I grew up in a No HOA neighborhood. It had pink and purple houses, my neighbor had a pontoon boat parked in his driveway, most streets had cars parked on both sides of street.

One dollar given to an HOA is one dollar too many. I've heard rumors of HOAs that are well managed and don't rip off their residents. I have yet to actually see it.

I lived in a townhome for a couple of years that had a resident-run HOA who apparently had no lives of their own. We were at the edge of a reservoir and these snoops would walk along the back fences, peeking over into each postage-stamp-sized back yard to see what we had or were doing. I had two Siberian Huskies who howled at them, and they tried to complain that I had "dangerous breeds of dogs." Needless to say, selling and moving out to the ruburbs where there were no HOA busybodies was a relief.

There's property in western Oklahoma that has no HOA and less than $60 a year property taxes but you have to deal with dirt roads and that's about it.

Must be an HOA for houses. With my condo what we pay goes to maintenance,security,heated pools,marina/boat docks,landscaping,insurance,taxes,salaries,etc..and anything else we want in a condo community atmosphere. With a condo the rules and bylaws are agreed and voted upon and in writing. It’s more about what we “don’t” want to have on our secured gated property like cars on cinder blocks,crime,undesirables,and whatnot.

Lived in a Tower style condo. Huge special assessments for the elevator, repeatedly. Later the building started to sink. Glad we didn’t buy!

I pay $78 for my HOA and that includes all lawn maintenance, snow removal and garbage. That’s definitely worth it to me. But a lot of HOA’s around me are more like $200 and that’s definitely too much.

Buy a house with no HOA. Then, you are free to make changes as you see fit. Condos are mandatory so you don’t have a chance. Usually it is a hundred or two a month.

There was a town house community I saw around me with no yards or driveways that were asking $1000 a month in HOA. A mortgage on the entire property would only be about $2200 a month. What is the money possibly going to? lol

I live in an hoa which was orginaly run by retirees. They made me paint a falling fence. Then a hoa management company took over and no crazy things happen anymore. Way better if it is a HOA management company.

You make me smile. Originally our 40 unit HOA was completely managed by the Board. Then we hired a management company and suddenly everything was running smoothly. I would not recommend buying into an HOA that doesn't have a management company. There are so many rules and regulations regarding HOAs these days that you need outside help.

We had the opposite experience. Everything was fine until a management company came in and immediately raised fees and cut back on services. It got worse and worse each year until we finally moved out.

HOA management companies often just get forced to just run whatever BS the board wants them to while making it harder to rach the bard directly with disputes and lawsuits etc. The best HOA is no HOA in the first place. Imagine no fees to begin with and being able go management the shit you pay for yourself. Maybe not you, but I own my own shit and ain't paying anyone, but my state and federal government to run my shit period.

I would learn how to research HOA's myself- Our real estate agent told us a lake amenity was part of our HOA, but we learned after the fact that our home was not inside the geographic boundaries to join the club.

You’re supposed to research things. My realtor told me a guy in Florida had a large boat and just assume the canal behind his property was a waterway to the ocean and it was just a dead end. Didn’t even ask the realtor about it. Didn’t check a map or anything. Went through all of that trouble buying the property for nothing and had to sell it after he bought it. These are the type of people that do zero due diligence and get angry and everyone else fault when they buy property with an HOA.

I live in a nice gated community in Phoenix where 1BR condos are about 300K our HOA is professionally managed and is only $185 per month. Every few years we might get special assessment of something like $500 if the roofs need replaced or the pool needs resurfacing and furniture. Not bad at all. I go to all of the meeting to listen to the budget to see where every dime is going.

I’ve had one $450 assessment in 20 years. It was voted over 95% approval. It was worth it and increased energy efficiency by 50% and increased value of property. Even the owners that voted against it finally realized it was the right thing to do. What’s funny is one owner sold his home and left because of it and missed out on 80% increase in property value.

