Now Now! I live in Central Florida and we are still growing year over year. No state income tax. Beaches, Disney, Universal Studios, Sea World. Food, jobs, and a relatively good new construction market. I have sold for years here and have NEVER had issues, outside of 55+ communities, with HOA and forcing multiple apps and massive checks to move in. Having said that I want a second house in either Tennessee, North or South Carolina.

There are a lot of options. Most common is conventional which would be 3% down if you are a first time home buyer (if not its 5%). Then FHA loan is 3.5% down. there are some builders currently doing 5.87% interest and $5,000 in closing costs. Banning of pets is VERY rare. The only time you will see this is usually in a condo/townhouse situation. The other would be the number of pets. But it is exceptionally rare to have a pet ban. I have pit Bulls, and know many areas around the country have this

what about personal property tax rates? what are they around for Mecklenburg and Union County

Meck and Union are a bit different. Meck is 0.4381 (or $0.43 cents per 100sf) and Union is 0.5880.

@@john78lewis yes sf for that. for cars and boats ther is a tax as well but honestly i'm not certain what it is. I belive if your vehicle is about $30,000 the tax would be about $400

Great video, as always. Miami has joined the ranks of NY, LA, and SF in having a community of ultra-rich people with homes selling well in excess of $50m. Miami is for the rich. Charlotte offers a lifestyle for middle-class. You can't buy anything nice in Miami for less than $900k.

Charlotte certainly has something for everyone. We have new and old homes, multi millions and $300k's. I couldn't imagine buying in some cities right now cost wise

@@livingincharlottenorthcarolina I agree. I don't know if you're aware of this, but some of the new condos in NY sell for $10k/sf. No city in the world gets prices anywhere near that level. Charlotte is definitely more down to earth and offers great values.
