One last step, minutes before drywall, put powdered boric acid down. Somewhere between 20-40 dollars to make a second layer of protection. Yes the wood is treated, but the powder is great because they will take it to the home to share with their friends.

When I built my red iron metal shop in Georgia we dug a trench around the exterior and the termite solution was sprayed in the dirt and concrete trench and the covered over after it dried.

As a retired Board Certified Entomologist who worked in pest control, specializing in wood boring insects. I'd highly recommend using a stronger termiticide than what you're using! It may be more expensive, but you get what you pay for! Borates are fine for mold and mildew, but when it comes to structural protection from wood borers, you should use something with Fipronil as it's active ingredient, such as Termidor or Taurus! It will last for many years and it's VERY effective and worry free as long as you follow the directions. Termidor and Taurus also give mold protection!

I used to work as a certified pest control tech in Missouri, frequently applying termite treatments as well, and couldn't agree more. We always used Termidor but anything with fipronil will work effectively. Fun fact, fipronil is the active ingredient in frontline flea and tick medicine for pets as well. One application lasts a minimum of 10 years and is frequently effective for much longer. The application is more involved than just spraying some mist around the foundation though, it involves trenching around the perimeter of your foundation and soaking many gallons of properly diluted solution into the trench. Not saying you have to go through the trouble of doing this, but if you don't, do frequent inspections for mud tubes around the perimeter of your shop.

I'm still poking around with my own garage,/shed/barn. made the mistake of having them insulate it,, but I am doing the wiring. It is fiberglass insulation and being in a wheelchair makes it hard to avoid getting immersed in it,

The tape has a UV rating, it's typically somewhere around 30 days. Polyguard is a product that we use in leu of Zip sometimes. They are in Texas if I remember correctly. You would need their liquid flash. Boric acid is extremely cheap, throw in on all the sill plates before you insulate/drywall.

Typically here in the north we do a 6" curb in the pour so the sill plate isn't subject to the salt water that melts off the vehicles. I don't know if you plan on washing anything in here but you might want to consider flashing your interior walls too with something that will bond to the concrete.

Hey, just came across your channel, great video!!! Suggestion for you, the soffit vents; the mesh on that type of vent is very weak and will fall apart in a few years, since you still have access to the inside of the soffit you should install 1/4” galvanized hardware cloth to make sure it lasts forever, also before insulation you should use insect dust in the wall voids before they install insulation, I own a pest control company and that’s what we do to insect proof a structure. The boracare will only stop subterranean termites, drywood termites enter from the top and work their way down, maybe treat the top section also

Another suggestion, pre-plan to mount an exterior weather proof electrical box (got mine from Amazon) and run 2-3x 1" I.D. flexible conduits, aka "smurf tubing", going from it and through the wall up into the attic area. That way you can run Cat6, coax, fiber, etc into the garage and future proof any connections you want to make down the road. You can run a Cat6 or fiber in underground conduit from the house and up into your garage this way. Also consider running 2x Cat6 drops to each corner of the roof for PoE camera system, and multiple drops in the interior walls/ceiling for WiFi Mesh set up (w/wired back haul) and a central point where they all terminate for a small rack for the NVR, network switch, patch panel, UPS, router, NAS, etc etc. Don't hate on old school Coax RG6 quad shielded cable, it's great for connecting to an external amplified HD antenna. I did all this for our custom home build by learning on KZbin, and spent pennies on the dollar compared to hiring an IT or AV company. It's all low voltage so no permits required for fiber/coax/Cat6, at least in my jurisdiction in Texas. Good luck brother, keep up the fantastic content!

So I did the exact same things on my home build in 2021. I caulked the sill plate to the foundation, caulked any random holes and seams in the sheathing, and sprayed the Bora-Care in the exposed wood (I even mixed it in that exact same trashcan). I also sprayfoamed around all plumbing, electrical, and doors and windows. We have SO MANY LESS bugs than everybody else in the neighborhood! It's worth every bit of effort!

Prosoco R guard / fast flash is basically the same as zip liquid flash for about 1/2 the cost. It performs just as well. That’s what I use instead of zip.

Excellent! I see you followed up on my recommendation on checking into Bora Care termite treatment! My custom home builder allowed me to apply it to the exterior sheating and the bottom 3 ft of the interior side of the sheating and all franing, including interior walls and penetrations in the foundation for water/sewer lines. I eneded up doing 3 applications. Going DIY saved me a bundle vs. paying the builder to contract it out. Great job on the garage build !!!

From what I know any type of tape or rubber isolation should by covered by final siding latest within 2 weeks of installation. Otherwise it disintegrates from being left outside and sun shining on it.

There is a version of that mold preventative/termite protector that can be added to latex paint. We used it a couple of years ago when painting the outside of our house which is cladded in T-111 siding. If you are having spray foam insulation put in, they can also add termite treatment.

