I started writing thank you cards to the neighbors for their patience and including a card if they have have any issues to call me. Another way to get my card in the hands of more people. I put them in the mail box on Friday when I drive the neighborhood. This way I don't disturb them by door knocking. Also, great content. I'm constantly using your vids for reference. Thank you!

Cameron Dye I don’t actually put them in the mailbox. Should have been more clear about that. I stick it in the flag or wedge it between the box and post. I never open the mailbox under any circumstance.

I am currently working through my real estate class, and the biggest thing that has stressed me out about being in the business is lead generation, and I love your idea for guest cards over sign in sheets. I love how it’s different, and it seems like a great way for potential sellers and buyers to actively initiate the lead rather than collecting numbers and emails and personally initiating the lead to people who may not be interested. This such a cool idea that I hadn’t thought of before! Or seen!

Brand new agent here and I shadowed 3 open houses last weekend for my first week and none of them did anything except post on Facebook and I felt so awkward when people would ask questions and they couldn’t respond or help them. When I asked these experienced agents it was because they wanted to get them in the office and have a sit down conversation and I was like there’s no way there hiring us. Thank you for this video cause I knew open houses had to be better than what I witnessed my first week.

Great idea about using a printed card instead of a sign in sheet. 👍 I find that buyers don’t like putting their info on a sign in sheet because all the other people at the open house can view their info 🙀

Questions for when you are hosting an open house for another listing agent: Do you create and pay to print the flyer? Do you still do the video? Do you typically have to get the listing agent's okay on the marketing materials?

It just depends on the listing agent. Sometimes it can be all up to you, sometimes they will provide you with at least flyers. Videos though, it's unlikely for that one.

You see way too many agents just sit for 3 hours and that is nonsense.Catch me during the week and it is always 1-6 and 8-3 on a Saturday.I do it early on Saturday because successful people are statistically more likely to get up early and be out and about.I meet them before the other agents put up their signs at noon.Never under 12 signs and always have my laptop there to be productive.

Great video and good ideas. I started bringing my bluetooth speaker as well to play some jazz to keep a good mood while people are there. I think it makes them feel comfortable and me too. I wasn't too sure what the big difference was between your "guest card" and a "sign in" sheet? Is the difference that you are the one writing the information down instead of them? Thanks!

I like the guest card for 2 reasons, 1) it's different from what agents are doing. 2) I can write information about them on the back so I don't have to worry about remembering. Also, if people see a blank "sign in sheet" they typically don't fill it out or fill it out completely, but with the guest card, everyone starts with a fresh one so they fill it out more.

As a previous buyer, I can tell you that the home we ended up purchasing had an overall great smell. We looked at several others that smelled awful (think a freshly used bathroom or gym locker room) and we couldn't get out of there fast enough. You definitely want to provide a relaxing environment so people don't mind sticking around and really taking a good look at a potential buy. It'll help out your own business as well since people will link you to the smell and subsequent emotions surrounding said smell.
