work with rentals. Their mostly sells. Not many agents are working with rentals. So where can I get images.

How do you get the leases Steph ? And when I do get clients they only use me to look at everything on the market and then they walk away, it’s my first year and I watched all your videos but I’m getting discouraged .

Hey Graham, loving all your videos, just one question! Regarding this technique, what target price range do you recommend? I was interested by your 25,000/month example and I'm wondering what price range you focused on when targeting agents to ask their permission to use their leases. I want to aim as high as possible without losing practicality in terms of the effectiveness of this technique (assuming price plays a factor). Thanks again. The videos you make are insanely appreciated.