Whether the HOA fees are worth it depends on what you get for your money. If your place has pools, gym, rec center etc. , that all requires maintenance. We bought in a community that doesn't have any of that for that reason. We have lived in our place for almost 25 years and have never been assessed. In California HOA's are required to have an outside company to do a review of your records and rate you on how well you are funding your accounts for upcoming repairs (roof, paint, roads, pool etc). If you are buying into an HOA situation (which I hope to never do again) make sure you check their progress. I would NEVER buy into a high rise. In San Francisco there is a high rise that is sinking and the people there can't sell their apartments. They bought these apartments for over a million and are stuck.

Mortgage is 775 hoa is 325. Very huge reserves which makes me feel happy because we avoid assesments, there was like a huge roof redoing and it came out to like an extra 50 bucks one month instead of thousands

I own a condo. Our HOA is professionally managed, very reasonable people to work with, loose rules. People do whatever they want with their yard basically. My wife and I really lucked out.

Both of my are professionally managed as well with strict rules we agreed to at purchase. I can understand the crazy things people try to do with house subdivisions that have HOAs but don’t understand what loose rules you need with a condo unless you’re trying to do something like put one of those big metal sheds,place a wind turbine in your patio or hang your laundry on you balcony rails to dry which is pretty much a standard no-no for condos. Never heard of condos with yards unless it the old condos from decades ago. It’s patios and balconies now. I do have a rock garden and grow tomatoes on raised beds in my patio area here in Oklahoma. Bought condo for $70k in 1994 and now $340k. Italian multiple floor plan homes with gates and security. There’s a waiting list to live here. With my condo in Florida it has strict rules. It would make sense to have a rules for things like not parking a 50ft boat in a 40ft slip as a rule(we have a marina with our own boat slip),not use glassware around pool areas,and picking up after your dog,etc.. I have 450 sqft balcony that overlooks the marina,waterway,and Gulf with push button hurricane shutters that surround the entire balcony with patio furniture. Can remodel and paint both condo interiors anyway you want without moving support beams/wall so don’t see issue there. Bought condo for $240k in 2008 and now $800k. Also gated with security. There’s a waiting list to live here as well.

Our HoA is $140/month but they cover all exterior maintenance and replacements like the roof, pest control, and insurance/maintenance of the common areas (we live in a townhouse community). We're scheduled for a roof replacement next year

@@canyonk652 They've been taking a staggered approach and doing a few houses at a time. They've already done half of the community's roof replacements this year. No special assessments. We're a small community only 14 units

What he is looking for and Dave kind of describes is a disclosure. W/regards to avoiding an assessment for something like a parking lot, you're looking for a "Reserve Study." Laws vary by state... in a nutshell you want to make sure the HOA has enough in reserves/savings to cover the cost of repairing or replacing common assets (like the parking lot, rails, siding, etc). I would be very careful with these items when buying into a condo or HOA with significant assets (like a pool/clubhouse/private lake with a dam/etc)- during the recession, folks found themselves being assessed a disproportionate amount of money after their neighbors were foreclosed upon, filed for bankruptcy, or walked away from their homes.

I've had a bunch of HOA's over the years, both for personal residences and for rental properties. They really haven't been much of an issue to be honest. I think I've had maybe four notices to fix various things over 25 years. Most of it was minor (like pressure washing the driveway), but one required me to paint the outside of the units. They did need painting, however, so I couldn't really complain. And it showed that they cared how the community looked.

Sounds like my HOA. The fee is low & all they do, really, is to keep the really crazy stuff down & try to keep the values of the neighborhood up. I'm fine with it. All I'd say is....if someone is going to buy in an HOA neighborhood, plan to follow the rules. Don't be that person who thinks they get to be the exception b/c they are "special". If you want to "do your own thing" then don't buy in an HOA neighborhood. It's not rocket science.

But that's bc us homeowners got together and demanded a good deal. I'll bet a lot of folks complaining haven't done their research, don't talk to neighbors or just assume all hoas are bad because they heard so.

