Be careful buying land from an individual.... I looked at 10 acres and it had city water on it, even a fire hydrant in the front yard.... luckily I called the water company to verify a water meter and they said no...the land owner didn't want a water meter tap 24 years ago when the line went in and now too many people are on the water line up the road, so no more taps allowed....

When you buy land at an auction site, the sale is final. You have to pay any liens, delinquent HOA, or unpaid taxes. How can we get a title company involved because the auction sale is final? I want to learn this process. Thanks!

All properties are listed prior to auction. You can have a title office look up the property to search for any liens on it before the sale.

Okay...the last part about "poo" had me ROFL ! Raw ("hunting" or plots, etc.) land is like any other specialty RE, it takes special knowledge to get right. Other than someone who is on a tear to get ANY RE that they can afford, caviet emptor! Just don't expect to be able to use it for anything like building unless you've done your own due diligence! :D

Everytime I see cheap land I can't help but think it's a red flag, probably something major wrong with it. proned to flooding, has pest issues, ext. or it's way out in the middle of sticks.
