What about the code requiring a second egress for fire evacuation?

@@gregvancom I'm still looking. It's been decades since I've delt with the subject. It might have been an old UBC, but maybe not the current IBC. or maybe it was the fire code that I'm remembering. Because it's a multi family residential dwelling 2 and 3 stories high that's making me think at least two fire exits. But I might be wrong, maybe just egress minimum window openings in the bedroom(s) is all that is required due to low occupancy load of a residential building?

Hi Greg, so glad I stumbled on your channel, I'm planning a similar dwelling it seems, I want to add an apt over my freestanding garage, but I'm curious - what did you do to prevent your garage/apt structure from hinging at the foundation given it's not attached to anything and the garage doesn't have interior walls to give it stability? Thank you for any thoughts you might have!

I would contact an engineer in your area for more information. Structural hardware and even moment frames might be needed for this type of construction.

I read somewhere that wood framed buildings more than 2 stories should have the first floor built with 2x6 studs. What do u think of that?

I would think so too. If you have an existing 2x4 16 inches on center walls, I would think that it would be imperative to add more structure to the bottom wall before building even one top floor, never mind about two.

This sounds wonderful in theory, but as a previous tenant of a third floor apartment with only stair access (thankfully inside), it was hell getting any kind of furniture moved in or out, let alone groceries and just walking up the stairs period. I'd like to see a design that incorporates 2 flights of stairs, maybe regular for the 1st apartment but a less steep incline so as to minimize the amount of stress on the body. I always dreamed of that when walking up those stairs with my couch or my bed. At that point I could probably carry a lot of stuff myself due to the less amount of work to actually "climb" the stairs.

Yes, three stories can be brutal.

Would not work up north with snow. The stairs would be horrible to climb during the winter.

Why not lay subfloor first and frame the walls on top of that?

@@helmanfrow I was joking around, but it is a good idea to install walls over sheathing. If you watch the video again, you will see that I did install the walls above the floor sheathing, but when I used the examples of installing blocks that might look like I didn't.

@@gregvancom Ha, okay, just checking 😄. If I recall correctly, a few videos back you talked about notching subfloor panels to fit around framing elements and I was curious why this would be required if walls go up after floors are laid. I'll have to find and rewatch that video. Maybe it was some other panel and not flooring.

You only need 40 inches by 10 feet plus 6 feet with upper and lower landings to put a stairway inside the footprint...That outside stairs is NOT a good idea....

This is just one way to build this, but your ideas would be appreciated in cold climates, that's for sure:)
