A few years ago I sold my later mothers home off for "lot value" only. There were some complaints from the purchaser but I pointed out that it was stated clearly it was for lot value only and if they were that bent on bringing it back up to standard it was their problem. A couple of months later one of the neighbours called me and told me that the house had just been listed for sale. I checked and sure enough it was listed and they were actually having an open house on the following Saturday. Out of curiosity I attended the open house and it was very apparent to me that they had concealed a great many things that did not meet code, which is why I sold it as a derelict to be demolished. I talked to the neighbour who had called me and let her know that if the new owners had any trouble at all they could call me since I knew where the bodies were buried. It didn't take very long before I got a call. The new owners were having water problems and a few electrical issues. So I went to the house and did a walk through with them and told them what they would likely find if they opened up certain walls. I also asked if they had been given a copy of the sewage line video that had been made just before I listed it and they said no they hadn't. I asked if they had been informed that there were problems with the line and the folks who snaked it and made the video (which I still had the invoice for) said it had a life expectancy of about five years before it would need replacement. Again, they said no they had no idea. The few issues they were having with electrical all stemmed back to some wiring my step father had done years before which was very questionable. When I went to look for the junction box in located in the basement ceiling I could not find it because it had been covered over with drywall. There was another location I could look from and when I looked, the box was still there with it's rats nest of wiring. I asked if they had had a home inspection and they said yes and the report stated that with the exception of a few things, the home was good to go. When I was done they asked what I would do about the problems if it were me. I told them I would get a lawyer and go from there. Check for building permits to start with along with inspection reports. I suggested that they get some qualified people in to do further inspections on suspect things. I also told them that if they wished I would do a walk through with the inspectors. A few weeks later the lawyer called me and asked if we could set up a meet with the third party inspector they were hiring. The meeting was set up and I walked the inspector through the house and told him what I knew to be problems before the "renovations" had been done. He had some inspection cameras and while I was there he drilled a few hole to see what was concealed within the walls and ceilings. The pictures showed pretty much what I had told him had been there including some structural changes that were questionable and none of it had been fixed or changed to meet code. Needless to say the new owners were not at all happy with the results and I also gave them a copy of the video of the sewer line and what was found along with a copy of the invoice that clearly stated a life expectancy estimated at five years before replacement. A couple of months later I received a subpoena to appear in court as a witness for the plaintiffs being the new owners. I appeared and testified as to what I knew to be wrong with the house. By the time the case was tried several things came out. First, the real estate agent who had handled both ends of the sale from the lister to the buyer was an actual partner in the firm that had done the renovations. This had not been disclosed. Second, there had been no permits filed or issued for nor were there any subsequent inspections done. Third, the contractor had knowingly concealed and withheld information from the buyers. The Realtor was also privy to this same information but again, chose to conceal it. Fourth, the contractor had no business license to operate in Alberta. They were from Ontario and had come west to evade a number of charges and suits against them there regarding homes they had flipped. Result, a number of charges were laid against the contractor, the realtor, and the lawyer who represented both parties to close the deal since he was privy to the irregularities and did not disclose them to the buyers. One of the charges that was placed against all of them was fraud. The court also issued an order that the buyers get the choice of getting all their funds back including expenses for moving, legal fees and other summary expenses or having the house completely gutted and renovated to meet code. In addition, they would also be entitled to all expenses while living outside the home. The buyers selected the former to get all of their funds back in full along with three months accommodation and storage for their household items while they found a new home. The seller, the realtor, and the lawyer were held on charges and pled guilty to all charges. The seller was also extradited back to Ontario to face the existing charges there. The house was bulldozed and the lot put up for sale. As for me, well I got $15.00 for appearing as a witness and the satisfaction of knowing I had done the right thing. I have to wonder though how many homes are being flipped this way and the new owners get to pay to make the corrections. So do your homework people and get everything in writing. Not everyone is going to find a Mike Holmes to save their bacon.

Thank you so much for sharing this story!! My babysitter in Utah lived next door to a home being renovated by shady people. She tried to make sure she was outside with the kids anytime anyone came to look at the property, and would tell anyone who even looked her way that she had opinions about what she saw them doing. But the housing market was so intense, most buyers didn't care. My husband and I are not homeowners yet. I'm so scared of getting into a home that is shady. I always thought I'd have my Dad to help us when it came time to buy, but his Alzheimer's is getting worse and we still aren't where we need to be financially. It makes me even more scared. So hearing stories with actionable steps people can take is incredibly helpful!!

