Is there a different way to speak to the owner of an expensive property vs a cheaper one? I will soon be reaching out to tax delinquent owners of properties that are $650,000 or more and could use some advice.

Call the tax appraisals district they have the address and phone of the buyer. They answer the phone just like everyone else. Write them a letter. I wrote a hand written letter and they had their executive manager contact me, and he gave me A LOT of information.

@@jamesjones6049 it's a very simple letter you just write Dear Mr.&Mrs_____ tell him who you are and you may be interested in purchasing their mobile home. You ask if it's available to be seen. That way you can estimate if you have a cost involved to redo it. Ask for a time that would be convenient for them. Give them your phone number and hope for a call. It's only about a paragraph.

I took real estate course back in the 90s for just the knowledge. The instructor Mr. Miller said "don't get your real license if you're a investor" I asked why? "because license agents are fiduciaries held accountable to buyers or sellers subject to fines,penalties, revoked license & lawsuits.

H B not necessarily true depending on where you live I guess. I don’t owe any fiduciary unless I take on a customer as a single agent. Also it really only matters if you represent the seller in the property that you are purchasing. I would tell most investors to also become real estate agents.

I am a licensed realtor in Phoenix. My question is this: Why do wholesalers tell the homeowner that they are going to buy the house with cash but yet they are NOT the one buying it? Why do they advertise to the public with the 'I BUY HOMES WITH CASH!" when that's not actually true? Why don't wholesalers tell the homeowner what they actually do?

It's semantics. Real estate wholesalers are intermediaries, no different than Walmart or Target or your local grocery store. You're connecting somebody selling a product with someone who wants to buy that product. As a realtor, you don't explain to the home buyer every single step by step of your process, nobody in any field does. If you explain one aspect of the process, then there's a follow-up question, then another question and etc. What would happen is you would end up having to educate them about the whole process...it would be very time prohibitive.

Em Dee Hello again, 1. You explain whatever you've been trained to explain as a real estate agent. 2. A real estate investor who utilizes wholesaling as one of many strategies IS purchasing the home when they put the home under contract but you have the option to assign it to someone else, if you so choose. Additionally, you are solidifying the point that I made with my last post, if I try to explain wholesaling, I will end up having to answer many questions and because you don't understand the process, it won't fully make sense to you without proper education. If you would like real estate investing education, such as wholesaling or other strategies then continue watching max's videos and/or invest in a course. You'll make a lot more money as a real estate investor than you do as a real estate agent. Have a great day. 😃