One condo in Portland Oregon built in 1996 is listed in Redfin has $647 HOA monthly dues! That’s ridiculous!

In Naples fl, same thing.... a condo that cost 280,000 has 600 hundred dollar a month hoa, and it includes nothing, like cable or electric... hoa should be 300, and no more.

My dad bought a condo but the seller nor the real estate agent disclosed there was an assessment on top of the HOA fee. He didn't find out until after he purchase the place and moved in.

@@diannamc367 Unless you can afford your own land, it's hard to find places that don't have an HOA. You'd have to find a home that is 40 years old or more which is not in a neighborhood that has turned into an HOA. All the homes that being built are part of an HOA nowadays.

@@vickieclark5931 where do you live? I had never even heard of an HOA until I was 30 years old and that was from my ex-inlaws who felt like they needed a brand new home when they moved to Tucson, AZ. They told her what color her curtains could be INSIDE her house! I'm in southern Michigan and not one of my family or friends has ever lived anywhere with an HOA. The entire concept is just crazy!

That's why I'd rather rent than own and live in a condo. Plus with rent all I need to do is give 30 days written notice before the lease expires if I don't like something or my situation changes. No maintenance or home improvement either.

Pay $300 a year for our HOA which includes mostly maintenance of the parks or road and irrigation. I was a little skeptical about HOAs but ours is pretty chill

The people that always complained to me about hating condos and HOAs never understood or tried to understand what they were getting into. They didn't read the rules and bylaws or looked over the financials. Never understood how people can make such a large purchase like a home practically blindfolded.

I lived in an HOA neighborhood for ten years and never had a problem other than a couple of bad landscaping companies. HOA replaced every bad company when the contract expired. We enjoyed having a playground and pool access for the kids. I understand there are bad HOAs, but they’re not all bad.

I don't know about a condominium but we had them on our detached house rental properties. But for $300 a year the tenants got use of the neighborhood pool. That was great deal! But I suppose that condos have common areas that single-family houses don't.

I own a vacation condo that I rent out much of the time. We pay $290 per month. There's a big pool, tennis courts, extensive landscaping, parking lots and common area lighting, things like that. You get what you pay for. Life is not free.

Ask the survivors of the condo building that collapsed in Florida how much is to much and are you doing proper maintenance. Personally I would day avoid a condo because your just buying a glorified apartment. You are better off to buy a house and pay a lawn care company to take care of the outside mowing

Condos in Florida are seeing large increases in insurance costs for buildings and liability, every year. You need to also check the minutes of any Board meetings or workshops. New roofs may also be demanded by insurers if there are less than 3 years of useful life left per licensed roofing contractor inspections. These costs are passed through to owners and with escalating construction costs, special assessments are often needed.

My neighbor is my hero. The HOA n*zis came to complain about his brand new Very Green roof. They said that it wasn’t an approved color. He said that there were no approved colors and there was no place on the form to put in a roof color. He slipped passed their rules and kept his green roof, but the next edition of the form had a slot for roof color.

Condo HOA fees are absolutely insane for what you get - at least here in Atlanta. I looked at a Condo for around $300K - the condo fees were $600 a month. The only amenities that building had was one small outdoor space with some cheap outdoor furniture and grill. They shared a gym with the more expensive condo community next door.

Mine is their accounting ledge keeping score for fines n accumulated interest and lien fee or lawyer fee for every $10 when they raise the fee but I haven't been able to change the automatic bill payment.

Ramsey dont know what he is talking about his HOAs feed were low because the owners of his Knoxville condos were cheap and refused to vote on any assessement and big chance their HOA had insufficient emergency reserve the is why they got hammered when the special assessment came. If you wanna buy a condo check if the condominium is not in deficit and that the HOA have sufficient reserve. If you really want to know if your HOA's fee are reasonable, compare them with your condo eventual rent. If the HOA fees is more than half of the rent, your HOA is too expensive.

