Iam staying in apartment handed over in 2008 by builder. There is an association but it is not registered as per society act 1955. If we do the registration now after 15 years is there any fine we have to pay.

Flats can be transferred. But Thandapper is related to Survey and Boundaries Act. That means a parcel of land with specific undisputed boundary lines can only be assigned with new Thandapper Account. As far as the land of flat or apartment is concerned the same is undivided and treated as common for all. Hence co-ownership is applicable. However, taxes of local body can be assessed in separate. KBT is a tax related to lsgd.
