Good day Sean. For room rental to students how do you reckon with regards to Lease Agreement? Usually Lease Agreement is prepared and stamped for whole unit. How do we prepare the lease for room rental? Can we just prepare a simple document listing what are the rules on the rental without stamping? Will this be illegal?

I own a house besides Taylor's. Yes the rental is lucrative. But if u let me choose. I will not buy this property.. I regret so hard, maintaining it, and dealing with #@#£! Kids really drives me crazy ! Don't rent to students! They are so difficult to deal with! All of them!

Definitely, I was once a house leader of a rented unit. The amount of volunteer works I need to do is outrageous! 1. Collecting rental from other tenants (Always overdue) 2. Cleaning the toilet 3. Cleaning the kitchen 4. Swipe and mop the common area 5. Collect utilities bills. Many of them are not independent and never understand the responsibilities to pay rental or bills on time making it an awkward scene for me to go and ask like a beggar.

Nowadays students is simply dumb, everything cannot understand. I tell them i will zero the electric meter when he move in, which I mean record down existing figure. Next month, he refused to pay electric bill because the electric meter is not new. Penang mari.

@@stloh3475 yup one of my housemate did that too. Then blame it on me for not having black and white with him. In the end I suffered for 3 months paying the rent by myself with one spare empty room

I have seen before, prima setapak penthouse. Well maintained. Got maid everyday come to clean the house. Each partition got its own eletric meter. Its like happening house, everyone is dotaing. Bring friends... bring girls.

I got experience before, my friend in TARUC rented this kind of unit. The corridor is so narrow that only one person can pass through at once. and his room is like a jail cell size. Hell, even jail cell is bigger. Since there are 6 partitions, the corridor or common area is close to none. Literally students are living in a jail cell after coming back from campus.

@@YoungALH TBR, security not good since not G&G and also can't charge high rental because the environment there lack of food choices comparing to PV area.
