Jett, your presentation is very impressive and very professional. I have lived in Bangkok about forty years ago, at that time you couldn't even dream of a condo project this luxurious. They should have put the same white marble flooring in the bedrooms. They should have put water resistant cabinets in the kitchen and the also the washrooms. This kind of water resistant cabinets are available and have been installed in many condo projects in Asia and around the world. It is something for the developer to consider in the next project. To use less wood is better for the planet.

For this one, the windows are triple pane and while the floor to ceiling is 2.7 - 3 meters, the floor to floor is 3.5 meters, indicating a 0.5 meter spacing between floors. The walls are at least around 15 cm thick. I say at least because some parts of the unit will have structural walls which are much thicker. Hope this helps.

I have to say, I usually do not care about luxury whatsoever. Cars? Toyota, because its reliable. Watch? A Casio. Clothes? 2nd hand. But damn...I lived in an awesome Condo before, but this actually makes me one percent jealous and I want to have this. Also, perfect location. Time is money. If you stand with your Ferrari for at least 1 hour in the traffic jam, it´s more comfortable than in a Toyota, but with the BTS you would be where you want to go in 10 minutes.

I think one of the main problems with these newer style condo complexes is the fact that all of the hallways and living spaces are usually fitted with tiles or other form of hard materials. This can give a lot of noise from other neighbors, especially those with kids making noise. It resonates a lot through the hallways and walls. Would be great to highlight that as well. I understand tiles and marble keep the house cool but it usually comes with a lot of noise.

It would be very helpful to have more detailed info on parking (spaces included, costs, EV charging). To me, parking is a consideration with a relatively high priority when contemplating a purchase. And since the world is currently in the midst of a transition from internal combustible engine to electric, including logistical details about EV plug-in access is now a necessary aspect for buyers to consider. Nice presentation. A lot of work put into this. As far as the building, I know it fairly well. Developers have been trying to sell units for 4-5 years and still at it because prices are way too high, especially given the location next to the red light district. Nigerians sell drugs nearby, etc. A 20% reduction would go a long way to fill the units. If you buy too high you will lose big when you sell. If you wanted to drop that kind of money on a condo in BKK (don't know why though) I'd stick to Chitlom.

How's the sound insulation? I'm tired of staying in "luxury/high end" condos and the sound insulation is shiet. I can hear people dropping stuff, slamming stuff, dragging chairs across floor, slamming unit doors when going in and out...etc. Straight terrible sound insulation. Most of units in this condo have already been sold. To point out some highlights of Nana apart from the red light stuff: Nana BTS is dead smack in town, in between Ploenchit - Chidlom and Asoke - Phrom Phong. O-Nes Tower and JLK Tower are major commercial office buildings that were recently built next to the station. There's Bumrungrad Hospital, NIST International School, the huge Benchakitti Park. Siam Paragon is 3 stops away, Emsphere is 2 stops away, the Mahanakhon 6 stops, Icon Siam 11 stops, and from Q1 you literally just walk from the condo ramp onto Nana BTS and you're on your way.

I like none of them. It started with entering the condo and standing in the kitchen. Absolutely not luxury. Then the glass walls to the bathroom. So when I go to the toilet in the night, the bedroom will be illuminated too plus my wife can watch me pooping. In the condo 2 and 3 the open kitchen space is wasted space when you have another kitchen.

Did you see the last unit? It doesn't have any of the issues you pointed out. Usually in smaller units, those decisions are usually done for practical reasons. The kitchen is often right at the front because it can easily connect with the building's piping and electricity. As for the see-through bathroom, in furnished units you will often see blinds installed. That's so you can close it when you need the privacy, but also have the option to give the bathroom full natural light from the bedroom when needed. Regarding the open and closed kitchen, for this particular condo I agree that having both an open and closed kitchen for the smaller rooms is a bit excessive. But for larger units and homes, this is often the case as the open kitchen is for lighter, social cooking while the closed kitchen is for the heavier stuff that would have otherwise stunk up the dining room.

I wouldn't worry about the bathroom glass. You can always replace that with photochromatic glass which will go from clear to opaque at the touch of a button.