2 big red flags for me... 1 the contractors using the neighbors tools and 2, the home inspector came from the realtor... In my view NEVER use a inspector by the same realtor. They could be working together so the inspector will over look things your counting on them pointing out that is done wrong, so they get a kickback for the house being sold... I grew up being told 2 times you always bring someone in as a 3rd party, buying a house/property or buying a car....

When I started out, as a GC, over 25 yrs ago, I started watching Mike, and I'm so glad I did. He "taught" me that I don't have time to "fix" mistakes and "Do It Right" the first time. Now, when I watch this show, I can laugh out loud at the crap he finds, because I've said the same thing, after opening a wall or digging a hole, which is "what the hell were they thinking." I think what's happened, at least her in CA, is, people take these "How to pass the GC test" classes, get a "friend" to sign off on their 2 yr apprenticeship requirement, whithout a clue on how to even build a dog house. Ditto. I have always been a big fan of Holmes' shows. I'm rewatching many of them and the wow factor is still there. TV has changed a lot with streaming and many people have forgotten how big of an impact to Canadian TV Mike Holmes has made. Haters are going to hate and they probably made things bigger for the TV but no one can deny there were problems with the contracting industries.

I have been a builder , a maintenance tech, and renovated a few old homes. I have worked in the trades for forty two years. I am retired now but I watch Mike and company at every opportunity. As a homeowner who has gone through this type of thing what really gets me is by the time your in this position you don't have the funds to fix everything or sue. And everyone walks away free of any accountability. I am still fixing things after being here 13 years.

Yup….most flippers or builders know that the average middle class homeowner isn’t going to have the funds or time to pursue a court case, and that much of the time, they can cut corners that will cause later problems…..with no consequences. Had a friends house built by a major builder at the time, and the area by the living room couch was always cold, which they initially attributed to a large window nearby. They eventually upgraded the window, and when they opened the wall….there was just wood and studs….no insulation at all. Someone ran short of time or insulation and just closed the exterior wall and dry-walled without it.

Maybe do an episode where the buyer gets the inspector (and maybe even a city code inspector) to come by, and surprise who shows up but Mike after he's made his list lol. Then you'd love a British show called "Cowboy Builders". They do the same thing as done here (investigate and fix issues from terrible workmanship, cutting corners, cost cutting, etc.), but often also investigate and "name & shame" the builders/inspectors who do shoddy work to make a quick buck in order to help spread word and brings in others who fell for the same person's tricks so they can take legal action (not shown in the show, but sometimes mentioned if the trial ends and the results are made public before the episode airs)

Read the disclaimer on any real estate inspector's report. They are accountable for nothing. You can go after flippers if they failed to disclose defects, but since most house flippers have no qualifications to build anything, they can simply deny they knew something was a defect. Caveat emptor. Check the city for permits issued on any advertised recent remodeling.

When I bought my townhouse, I hired an inspector based on a recommendation of the real estate agent. In retrospect that was stupid. The inspector and agent were chatting away like old friends, and I'm thinking "wait a minute - who are you working for here??". Luckily, no big issues popped in the house.

I was told always hire a 3rd party for buying two things... 1 land/home. 2 car/truck.... Let a third party look at it and they should give a real honest feed back before you buy something and it turns out to be nothing but problems.

Bank said we had to use THEIR inspector (made sense as they were lending us the money ). He found a few things that we asked the seller to remedy but they said 'can you do it if we knock off x thousands' so.. yeah we got it done ourselves for a discount on the house price. Luckily it wasn't a whole lot. Biggest was getting a radon pump installed.

11:45 Mike means "sewer gas", as methane is odorless. A thiol or mercaptan compound is added to natural gas (mostly methane) in order for people to tell by scent if there is a gas leak. In any event, since he can smell sewer gas coming from that drain, that means there's no functioning trap and it should be replaced ASAP.

Some of the new regs in the US allow up to a year for Home Owners to sue Realtors, Inspectors, and even previous home owners for shoddy construction or repairs not done to code.

