My dad is a framing contractor and he owns a roof truss plant. I grew up my entire life on job sites like this. I had to work every summer on these sites as a boy scrapping out all the wood cuts and sweeping the floors after the framers left then as I grew up he put me on the framing crews. Fun work. Later on I became a wood fireplace, wood/pellet/gas stove installer. When I installed stoves I always tacked metal flashing over that zero clearance heat shield box in the attic. That way after the insulators are done I would just climb up and remove the flashing instead of having to dig out all that insulation that blew in around the pipe. I would do that at the time I came back to install the actual stove after sheetrock and finishing. Much easier than spending more time up in that hot attic with a shop vac getting that stuff out.

Looks great! A few things I noticed or that I wish we had done. With your porch, concrete doesn't rot. Just do it and you will never have to think about that again. In the living room a floor outlet for lamps or phones or whatever is nice to have. In the crawl space put down some thick mil black plastic so if you ever have to get down there for maintenance it is so much nicer than crawling in the dirt. For the crawl space access, build a box on the bottom side so you can insulate it. Congratulations on an amazing home.

Plastic will definitely be laid under the house. The insulation guys will do all that soon. I’ll be sure to add insulation to the crawl space door. I like your idea of building a box. I was thinking about just glueing multiple pieces of 2 inch foam to the bottom.

The multiple outlets are required to prevent use of extension cords which can be dangerous. Put dimmers on the switches for your can lights. Nice, subtle lighting in the bedroom!!😊

In my new built home, I'm grateful for all the outlets. I have a livingroom and kitchen connected, an open floor plan. So I had installed a floor outlet in the living room. I'm so very glad!! I love my canned light in my living room and kitchen. I put a dimmer in the living room only. Love it! Boy, I sure hope you can put down concrete in front and back. I have that and really appreciate how it's no fuss for me. No maintenance.

It's looking great. In my experience you can never have too many outlets, I bet once you've moved in you find uses for them. One thought - have you considered running in some network cabling between maybe the garage, utility closets and places you'll have computers? Makes it so much easier to connect things and its hard putting them in later

If you put in the concrete porch now, you won't have to worry about redoing it 10 years down the road, so my advice is just to do it! My husband usually got what he wanted at the time, and I always saved for things before purchasing, however, my perspective changed drastically when he was diagnosed with cancer at age 46 and died at age 49. My whole life I've been the saver and have a hard time spending, even when I need something. It's almost been to a fault. Lately, I've been trying to change my thinking a little and see it your husband's way. I think the older I get (44) the more I relax and realize that we can't take any of it with us but if I wait until I'm 90 to do it, I'll never enjoy it either. Thanks for your wise perspective. I'll now think of your late husband every time I'm making a big spending decision.

Magnificent! I think you will be glad you have all those outlets. Our 1936 house has way too few. Dimmers on all the overhead lights would be perfect. I think you will come to love them if you can dim them. Are they all LED? They look like incandescent. If you are 2”x6” exterior framing and lots of modern insulation your heating and cooling is going to be easy and inexpensive. The wood stove will do it all for heat with the circulation fan. There are so many rebates and tax credits now on high efficiency heating/cooling, triple insulated windows, doors etc. worth looking into, it’s free money. Beautiful house - for the back porch : trex decking that is twice as much square footage as what’s covered under the overhang. I know it’s expensive but you and the family will definitely spend time out there! Partly shaded but partly sun exposed. Tomato plants and flowers in pots.

I think they add all the outlets that are coded to keep people from overloading extension chords and starting fires. My house was built in 1922 and before rewiring it there was one outlet in each bedroom, two in the living, dining and kitchen. I put 4 in each bedroom and six in each of the other rooms and wish I had doubled that!

We ended up deciding on concrete porches the way we originally intended. It'll be a lot of work hauling in all the dirt and spreading it under the porches but it'll be worth it in the end.

Looking great! Love the pantry wall in the laundry room - you will fill it up and love it. You will love the hot water option, I use it a lot at our place. It comes in handy for defrosting/melting ice off the parking pad too. Re: the wonderful covered porch, I think I’d go for composite decking. Wood does not hold up in the NW and is high maintenance. I really love the concrete idea but in the warmer months the composite feels good under the feet. Can’t wait to see the interior walls come to life!

My thoughts for the back porch would be to build a deck with plastic lumber that does not rot and looks really good like lumber. It is also much gentler on knees, hips, and backs as you get older. You could do this for the front deck too and make sure to just put a concrete skirt (like the on the house) around them so animals cannot get under there.

