I was born and bred from within the sphere of the City of London, I have seen the financialisation of almost every conceivable thing, sadly the appetite for financing ingenuity is not prevelant in this country, but we do have a property market with relatively low barriers to entry and good risk profiles. John here is being very genrous with the one thing you cannot aquire easily, wisdom, I am pleased that he is because this is what can truly help people.

I have 20 properties portfolio. All bought with cash, no Mortgate. All clever financial people told me I was crazy and not very clever as my money are tidying up, I should be using the bank money for it and double my portfolio. I see many people going bankrupt or have negative equity with the existing interest rate. I'm sleeping well and have no concerns about the future or follow the interest rate...

And they are absolute right about saying you that. You leverage - this is the key. That doesn't mean you stop making calculation on your own to make sure all this is going to work. But still - they are right.

That's a super approach, if you have low risk tolerance; although one have to ask where you got all that supposed monies to buy, which most people don't have from.

@@speedcomhpc Not necessarily so. Leveraging is superb but it does introduce considerable amount of risk to which one must avoid if you don't need velocity. Leveraging is really for those with no or little money and for those who really have strong financial education about wealth creation and want velocity which most people, including this person probably don't understand or have.

@@ultimateone Ofc it does but that is the price you have to pay (unless you get some assymetry in your portfolio with some specialised intruments - here the case is easy); Generally the ultimate rule is simple - in order to get wealth you have to invest in your own debt (that is really essential concept to grasp). At the ends what matter is how well you let borrowed money work for you vs how much you paid for it (cost of the money). And, yes, buying 20 properties with cash is definitely something most people can simply forget about - one has to simply willing to take additional risk to make it anyway. Lets be real here. And, yes, leveraging brings additional risk to the table and you have to get stomach for that - if not then better don't touch it. Plus, even having a money to buy your properties with cash it is still simply smarter to puts credit into work (use your margin).

Great conversation. Everyone has to start somewhere and build up their working capital, so not owning your residence shouldn't be looked down upon

I don’t agree that anyone can purchase a house. Up north and midlands they are still very affordable but down south Essex, Kent, London earnings compared to house prices are just too high. Cheapest 2 bed house 40 mins away from where I live is 300,000 liveable condition not nice around 600sq feet. Even with great job it’s not affordable unless it’s a couple with two good to great paying jobs.

Dont overlook shared ownership. I do a lot of those Mortgages for families on a budget or for first time buyers especially single people.

40 minutes into this video...at 24 years old that's the point of view I accepted now have 3 very well maintained modern properties inspired by mainland europe's standards, and one where I live in. I will continue until I have a relatively small portfolio at which point I'll then build my dream home at 35 years old on land I own in a very desired area within London. Not easy, didn't get what I wanted at 24 years. However, looks like I will in a few years to come and also have more than I wished. I've also had some financial due to others however, have learnt to remain professional and not to cross the boundary of being generous with strangers.

Very impressive at 24! I'm 37.. rent a council house and want to get into property.. I can't afford to buy a house tho would you consider helping with figuring out the first steps please? I'd much appreciate it. But either way great going.

Hi Jack, would you be able to do a video on if it’s worth remortgaging a main residence to use equity to get a btl or similar. No one really talks about using the home you live as a means to buy more property. Thanks if anyone sees this

Over the last 10 years, capital appreciation has been higher 'up north' than London . As for yield, the north has always been better than the south . Ive no idea why anyone in London would try buy to let now and thats before the stamp duty increases .

True but even he knows that over 80% of his audience will do naff all with the information he shared. And 80% of the 20% that do will play at it or do it badly. That's just the way it is.

The times ahead will be verrrrrry different 30 plus years ago everyone was paying high interest rates but there were very little people investing in property Getting zero point zero percent in the bank and generally so much of the UKs extra capital being put into property thro choice or necessary has now left us…..phkddddd Now we have had aligned with GDP decent ish numbers but now we have zero excess capital left…and now we need to seriously invest in infrastructure and 21ST centuary projects Thankfully many people are now getting 5% in the bank so a lot of these bubbles will be deflating But we’re 25 years as a result behind where we need to be with infrastructure as a result

Very true but they'll also probably never enjoy the fruits of their sacrifices. The essence of investing is to enjoy the fruits of your "labour" immediately and along the way. It's a journey, not a destination.

Because there are local logistical, legal, taxation, banking and other complexities to learn and adapt to which don't necessarily confer superior economic advantages to an investor and which an average investor can't handle. I say this as an experienced investor across four international jurisdictions.

@ultimateone Yes, but you can simple invest in REITs in that region managed offshore or real estate funds regulated by FSA or SEC etc. UK is too small to only consider

Shy high rates but little competition in 80s 90s…now we’re going to have crippling rates till the end of time and plenty competition…. One good idea in 80s you were made for 30-40 years Now it lasts 30-40 days lol (unless your using capital from gained back in 80s 90s like this guy)

@@huna1950 It's mainly money printing along with inflation /supply and demand that's caused this. True inflation is up 750% since 1950.

@@eezy251able yes but the money printing means the cost of capital is low…that means that savings rates then have to be low…then you’ve got a generation of people and often those with a little or large amount of excess capital speculate into other assets like property since as mentioned they were getting 0.0001 in bank….
