33sq meter studio for $786+ condo dues + 2 months deposit that won't be returned + repairs that the tenant will be forced to pay for = $1025 per month. Or $2.71 per square foot per month. This is actually 20% more per square foot then a luxury high-rise condo in Downton Austin Texas. Everyone complains about USA cost of living. Guess what Philippines is actually more expensive!! And is anyone impressed by the quality they see here?

These real estate people especially condo people have lost their minds.. not worth more than 20K pesos.. everybody out there please shop around because you can find a real nice furnished place for 20K pesos with two or three bedrooms and a couple of bathrooms.. don't let these condo people stick it to you because they are way overpriced.. Wow, so small. I'm not trying to be negative and I see this is reality and thank you. I will not be looking at renting these types of places. The developer must be doing these units to maximize room count in a small SQF space and it looks like hell. Is there any place that is more spacious with an open floor plan without the kitchen in a closet?

There are far better condos with cheaper prices and better quality around the city but they are not in the Mandurriao district, hidden from plain sight and not always advertised. Most of them were developed by people who worked and lived abroad and you really need to know some people personally to get to them. Areas to watch out for would be around Jaro, Molo, Oton and Pavia. I think choices would be better in 5 years time. Also Guimaras Island is something to watch out once the Panay-Guimaras bridge is done.

As an ilonggo my advice stay away from Mandurriao Megaworld coz they’re very expensive if your planning to stay for long period of time. Stay in places like Oton,Pavia,Jaro coz they have the amenities like malls and is near the airport,schools and restaurant. There are many houses for rent in a cheaper price which you can found in FB. Hotels are offering Promos in Iloilo too if you want to stay for long period of time. Megaworld district is very in demand because of call center offices , ktown and the convention center is one of the most in demand venue for gathering so its not just about the mall itself that jack up the prices of the condo there. Grab taxi is also available in metro Iloilo so you can move around easily from different areas going in and out of the city. You can find buses and modern jeepneys in the terminal. So if your after the education of your kids take note that you can find many universities around Molo,downtown,Jaro and University of La Salle is going to open in Pavia,Iloilo soon.

$786 is the overinflated price, of course they'll negotiate the price.........they'll bring it down to $700 or to $675 if you're lucky. The realistic price for that kind of space should be around $425 to $525 at the most. They're not fooling me! What I would do is stick with an Airbnb, there's no deposits to hassle with because most of the time you won't ever get those deposits back because they will already be spent........their excuse will be you broke/messed up something in the condo.

I truly have nothing nice or mildly polite to say about the prices these people are charging for rentals in the Philippines. You know the old saying, A FOOL AND HIS MONEY. I have been coming here and living off and on since 1978. I live in Angeles.2 BR, Total 5 rooms, Furnished, 15k incl- rent, electric, water, wifi and cable...These condo prices are insane.

We just came back from Iloilo. Had more fun touring the historical mansons in the old town. Festival walk is a joke. The condos are not worth 12 million pesos to be looking down on shack slum house's & roosters & Tricycles. The Megaworld Mall has no decent retail stores and lacks any enthic eateries compared to SM Auora or Ayala Manila Bay. A Brandy museum and 87 peso grab rides just doesn't cut it.

We're looking to relocate from "The Province" in Negros Oriental in the near future, Iloilo is high on the list. Thanks for the insight on the upper scale accomodation. Even with the facilities of these and the apartments in the last video they seem way overpriced especially considering their size and electric isn't included (internet?). I get the location is great, but still. Corporate clients may be the target though given the amount of call centres etc being set up around Megaworld and the Expats in the city managing them at least in their startup phase.

I pay $3,300 for a luxury 3br/2ba apartment with a two car garage outside LA. I’m looking for a one br condo in the Philippines as a starter. My max is $625/35,000. There is no way I’m paying two months deposit. I’m willing to pay first/last/one month deposit. The average Filipino cannot afford two months deposit. Why do they expect foreigners to pay it? I’ve lived in Frankfurt, Rome, London, Munich, Paris, Berlin, Seoul, Riyadh, etc and never paid two months deposit.

That depends on the specific areas of Thailand vs the Philippines. Too many factors to make that generalization. Sukhumvit, Asok, Nana in Bangkok are very expensive. Go to the outskirts of BKK and it's cheaper. Pattaya is cheaper than BKK. Angeles is cheaper than Manila etc I've been staying in a 60sqm 2 bedroom condo in Makati for over 2 years. 50k per month on a ridiculously high floor, next to a mall. I was just in Bangkok and there is NOTHING remotely close to that for 50k peso equivalent in Bangkok. Most of the high floors in Bangkok are huge 2-4 bedroom penthouses. Or tiny shoeboxes for a similar price as the overpriced Iloilo condo in the video.

if you're renting daily, everything are inclusive. If you're renting long term, it's 45K per month plus security deposit and last month rent, you pay monthly dues, electric, internet. if you rent daily for 365 days you only pay 1,500 per day amounting to almost 45K per month. Just saying.

Watch out for this condo rental agents they are bunch of crooks. One BR condo doesn't cost 45K in Iloilo for long term, and definitely you don't pay for the monthly dues. This is a common practice in Iloilo where they will jack up the price from retail to condo rentals if they know that you're an expat. It is a very shamefu practice, don't fall for it. BTW, I owned a unit in the Palladium and the Master Deed" does not allow all units for commercial purposes.

There are some ready for occupancy units left, but I we're you I will stay away from this buillding, too many problems, like water is leaking especially during the rainy days.
