Buying a $1.1M home with $130K in income is doable. Taking on a $1M mortgage with $130K income is what was irresponsible and has me asking the same question.

1:51:48 Eric, if you're reading this, I want you to know I am so proud of you. I'm in my younger 20s new grad; I was in the same boat as you earlier this year dealing with depression + mental health and also resonate with being in that $40k salary range. It can feel hopeless with finances sometimes. You calling the Ramsey show and asking what the debt snowball is and taking initiative... that is absolutely amazing and I am so excited to see you pay off this debt and live a happy healthy life! You just hit a silly pet peeve on the head!!! Why do people say good question during an interview? To me it sounds a little rude, as if the guest didn't expect a "good" question? It drives me batty to hear it, although up to now, I never voiced an opinion about it. To me it really sounds like a rude dig before answering, as she did with every question. Not prepared? If I were Rachel I would have honestly asked her if "the next question is good enough?" Thanks for a place to vent about the same issue! I really want to know, fr, if that is a rude remark all the way through an interview? Is it acceptable to say it each time? I was watching a Dr explain something neurologically, the show host asked a question he hadn't planned on expanding into. In this instance, being an unexpected part of his narrative, but the question fit perfectly. It kept the interview flowing. And you understood the guest was adding a valuable piece of information. Just my view! It's been bottled up for years now! Lmao! I'm glad it's not just me, I would feel insulted had I been asking from a list of prompts., what if one's not good enough, no answer? Ha ha! 😂😂😂

I don't understand why someone would buy a house for a 1.1 million dollar home and not do their financing first to see if they will be able to afford it in the first place. She put 100k in a house they both know they can't afford it. People, please live below your means to prevent situations like this caller who loses all that money in a house that isn't built yet. It is a hard lesson learned.

@@jillofalltrades5216worse than that….they leveraged their current house to come up with the down payment. So the $100K the put down on the second home actually cost them at least another $10k in heloc interest. So their total loss is higher.

I listen/watch you all on KZbin while at work and when I saw Mia on the camera I gasped out loud (a little louder than I thought) and my co-worker peeked around my cubicle wall to make sure everything was ok!!!!!!! those two military people with the million-dollar problem- this is one time where I would actually tell them to go with family that parents that we're going to help them versus eating a hundred thousand dollars! that's just too much money to throw away. it sounded like they could easily move in with the parents sell and sell both of their houses-hopefully not lose their life savings!!!

That’s interesting because my local church did not fund my missions trip and I’m paying out-of-pocket. I’m not sure where my tithe is going to and I serve in the media ministry where we still work with old equipment that keeps breaking down and in need of an upgrade. 🤔🤷🏽‍♀️

Yikes for Haley. I'd disagree with the recommendation. I would seek financing among the family before losing $100K ($75K US). Then when you get the financing sorted out, I would consider flipping it and possibly renting it until it's sold.

Video playback runtime doesn’t include the advertisements the platform drops into the playback, so not impossible at all. I’ve had several advertisements recently on videos that are ridiculously long for the video. One I tend to get often looks like an infomercial for a financial planner interviewing clients in podcast style. As for feeling important, not sure where you get that from a comment on a video.. Sorry if my comment was somehow offensive to you. I only was pointing out I’d rather not have to watch an extremely long ad all the way through a few times before I was allowed to skip it..

HOA fees can eat someone alive. I don’t know WHY they never mention that aspect on this show. They can go up dramatically at the drop of a hat!

@@Trustbutverify2651 and like rent they can go up like crazy. Its really not safe because you can say well its so high now, i’ll sell but who’s going to buy. I had a townhouse and got a great price when interest rates were low , the condo fee was ridiculously low, i knew nothing about HOAs. $50 bucks only. Then years later i had to pay for my own roof and then later to pay to hook up to town water as the HOA did not have enough funds. It steadily went up up up until finally the board decided you vote over and exercise their power and they felt the place was falling apart. So they did a whole house wrap project. New house wrap, siding, flashing etc. People freaked out but the board had the legal power to say it was immediately necessary otherwise it would soon be dilapidated Anyway the condo fee when i finally got out was $475. Like Tanishia, i was a single mom, better to save money yourself and get your own repairs and mow your own lawn. Its hard after working all day but at least it’s yours.

WHY do the RS people never mention additional taxes for second jobs? A $25,000 dollar debt cannot be paid off in two years just by dividing by 2 and then 12 for the monthly! TAXES and other deductions come out first. STOP being overly optimistic!

I cant know where every dollar is going before the month begins. I dont know exactly how many dollars I will have until payday. I budget my bills at the start of the month, variable expenses i budget by paycheck on payday.