I know what I'm about to say is something that wold result in lawsuits, but it sure would be nice if each of these episodes listed the names of the contractors that performed the faulty work. My only concern is this: The stone installation on the living room side was almost certainly just as bad as on the kitchen side, so those stones are not properly secured, and could eventually start to fall.

We had the same. Realty knew inspector, missed so much, roof, basement floor leaks, bathroom - both water leaks. Furnace. Took 9 months of 8 contractors to fix before we could move in.

Mike Holmes.. Love your truck, Lol...Long time fan. I have been a builder in the Northeast US for 25+ years, perhaps you might take this project full circle for the viewers. How the homeowners might go after the "Home Inspector" and Realtor to recover their losses if you weren't there to save them (Via errors and omissions or pure negligence). Not sure what the Canadian market is like but here in the US "EVERYONE" is a home flipper. They put lipstick on a pig and sell their disaster to an unsuspecting first-time buyer........Come on Big Guy you can do it!

I'm a DIYer, but I research and find out the right way to do things before tackling them, I also work out if I am up to the job before starting it. If it's plumbing or electrical I get the professionals in to do it as I'm not qualified. I spent most of last winter redoing our kitchen/diner walls. Removed the wallpaper and found that it was covering a number of issues, including untaped joins, areas where they'd obviously decided the best fix was a huge amount of plaster to cover joins with no support. Unfortunately I couldn't replace the gib board (NZ name for the product we use) as there was none to be found here at the time, so I had to do my best with those unsupported joins. I worked out that paper wasn't going to cut the mustard, so ended up using fibreglass tape and the strongest plaster mix I could access. So far, 6 months later it's holding up fine, and no longer has an obvious lump of excess plaster behind the fridge. Next up is the hall, I fully expect to find the same mess behind the wallpaper this time too; removing the wallpaper isn't fun either as they didn't prime the walls or use size beforehand. The guy who built our place was a JOAT.

Home inspections should always be independent. Do not use the inspector that the agent suggests. If you have anyone in your family who knows construction, have them look at the house too. They will have your best interest at heart. Additionally, as a rule, stay away from flip houses. I believe there is a saying that has something to do with lipstick and a pig?

Everything is amazing with the sole exception of the new range hood. The original had the stonework surrounding the (non-operational) range hood and made it look like the stove was built within a huge stone oven. The new stonework doesn't wrap around the range hood, the stainless steel hood is just...there...right above the oven. Maybe there's some kinda code keeping it from looking that way, but it's unfortunate that that was lost in the rework, now it just looks like a bricked-over support column with a TV alcove

I bought a home in Edmonton, with 'new' electrical, permits were pulled and a licenced electrician did the work, I went to replace a plugin and discovered no box, the outlet was held behind the drywall with electrical tape and chopsitks I asked my realtor about legal options but the electrician and owner had moved to the USA, I went to replace with a homeowners permit. I went to do the exam am the first two questions were easy the remaining ten included 3 phase and \489 volt questions, needless to say I failed. I replaced everything myself and the inspection 10 years later by an electrician was flawless.

Our home inspection said that the verandah needed rubbing down and re-staining. I’m still looking for stain that fixes wet rot. Sometimes I think theses guys barely slow down as they drive past.

Years ago my parents owned a house with a fireplace surrounded by a brick wall. My parents decided they wanted the dirty old brick removed and it was going to be drywall. We started taking the brick wall down... and found that the brick wasn't secured to the drywall behind it. There was a good inch gap in places and the only thing tying the brick to the drywall behind it were a few L brackets. "Secured" with nails.

and don't get we started on how their current house almost burned down because the electrical had been half assed and w asn't grounded properly. The entire house would have caught fire at once and everyone would have been trapped and died if it had been night.

I like the way it looked the original way (with the arch) and the width size of all the center walls. I am sure holmes could have figured something out to save the original design. The original design aspect of the center piece is what really made the house pop and now thats gone. Now the center piece is small flimsy and don't have the wow factor anymore. 👀😢😢

We don't know what the codes are. That might have had a lot to do with it, and as far as the " other side", I believe they did do that. They don't show the new but I thought I saw them take out the whole back in one piece.

I usually like what they do but not this time, design-wise. The replaced the bottom half of the shower and used a dark tile instead of the light color that was already there. It didn't look right at all have two drastically different colors like that. And then the range, why didn't they build the alcove back? Completely changed the design of it, it looked so much cooler before.