Congrats! Such an exciting and stressful time. Instead of of installing fans in future might want to get infrared lights to use your patio even when it gets cold. Think a slab on concrete that is correctly put in and levelled would be a good idea as well as a good base to start and you can wait and do anything you want in future. You can decide later what you want or need based on your use of the area, and give yourself time to get the funds.

Yes, a very stressful time, lol. We ended up deciding on the concrete raised up the way we wanted it. We had to make a decision now so that the siding guys could know where to put the bottom trim. We're just going to bite the bullet and get it done now so we don't have to worry about it later.

Congrats on the new house Mike. Everything looks great. I've been in your situation, building a new house and a new family, and it's the best time of your life and wonderful memories for everybody. Did you consider a smoke/fire alarm system? Most are connected together to form a centralized system and need to be wired together. Also... Maybe replace that access door in the kid's bedroom with pressure treated, the OSB might warp or deteriorate if there's high moisture. As for the door, my girls would be afraid that's the way monsters come in the house, so maybe get ready for that. As for the porch and patios. I would wait a year before deciding. This way you can build savings and my opinion is you will learn a lot of how everything flows, what's important, what's convenient and where to spend the money. Nothing worse than dong something and then saying coulda, shoulda, woulda. EDIT: Also... Not sure of your layout regarding the wood stove, where wood will be stored outside, inside, getting it in and out, etc...but there's nothing worse than dragging wood in during the winter across floors and carpets which makes a mess. I would have had an access door near the stove to open and load from the outside, if I thought of it. Not sure if that's important to you or even possible but nows the time to do t before any finishing work.

First of all, I love that picture of your lawn. I don't think I've seen a better lawn. We do have smoke and fire detectors throughout, I just didn't point them out. Even have a door bell wired in. The crawl space isn't finished yet. The insulation guys will lay plastic down on the ground and seal it all up when they insulate the subfloor. So the access door should be fine. The pressure treated wood is a good idea though and I do have a leftover piece. I've been going through and making little changes myself to make things better so maybe that needs to get added to the list. I'll be putting another block on the side of the house today for a future 3rd hose bib for an RV. Trying to think of everything. We thought long and hard about the wood stove and I completely understand exactly what you're talking about. I have a friend with an access door for his. There's not much room over there and so we put that one on the back burner but I think I'll go have a second look today and see what can be done. I suppose it would be as simple as a 12x16 door between studs, and that wouldn't be tough to do. Thanks for the ideas.

These are the very best times of your lives, so enjoy them. I've taken the lawn as far as it can go and Lawn care is what brought me to You Tube. Just got back into gardening which brought me to your channel and now putting in a small green house today and getting into propagation. Unlike others with postage size lots here in NNJ, I have a large property far from the cities, over an acre of grass alone and surrounded by farms, cows, horses, and chickens. Nothing coming into the house except electric lines and I'm almost completely self contained. Look forward to seeing progress on your new home and thanks for sharing.

I’d like to make a couple of recommendations. 1. Put some power in the crawl space for lights! At some point you will need to work in the crawl space and having light will be a big plus. 2. They make access panels that look great but give you access to the plumbing behind your showers. Trust me you will have plumbing issues with them at some time. This will make your life a lot easier when that time comes. 3. Sealing up any punctures in you ceiling will make a huge difference in your home efficiency. Seal all light and electrical boxes in the ceiling, vent penetrations, and especially attic access openings. Doing this before the insulation is put in will save you tons of money down the road.

Hardy plank would be minimal maintenance and last a lifetime. We went with that on our home, next to a river and just pressure wash twice a year. Well worth the money.

Windows are a potential leak problem if they are left this way... The best way is to have the paper under the bottom of window.. Looks like you don't have a second story and have overhangs on most of the windows this will help. But unless the tyvek or whatever house wrap they use goes under the tape it could leak.. I do siding and Windows and doors for a living if you were wondering

Thanks. That was a point of contention between the contractor and I. We actually had a pretty heated argument about it. In the end, I went back over with fortiflash and then the tyvek was taped very well to the windows. We do have good overhangs and single story as you mentioned. During a hard rain, I walked around the whole house and didn’t see any water on the windows so it put me more at ease. In the end it was a frustrating compromise but I’m happy with how things turned out, especially with the house wrap and siding. There have been some other battles that I haven’t mentioned but in the end I’m getting what I want.

As far as the Front and Back Patios/ Porches go.. I would suggest planning for the future and/ or family members coming to visit....Try to incorporate ramps with whatever you decide. We are all getting older and you might regret "needing" and not having one. The house is looking great!

