yes, any deviation from the permitted plan might lead to many difficult situations including cancelation of NoC and other complications as mentioned but if there is any irreversible violations happened (as a part of deviation from approved plan ) then even the possibility of getting a New NOC will be very minimal . It is government departments that has cheated the buyers by issuing title deed to flats that are constructed without proper approvals. If Government provides a list of documents to be produced before registration of sale then no one would be a victim of deceit. As a layman I took all the documents to a lawyer to confirm if the documents were in order but inspite of charging a heavy fee he had not checked if the building had crz approval.

Very good venture. These type of legal information are very much helpful to he society Look at the reply. many have decided not to buy a flat in future.!! There are flats available satisfying all the rules and regulations .May be slightly costly. But It is worth. First of all look at the profile of the Company and its directors and tract records. The location vew to lake and sea are immaterial. Better take legal assistance from a reliable advocate. It is not lottery.

As you rightly pointed out, there do exists a good number of “law abiding flats” up for claim. So in a nutshell, buying a “law abiding flat” is not that difficult as it look like if you hit the right chords :)

Why don't to start a separate Web site stating the steps one to take before buying a property. Availability of genuine property .Market price etc..etc..A reasonable fee can be charged by enrolling in to the forum. THE WAY IN WHICH YOU EXPLAIN EVERY POINT AS A PROFFETIONAL IT IS QUITE CONVINCING THE PRESENTATION.