That caulking is going to look good for 6 months to a year. I recommend epoxying the garage floor and epoxy the edge of the base plate of the 2x6, that way you have an epoxy seal that will last.

You could also customize it a bit by choosing the colour of flake! I do that for a living and just thought it would be a nice touch that would tie everything together floor to ceiling. Your tape probably got broken up by UV radiation. These kind of tapes usually aren't exposed to (direct) UV radiation for extended periods of time as they are usually covered up fairly quickly, so that is usually not an issue. For example, the Force Field tape is rated for 90 days of exposure during "regular" weather conditions. During summers with lots of sun, you can expect that to be substantially lower. 14:30 regarding the toxicity, you're only partially right. Borates is a wider group of chemicals. The active ingredient in your product disodium Octaborate tetrahydrate is considered as a substance of very high concern by European safety regulators because it is suspected to be toxic to your reproductivity. That's obviously not relevant to your situation (although I suspect this risk may be the reason for the varying availability in the US as well). Given that, it is certainly good you wore proper PPE during installation. That may be paranoid me, but those chemicals are very permanent, so I would probably make sure to not let my kids play inside the workshop until you got drywall up the treated wood.

Yes you can get airflow for your soffits that way but it does you no good as your heat and ac will also go that way. You need the insulation and vapor barrier tight to the ceiling material the ventilation should be above the insulation at the roof deck

Since you are not going for the zip flashing , a great cheap alternative is flex seal, I know the informational is funny as hell, but that stuff really works great. Nothing penetrates a flex seal. Disclaimer, I am not affiliated , just had great results with it.

The tape on the sheathing is not meant to be ot in the hot son for any length of time. The UV rays disintegrates the materials .With all of the layers of material on the brick ledge the brick is gonna slide off. Spray foam under the entire roof and you do not need ventilation. Looking forard to seeing the building completed.

I'd pull or cut off all that loose stuff along the bottom wall. Use something like these to seal that area. One is black and the other is white but you might be able to dye it. You could also just use driveway sealer too. If you then got someone to spray closed cell insulation, you should be good to go all around! That would also make your building much stronger too! Putting vent chutes behind the drywall will make the entire insulation in the ceiling perform terribly. You are better off doing an unvented roof assembly and putting up a smart vapor retarder to control vapor drive. This way you can staple it up and have it dense packed with cellulose or fiberglass and it would fill every nook and cranny, while also being a thermal break inbetween the metal framing and the drywall. This will also be a better set up considering how the wind in your area is from the storms.

You are in Texas. You will be inundated with seasonal waves of bugs, plus get some like ants and scorpions year round. You will get: army worms, millipedes, moths, beetles, crickets, chiggers, mud dobbers, multiple species of spiders, mosquitoes, and many more depending on exactly where in Texas you are. You will become an expert on insecticides, applicators and traps in short order. That’s how it rolls here.

diatomaceous earth is the cheapest most effective termite killer that has no side effects for pets or people that I know of. Since you’re so annal retentive about details, you could run a composite (pvc) base trim inside to make contact with the floor nailed and glued to the wall studs, then pour a couple of inches of the diatomaceous earth on the bond beam wall plate. Then you’ll not have any wicking of moisture between the slab and wall.

In all honesty, those tapes and adhesives are not made to be left out in the sun. You would seal everything off and put the brick over them, and they would never see the Sun, but they would still last because I will not dry out from the uv rays...right

Not sure how far along you are in this at this point, but my local inspectors in my county in DFW told me there was a state law passed a few years ago that overrode many local permit requirements such as "having the main building match the secondary building" and as long as "construction materials" were used, they couldn't enforce any of the brick/matching requirements. I built a 14x16 Gambrel style shed based on this and everything was passed from permits to final inspection. Now all those requirements are still in there, but they can't enforce them. I was worried because I was over the normal "accessory" building size which put it into the requirements like having a brick exterior.

BTW just to clarify, "Construction materials" basically meant normal building materials and not trying to use things like tarps as your roof etc. It was very easy to meet that requirement and essentially the city has no say outside of structural/safety aspect. But things like siding type, color, roof type/color etc were all up to the owner.

FYI NO plastic house wrap tape is made to be exposed to direct sunlight! Its purpose is to be a vapor/ moisture barrier. Instead of sneaking around building sites when no ones around, try showing up at an early lunchtime with some pizza or subs and ask for a tour and ask questions? 😊

DynaFlex is a window and door caulk isn’t it? You always want to use urethane sealant or epoxy when attaching to concrete. Even with proper prep, the dynaflex will break down.

You're supposed to do a slab treatment with a termicticide before pouring the concrete slab. It doesn't cost much at all. For your size, maybe 280 dollars with a much stronger type AND you could work in a 2nd visit to spray at this point now for the outside. Only around 450 dollars for protection with a warranty. Thus, you only wasted money 😢 Plus, I can see a lot of cracks in your slab. That's definitely not good at all.
