Sorry to point it out, correction needs to be made here: SMSF corporate trustee of SMSF borrows money via limited resource borrowing agreement, bare trust which is a property fund Pty Ltd holds the title of the property. John said “bare trust borrows money” which is incorrect.

28:20 Who manages the investment? Who pays the bills? Who get's the best insurance? Who select the tenants? Who paints and repairs the investment when the tenants trash it? Who goes and inspects the investment every 6 months? Don't believe the spruikers.... Budget your SMSF's money, and budget the SMSF's risk , and the time required to do all this, if it all goes wrong, like a flood or a pandemic, and the tenant doesn't pay rent and they render the property unlivable. Caveat Emptor.

Can you please clarify one thing for me? @7.59John said, when you buy a property, a bare trust needs to be created and we cannot use SMSF for the title. Does this mean that we must set up a bare trust first before going to purchase a property? However, to my understanding, we need to provide the details of a property that we purchased to enable us to set up bare trust. Thanks in advance.

The comment regarding registering for GST and lodging BAS at 75k turnover isn't exactly correct. (it's GST turnover only). Residential rent is input taxed so even if you did register for GST the bas would be nil. Also from 01/07/2021 you can have 6 members in a fund, but you would likely never want this.
