Great video. No nonsense, good advice. Thanks for your transparency! Being open about the reality is so important. We were given a projection of £2100 + VAT sq/m only 9 months ago for an extension in London. When the quote came through for the build last month it was more than double!!

Was not expecting it to be so expensive, if someone told me that price I think it would be cheaper for me to move into a bigger house. I do live in the North West though where houses are cheaper.

I feel like people will look at these costs and will rule out extensions altogether, not sure what effect that will have on the building trade but in my estimation it's all too expensive. They will probably resign themselves into getting a conservatory which in some cases is not much cheaper and are also tough to heat. Then they will look at these weird cheap prefab extensions but will ultimately rule them out as they'll probably be problematic to the value of the house in the long term. If you want more space for value of money you are better just buying another house sadly, even in this overpriced market. Most neighbours or other people I know got extensions 20 years ago when it was still financially viable.

Great video as ever, love your stuff. General question though, and one you may not be able to answer… what were the neighbours perceptions of this extension? Noting when you show the images of the flat roof it looks like one or two houses further up the hill may have their views altered significantly. Also very close to next door notably. Cheers

The neighbours were fine. In my advice, the client spoke to each one before planning was lodged. The planning system doesn’t give anyone a right to a view. Homes have a right to light and to sunshine, but not to a view.

Interested to know how painting comes to £8k? Are there other steps not highlighted such as rendering? May need to re-cost the extension I have planned. Had £1500 in mind - £400 for paint/materials and 3 days labour.

It includes prep, as well as painting woodwork (doors and skirting). The extension is a complex shape with taller walls than a normal UK house (2.4m) this increases the cost of

In general it’s about 50/50 but for extensions, depending on the design and layout it can be more material than labour. For renovation projects, especially in older buildings, it’s more labour.

In Ireland, costs beyond logical now. In a very short space of time, a ballpark for a standard flat roof extension and some internal steel joist used to be about €80‐90k - now it's like €220k.

Start with establishing the size of the table then make sure there is at least 900mm of free space on all sides of that table. ie. the distance from table edge to the wall.

Wow that extension cost £75k more than my 3 bed semi detached bungalow cost to buy 😮 it was 145k and I was thinking about extending it but I think I'll just be happy the way it is after watching this unless I win the euros 😅

Kitchen fitting costs are that high, it included tall units, an island, appliances and a specialist worktop. The decoration costs included prep time, skirting and doors, as well as paint. The complex internal geometry made this more expensive.

Believe me, I wish it could be done for less. Rising construction costs are a real threat to my business, because it puts people off carrying out work. It’s not up to me to “normalise” costs, anymore than I might normalise the weather. They are what they are because of forces beyond anyone’s control.
