This "grips" technique" is what we learned back in the 80's for being a successful real-estate agent. Keeping contact with past clients is invaluable.

Thank you for this! I am a scientist, academic, rationalist, utilitarian; I strive to see things clearly as they are because it is best to do so. The only problem is that the majority of people are unwilling to accept ideas outside their comfort zone. I either make them feel stupid or just plain indignant. Evolutionary psychologists would suggest that we are hardwired to immediately respond to someone we see for the first time in one of four possible ways: 1) as an ally; 2) as an enemy; 3) as a potential mate; or 4) with indifference. The default response is indifference. (It can very quickly become any one of the other three). One can see this simply walking down the street. The vast majority of people pay no attention to you. The challenge becomes converting indifference to alliance or intimacy. Clearly, it's much easier to execute the former. Jecker and Landy researched something that is now known as the "Ben Franklin Effect": Get someone to do a smal favor for you. ("Would you watch my place in line?") Research shows that we like people for whom we’ve done favors. As Benjamin Franklin had once noted, “He that has once done you a kindness will be more ready to do you another, than he whom you yourself have obliged." So, while another person may be initially resistant to you (I believe it's merely indifference) the easiest, least painful---and counterintuitive--way to begin influencing someone is by not doing them a kindness but asking them to perform one for you.

John, I must commend you on your correct use of 'whom', not a lot of people seem to know when to use it, and contrary to popular belief, it's not as difficult as one may think. (I wonder why that is?) I'm not sure about you, but I thought that 'that' when used as a pronoun corresponds with neuter pronouns opposed to feminine and masculine ones such as 'he' or 'she'. Perhaps I'm forgetting something when I say that using 'he that has' might be wrong, and still, I ask the question: "Doesn't 'He who has once done a kindness...' seem more correct?". You certainly mentioned some great points in your comment, sir.

I believe this strategy is a double edge-sword. It might be useful to know your *target* ( be it interviewer , colleagues...) as it might enhance bonds; however if the gathered intelligence is only used as a means of flattering one to get under their skin , then it is a waste. At timea, differences may come more handy to an employer than similarities. Overall , good strategy just that it depends on someone's purposes while using it.

precisely the warning signs of a psychopath. Be wary of someone who tries to gather information about you. Be wary of someone who tries to show you how similar you are to each other. Of course someone trying to control you is a huge red flag. Then the last two reference someone using you as a tool for their benefit. Possibly a non-predatory person might do all these things, but you shouldn't stick around to find out.

I think sucking up would be more about agreeing on everything the other person says, even he you don't. In this case he is suggesting avoiding those topics of confrontation, which is different.

I agree it is interesting to meet people with differences. But the context is different. Here he is suggesting using similarities and avoiding differences to create rapport in order to be able to influence others. He doesn't suggest avoiding people with differences but avoiding trying to influence them using your arguments on these differences.
