By a series of videos, we are trying to expose the common malpractices and tricks used by some builders to lure an innocent buyer in to difficult situations such as what happened in Maradu, Kerala. Due to the absence of an official single window process to verify and authenticate the paper trail of required documents , it's often very difficult for a common man to identify and verify illegal activities and mis practices happening in Real estate domain. The evil/corrupt nexus between the law enforcers , builders and the scarcity of knowledge/transparency in public domain regarding this process makes it much more difficult. This makes buying a flat is more a “leap of faith” for a common man rather than a well informed choice. Our intention is to make the process a well informed one and as transparent as possible for common people. We hope that exposing such common pitfalls in this domain and sharing all the relevant information in a simple manner will empower a common person to make a well informed decision rather than taking a leap of faith when it comes to buying a flat/house/plot/any shelter for that matter. Excellent demo and we'll studied. There is more. Any deviation from the permitted plan requires a new NOC from all departments.

yes, any deviation from the permitted plan might lead to many difficult situations including cancelation of NoC and other complications as mentioned but if there is any irreversible violations happened (as a part of deviation from approved plan ) then even the possibility of getting a New NOC will be very minimal . It is government departments that has cheated the buyers by issuing title deed to flats that are constructed without proper approvals. If Government provides a list of documents to be produced before registration of sale then no one would be a victim of deceit. As a layman I took all the documents to a lawyer to confirm if the documents were in order but inspite of charging a heavy fee he had not checked if the building had crz approval.

Very good venture. These type of legal information are very much helpful to he society Look at the reply. many have decided not to buy a flat in future.!! There are flats available satisfying all the rules and regulations .May be slightly costly. But It is worth. First of all look at the profile of the Company and its directors and tract records. The location vew to lake and sea are immaterial. Better take legal assistance from a reliable advocate. It is not lottery.

This makes buying a flat is more a “leap of faith” for a common man rather than a well informed choice. Our intention is to make the process a well informed one and as transparent as possible.We hope that exposing such common pitfalls and sharing all the relevant information in a simple manner will empower a common person to make a well informed decision rather than taking a leap of faith. As you rightly pointed out, there do exists a good number of “law abiding flats” up for claim. So in a nutshell, buying a “law abiding flat” is not that difficult as it look like if you hit the right chords :)

@@KeralaRealEstateGuide The RERA May check the illegal activities to some extent. Never the less the buyer must be cautious before fall in to the trap. You do a yomen job . Why don't to start a separate Web site stating the steps one to take before buying a property. Availability of genuine property .Market price etc..etc..A reasonable fee can be charged by enrolling in to the forum. THE WAY IN WHICH YOU EXPLAIN EVERY POINT AS A PROFFETIONAL IT IS QUITE CONVINCING THE PRESENTATION.

sir very useful tips you are providing on real estate, All these are new knowledge especially for us since iam staying out of kerala. I plan to buy a house plot at palakkad. As you aware most of the places in PGT is Nilam clasiffication land only. Some people got KLU orders in 4 to 5 months time some people are waiting for years in the same layout. could you please advise about KLU permission to construct a house in NIlam.

That is given in the respective zonal maps of these authorities. google airport authority zonal map of whatever airport name you need . Some cry maps are available in public domain but some you need to file application / RTI and get it

Do you know what is bank guarantee ? An equal amount is guaranteed by the bank on behalf of seller. In turn the seller has to. deposit or mortgage to the bank not less than the amount in cash or property. Then why should he sell the property at all.?