Agreed about the shower. I assume the homeowner picked the dark tile though, and that it looked good to them wherever this was filmed (2009?)

Mike, I wish you were in the U.S.. I need help. I bought a house 2 years ago. I'm a first time homeowner at 54 years of age. I bought without conditions like an inspection. Previous owners only took cash offers not through a bank. I didn't know any better. Now I'm having issues. Yard is flooded, septic tank is too small and storm water fills it up causing sewage to sweep out. While yard smells like septic. No insulation in walls or attic. Very narrow crawl space so I or contractors can't get in. Floor joists gave away in bedroom causing dresser to tip over. No joist hangers and rusty nails. Electric plugs have no ground. Just 2 prongs. Holes in Soffit where birds and cats get in. The toilet is sinking from the soft floors. Sill plates and studs in the garage are rotting from all the flooding in the yard. Insulation in the garage has asbestos. The ceiling in the garage is sagging in the middle. Paint on the outside of the house is just primer. Windows are not insulated. Front door seals leak air. No HVAC system. Just ventless propane heaters on the wall. I have a lot more going on with the house. It's gonna cost me thousands of dollars I didn't count on when buying the house. I need help and don't know who to turn to. I bought a lemon house because it was what I could afford. Nice neighborhood and I love my back yard when it's not flooded. My trees are dying because of the flooding. Please, if you know someone in the U.S. that does what you do I really need their help. Please, I'm begging you.

It's so bad here in Massachusetts -- many tired-looking homes get snapped up by make-a-quick-buck flippers -- at least half the new MLS listings are flips done to look glitzy to uninformed buyers (who are the majority), but the work is mere cosmetic cover-up of water infiltration, etc, and slap-dash installations of floorings, kitchen cabinets, bathroom fixtures, etc.

Mine was- but they were a small local custom home GC firm trying to keep their workers employed and survive the ugly 2007-12 crash. It was an improvement over the original build features, doors, closets, fixtures, wiring, lighting, cabinets, flooring, counters, redwood fencing and a new redwood deck installed with hefty 12x3 base beams. One glitch in the Ba drain with about 7 old short AND twisty replacements leaking in the crawl space was missed- took $900 and a skinny plumber's assistant to do a single turn run for it all. Things not done were known (roof, windows, and CH unit) and priced accordingly. My independent inspector was impressed at how little was found- even the orig 35 year old roof and windows were not leaking or causing issues, and I had.them done that first Fall and Winter for pretty much exactly what the house purchase price discount was. But he was a rare find.

I am not sure what the codes are in whatever area this took place.., but I'm pretty sure range venting needs to be ridged / solid hard pipe for the entire length, not flex pipe. I have been doing HVAC in Wisconsin for 30 years and actually held an HVAC inspectors credentials as well for many years. It's possible flex pipe might be acceptable if the gauge was thick enough but what was shown in the video was not very thick. It was standard insulated flex. When installing air ducts for forced air from a furnace, yes the insulated dust can be used after you are so many feet away from the furnace. It's something like ridgid duct for the first 8' then you can use flex. But for a range vent, pretty sure it's ridged all the way and probably minimum 30 gauge.

Whenever you hire a contractor or an inspector make sure check and verify they have current insurance and or a bond. Then find out if there are any claims against the bond any complaints or lawsuits.

We see this over and over and over where the real-estate agency knows and recommends the inspector. Of course the inspection is going to pass, the inspector wants his cut for giving it a good result culminating in a sale.

For the same reason the female worker is wearing a top that looks good on camera but would collect, dirt, drywall dust, crud, etc. etc. 6 hours of work.. 15 minutes of 'good camera shots' to put into the episode. They are all actors. Even if they are doing the work, they are still 'acting'. Look at 25:58. The worker pulling off drywall and shaking his head in disgust. Just for the camera...

my concern is the stone at the back of the stove with the cooking oil as it spits out of the pan not all will be sucked from the exhaust. It will be hard to clean in my opinion.

The inspector is not required to remove the drain cover in the shower. Also water press sold be 40-80 psi measured wit a gauge. They should run the shower and all faucets and flush toilet at same time in each bath to ensure they drain properly. The inspector should have noted that there is a potential issue for the water stain and note it as deficient.