Can you track your average pay and average bills and try budgeting around those numbers? Not being sarcastic, truly asking. I have to average out my electric and water, only 2 variable bills for me monthly and then I set aside an amount for buffer. I get paid hourly so I do know roughly how much I will get paid every 2 weeks/monthly. I think there was a tip one personality gave with inconsistent pay and using your lowest month to budget off of to be safe. Is that possible?

Water could be based of of what you paid this time last year if it is based on time of year or you could due it on an average of past 12 months and lower months put in a sinking or peaks and valley fund.

@flip4v I do know roughly, and my bills are a month ahead in a seperate acct on auto pay. When I move bill money in April it is to pay May's bills. But the title says know where EVERY dollar is going before the month begins. I can't do that because I don't know exact amounts. I sit down each payday and decide where the rest of the money will be allocated...variable expense, savings, and sinking funds.

Really would have liked to have heard a little bit of rain or cistern collection as a counterpoint to digging a well. That's something that they could definitely do themselves as far as rain collection and might be a lower price point until they save the 30k to link to the city.

You can’t expect people thirty years younger than Dave to have Dave’s experience. How many areas of expertise should they have? Between the expectations of financial advisors (which they aren’t in the traditional corporate world), to education counsellors to construction and real estate professionals…..the list grows daily. Rightly or wrongly, I don’t think any of them pretend to be anything other than experts in the debt-free Ramsey way of living, although individually, they excel in their own areas. I think they do a great job with it, but for anyone looking for more I would hope they’d seek additional advice from experts in Those fields rather than relying on RS for everything. Dave has already transitioned to other areas of interest.

Not paying employees is against the law. Unpaid employees should report this to the Fair Labor authorities. This will have a bad outcome personally if this continues. It is immoral…theft of services.

Latter-Day Saints make real sacrifices and go on actual missions, not these mission trips that appear more like vacations. If you want to support a young sister or elder missionary going to 3rd world countries, evangelizing in other languages, spreading the gospel, or even going on a full-time service mission in countries that don't allow Christian missionaries, then support the missionaries of the Church of Jesus Christ! I can't believe they're telling her to eat a100k. you should go ahead and close on that million-dollar thing. then the next day put it up for sale. got a better chance of selling it because the people can't repo for good 6 months. don't eat no hundred thousand dollars are you kidding me

He is lying about some of his responses! He is a surgeon or in a field of medicine. He is in his late 40s or 50s. Indian and caring for his family while simultaneously keeping up with the JONES a little. He's an over thinker, safe, and cheapskate at the same time, but very hardworking, dedicate, and kind. He needs to pay off his current 2 mortgages then wait a few yrs and buy the 800k home. Truth was that he does have a 200k property with 25k mortgage left. Lie was that he has already an 800k property and only has 125k mortgage left with 2k monthly chargeable potential monthly rent. The home is 300k and 2k monthly rental potential. No one in their correct mind would charge just 2k on an 800k home. Hes doing well but stop the CAP is all. Im sure hes 1st generation American with immigrant parents. At the end of the day, they didnt think out the whole plan, and signed the contract. At best they get a lawyer and fight it since the builder has taken so long, but still the other option is staying in a home they cant afford what so ever. Its their own fault really

If there’s no way out of the contract they could complete the purchase then turn around and sell it, but they’d still lose a lot. A quick google search says that home prices in Ontario from November of 2021 to March of 2024 actually dropped a little, so current market is roughly what their purchase price is. So if they buy then sell they’d lose $55,000 (5%) in realtor fees off the top. If they cleared $300k from current house a 7% mortgage on the $800k balance is a touch over $4,000 a month in interest. I don’t know how long it takes to sell a million dollar house, but given the price is the same as three years ago six months may be a good guess. There goes another $24,000. So if they buy the house, that they will be foreclosed on if they don’t sell, the loss could still easily be in the $79,000 range. They’d also have to pay realtor fees on their current home which would make the loss seem greater than $100k. Since they’re a military family that likely would have to move and sell the current home anyway we won’t include that commission. Would $21,000 in savings be worth having to move twice within a few months time just to turn around and move a third time when they get stationed somewhere else? I hate moving so I’d pay the extra $21k (forfeit the deposit if the lawyer couldn’t get me out of the contract) and stay where I’m at. Of course I may be a little biased, I lived in 13 different cities the first 23 years I was married.

@@chickendoodles3566the builder will win. The Canadian govt imposed a 2 yr lockdown, so you can sue the govt. builder was living inside the same restrictions. They borrowed $100k in a heloc on their current home. They should NEVER have even gone this route in the first place. They leveraged themselves out on the end of the plank and lost. Even if they sold their house and put that against the new mortgage, they would likely default on new mortgage because it will be near 1/2 of their income. Any more “life” events and they are hit. At least at their current home they are around 1/3 of income with mortgage. 14-17% income differential is not a trivial amount