It all depends. I am against HOA however mine is just $140 a month but we get a huge lagoon, pools, multiple events during the year all fully staffed and properly managed. The HOA isn’t very intrusive unless you are really doing something crazy the result is that community is in pristine condition and one of the most sought out in north Dallas.

I’m looking at buying my first home in Fort Worth. I’ve noticed the Majority are HOA.Something doesn’t feel right about paying people to tell you what you can’t and can’t do on your property. Plus the horror stories of rouge HOA’s. I’m definitely skeptical.

I'm in an urban area in LA County, my HOA fee is $610/month. It was at $430/month for several years prior. We have a pool, hot tub (both in ground), guest parking, mailboxes, electric fence for car entrace. That's all we get. We got a $9k special assessment 3 years ago and another $4k special assessment now. There are about 50 units in the complex. I'm not sure if this is okay or not, so wondering what everyone thinks.

You sort of have to either create your own spreadsheet to roughly analyze the expense or value vs. comparing to the HOA report on financials. Then compare to if you had to do it yourself in a property you owned with comparable circumstances. So an apples to apples comparison might be the seasonal cost for maintaining a yard or a pool. A multi year budget item might be not just saving to replace a roof, but comparing on maybe a square footage replacement cost or something so you can have a sense if your figures are somewhat in line with the HOA numbers. It is definitely a complication.

I never understood why anybody would want to be in an HOA willingly, unless you are a board member and it's a second income for you as a treasurer or president or something. Otherwise you're just paying money to be told you're "living wrong", and being charged exorbitant fees for doing so. "oh but it's so much more quiet and peaceful!" Yeah being told you can't be out at night or being screamed at because your garbage can was left out for an extra hour, so peaceful.

Yes, my experience of HOAs is similar - and I've actually been roped onto the board of two. But the problem is not always the board so much as it is the homeowners themselves who complain that someone left their trash can out, someone has a small unapproved statue beside their porch, someone didn't paint their home the approved shade of the right color, etc. Remember, HOA fees are a legal tax imposed by a quasi-governmental body run by unpaid people who feel qualified and compelled to tell others what to do. So when buying a home or condo in a "low-property tax" state, you may end up paying FAR more when you factor in the hidden taxes of HOA dues and assessments on top of your normal property tax - while still being responsible for things like air conditioners, water heaters, plumbing and electrical.

Many HOAs are not in charge of rentals. People BUY a condo or townhouse and the HOA has a boarrd that makes rules everyone has to abide by.

There’s pros and cons to a HOA community just like anything. For me I love having our lawn managed, we have and indoor basketball and volleyball court, a state of the art gym and a restaurant on-site. Worth it for me.

I own two condo rentals. Paid cash for them. One HOA is $120/mo. and the other is $230 and property tax of $600/yr and $1200/yr. My condo fees and property taxes are included in the rent. Don't see the problem here.

I live in a condo that has an HOA. Every November, the board has a meeting and presents next year's budget. It's broken down line by line for all of the estimated expenses for the next year. Things such as landscaping, snow plowing, electricity for the hallway and parking lot lighting, insurance, trash pick up, etc. 66% of the homeowners have to attend the meeting or give a proxy to a board member or another homeowner, to vote in their absence. If not enough people show up, than last years budget stays in place until a meeting with 66% is convened. The state I live in governs HOAs. The requirement for a yearly budget meeting and the 66% quorum, are state requirements. The state also has a requirement that at least 10% of HOA fees collected go into a reserve fund for future projects such as roof replacement and parking lot repaving.

I'm at $350/month in a $400k condo in Colorado. Decent $400k non HOA houses are non existent here. HOA crept up from $185 from 8 years ago. Includes snow removal, yard maintenance, all water, pool, gym and repairs. Plus, we got new a roof that was in their budget. I cringe to think HOA fees will always be there long after mortgage is paid off. I'd cringe more if we had no HOA. Place would get run down.
