Rachel Reeves will reinstate compulsory house-building targets as part of an overhaul of Britain’s planning rules.
In her first major speech as Chancellor on Monday, she will confirm that Labour will overturn Michael Gove’s decision to water down planning targets.
The announcement will raise fears that Labour will push councils to build on green belt land to help it meet its promise of building 1.5 million new homes over the next five years.

2029. One and a half million new houses. Imagine it. Acres of concrete and tarmac, clogged country roads, developments like tumours on the edges of medieval scale towns; smug nimbys who in anger had shouted, 'NOT HERE!', planning officers who, in desperation, were forced to stick the houses in the least pleasant places, making deprived places worse; insurance claims elsewhere for flood damage because the surface water had nowhere to go; increased taxes to pay for everything. A landscape of bland £300,000 rabbit hutches, built with scant attention to local tradition and none to innovation, marching into the fields, while the farmers cheerfully took their paycheques to the bank. Welcome to ENGLAND

Unsold houses are stacking up in the market and developers are not going to risk building a huge amount of new homes in this environment, the government does not set interest rates or mortgage rates either, the market does, with a little bit of short duration guidance from the BOE, the 30 year UK gilt is ticking up nicely again and if Labour set one foot out of line they are going to see the beginnings of a new sovereign debt crisis, even if they don't step out of line the crisis is building in Japan and the US anyway so we will get sucked into the vortex, the only hope is to make changes along the lines that Reform suggested to make the state smaller and this can then lead to tax cuts, this can grow prosperity, this is not going to end well given the level of experience that Reeves has or Labour's previous track history with the UK's wealth management (Brown & Gold)

Planning reform is needed.we have built on 6% and 8% generally and in the. South. WE have 28 million homes and other developments on an averagof 7% of land. So to build 2.5 million houses will take 10% of 0.7% or 0.07% of land .Thus provided the locations are sensible the. Impact is not going to be over dominant. Will there be enough elec power for all these houses plus essential support services. and drainage and sewers.

The planning laws are there for a reason. Open green spaces are considered a good thing. A line drawn to prevent congestion. Now apparently they are anti social. She seems to saying that these laws have prevented new build. That may be true. So relax the laws . That may encourage the private sector to move in . The infrastructure secretary will see to the provision of sewage, schools, health They build the homes which get bought through mortgages . Then what happens? Many get bought through buy to let. But Labour don’t like the private rental market. We’ll see how they deal with the unintended consequences. Thatcher too had an issue with the planning laws. RR about to tread in Mrs T’s shoes.

Strong words from the new Chancellor. Creating and developing growth, particularly new growth, is not easy and requires many structural levers to be in place before growth can begin. Depending on FDI and PE inward investment will come with rules that might not fit the new strategy. The UK will have to see how Labour performs because change is difficult and takes time and investment. I’m keeping an open mind for now.

To say that the currect position being the worst since the second world war is being economical with the truth. Where's the IMF? Productivity in the UK has flatlined since 2007 as a result of the financial crisis and even more by Gordon Brown's profligacy followied by Brexit and Covd, and their combined impact have still not cleared though. Perhaps she might do well, and she's not wrong that things are tough, but she should not need to exagerate. Let's see what she manages to do without screwing up the economy like previous Labour Governments. Having lived through five of the seven Labour PMs, I await with baited breath!

Young families and vulnerable get priority over refugees anyway. They always have. It's another reason why the UK spends so much putting them in hotels, because we can't house them, we can't house our own. And it's not the refugees coming here's fault, or the young families. It's putting landlords and profit before people and decency.

Compulsory house building targets - what could possibly go wrong ?

@@louisedepinna5898 Here are six reasons why such targets might be seen as a bad idea: Economic Feasibility and Market Distortions: Cost Implications: Implementing compulsory house building targets could lead to significant financial strain on local authorities and developers, particularly in regions where the market conditions do not support large-scale construction. Market Imbalances: Compulsory targets may create artificial supply in areas where there is insufficient demand, leading to potential issues such as unsold properties, price drops, and wasted resources. Quality Concerns: Pressure on Quality: Setting compulsory targets may lead to a focus on quantity over quality. Developers might cut corners to meet targets, resulting in substandard housing that fails to meet the needs of residents in the long term. Sustainability Issues: The rush to build houses to meet targets might undermine sustainability goals, leading to environmentally damaging practices and poorly designed urban landscapes. Local Opposition and Community Impact: NIMBYism (Not In My Back Yard): Compulsory targets can exacerbate local opposition to new housing developments, particularly in areas where residents are concerned about the impact on local infrastructure, environment, and community character. Community Disruption: Large-scale, top-down housing initiatives can disrupt existing communities, leading to social tensions and a loss of local identity. Infrastructure and Services Strain: Inadequate Infrastructure: Rapid, large-scale housing development can put a strain on local infrastructure and services such as roads, schools, healthcare, and public transportation, which may not be adequately planned or funded to cope with the sudden increase in population. Service Delivery Issues: Overburdened infrastructure and services can lead to a decline in the quality of life for both new and existing residents, undermining the benefits of new housing. Planning and Land Use Challenges: Planning Conflicts: Compulsory targets might conflict with local planning policies and priorities, leading to tensions between central and local governments. This can result in delays and legal battles that hinder the effective delivery of new housing. Land Availability: There may be a lack of suitable land for development in the required areas. Forcing development in inappropriate locations can lead to poor urban planning outcomes, such as urban sprawl and loss of green spaces. Economic Cyclicality and Flexibility: Economic Downturns: The housing market is cyclical, and compulsory targets do not account for economic downturns or fluctuations in housing demand. Forcing construction during a market slump could exacerbate economic issues and lead to financial losses. Lack of Flexibility: Compulsory targets are rigid and may not be adaptable to changing economic, social, and demographic conditions. A more flexible, responsive approach might be needed to address the dynamic nature of housing needs. In summary, F@%?ing 35 years EXPERIENCE in the planning and building sector.
