Appreciate these videos and how they're put together showing different properties and what's going on with each. His pitch to the lady with the sick husband was very convincing and sincere. I would go with the "subject to..." especially when he said she would get the house back if they were late on a payment. I'd heard of "subject to" but never knew what it meant until now.

MAX! Reconsider your exit strategy here... Negotiate to pay her something like 18k total, with 8 paid now ( at closing), and 10 more after you sell the house (no promises of when that will be, but a target of one year). Don't do ANY repairs. Put a Lease Option buyer in there at 150k, 12 month term, market rent. After a year, call the seller and ask how they've enjoyed you helping their credit by making 12 payments on time. If your tenant/buyer isn't ready to purchase, then ask the seller for another 12 months. If she balks, maybe send her a grand to extend the deal. You get great cashflow, a larger spread, and long-term capital gains on the sale. Just my thoughts. Thanks for the vid!

I just had a similar situation come my way but since I’m new I really didn’t know what to do with it or how to offer it to my buyers so I let it go. How ever the seller passed me along to her parents who have the same situation as this video I haven’t called her parents yet to see the property.. but I don’t know how to make this work..So is a situation like this is only for whole telling or can it make sense to put it in front of one of my buyers? My other question is when your just a whole seller and can’t afford to do whole telling just yet should i let opportunities like this go? Or how could I turn this into a deal from my ability to only be able to whole sell at this time? Like how can I put this under contract to figure out if I can make it work for a buyer?

Yea I didn’t know but now I have a better understanding. With a situation like this even if the property doesn’t need much work who ever the buyer is still may want to put some touches or up dates... so I would say knowing what I know now..The only way it will work is if the seller is really motivated and will go low on the price.