Triple pane windows??!! That's insane! I'm envious of all of the outlets. My house doesn't have enough and breakers are constantly tripping. The foundation, framing, etc went so fast; I bet all of this down time now is killing you guys - I would be so impatient now. I see that you decided to go ahead with your original plan of concrete for the porch. You are probably right to bite the bullet now otherwise it might never be done. I wish I could find laborers with as much professionalism and attention to detail as you have. I am sending you a bucket of patience to make it through to the end lol Thanks for updating us!

Nice update on the house build Mike! yeah it sounds like the codes are pretty tuff hear in Washington i remember when i was a young kid my step dad being upset about all the stuff he had to do to get his house built in Snohomish that was back in the late 80s early 90s Thanks for sharing the video with us!💖👍😎JP

Should have got the quiet fans. Then again, can’t miss something you never had. First was a quiet one when I gutted first bathroom. Quiet one out of stock for second bath remodel. Definitely different.

Any wall 24" or larger requires an outlet and one every 12', so if a contiguous wall is over 12' (144.1") it'll require more. Cords are 6 feet long and the thought is no extension is required anywhere. When I built my house I put them 6' apart because I hate not having them where I want. Of course, I'm a contractor so the cost is very low for the excess work.

Oh Mike. Don’t feel bad about too many outlets. Our home was built in 1952. We had to redo the kitchen in 1988 and we decided to put extra outlets. Boy I’m glad we did. Never been sorry. Just my 2 cents 🤪

One thing that’s making the home to be a little darker is the porch overhangs you have. I think everything is looking great.

Yeah, we did consider that while designing the home and originally had 3 skylights in the back porch but the expense was mounting. All the lights should help.

If you’re going to have that much exhaust fan power you might want to add some kind of vent in the house to allow air in. Otherwise when the fan is on it will create negative pressure and suck dirty air in from the attic and through the door seams on the ground.

My opinion is to pour the concrete up to the level of the door and the steps out from under the cover. I know it’ll be pricey, but I honestly believe it’ll be worth it. One it makes the patio feel like part of the house. Two, less things will blow in up against the door (I think). Three, gives you more room to “maneuver” when trying to get in the back door, not fumbling around on a step. Also, you’ll love all the outlets once you move in. You’ll wonder what you ever did without them. 😅

I couldn't agree more. We finally made the decision to pour the concrete right up to the door for all the reasons you mentioned. Shellie is excited about all the outlets. I'm just wondering how many hair dryers and vacuums I'm going to have to buy to fill all the plugs, haha.

Looks like it's going to be a great house!! Two things; you might want to have electrical outlets in the pantry because you can charge your chargeable batteries in there, you can let your bread mixer do its thing without being in the way on a countertop, you can put the extra smaller appliances to work in there when space is at a premium during holidays - you get the point, and second thing; how are those triple pane windows going to work when you are propagating plants in the windowsill, I wonder? Will there be a change in effect? Should be interesting to find out! Best of luck with your build and I hope that the remainder goes as nicely as it seems to have so far! CJ

I think you should finish everything else 100% complete then see what your budget looks like. But if you have to wait a year to build the back porch you want. It will be worth it.

That plumber that talked you out of ceiling shower head was too bad. Mine did not cost all that. Two people showering, two different locations is great. The triple pain windows if you have UV as well will not give indoor plants enough light if require light. No more indoor plants for me. Everything looks wonderful. Time is on your side. Work, save, go without and get what you want in the end. House is beautiful!

Thanks! We had to decide on the porches yesterday due to siding. We decided on concrete so we're happy moving forward with that. I completely agree with the triple pane windows and you're right, they are going to block too much light for houseplants. I knew that going into it and didn't like it at all but I couldn't get out of it. My thoughts are to use plant friendly bulbs in all these can lights we have and I've seriously considered putting light tubes throughout the house for natural lighting.

You should add an overhead light in your closets and pantry. Didn't you run a separate gray water line for watering your plants? You should really think about it while you still can. Please at least think about it. I like rap around porches, but I'm sure they are also pricy. Maybe you could set up whatever you do end up doing, so you can add to it later. PS make sure you put the less outgoing in the room with the crawlspace access. You should most likely add a lock to that opening. If you don't mind me asking how much is it costing, if it is too much to ask just tell me to go FO.

😂 that last line gave me a good laugh. I’d tell you in private but don’t want to broadcast it here just yet. I’ll say that it’s a fair rate we’re paying in our area at this time. Probably a little less than the market commands but I’m jumping in and doing some of the work myself to save money. With a little luck and the grace of God, we’ve made all the right moves to get to this place financially. There was also 19 years of hard work and saving more than the average American can stomach, lol.

We considered it but neither of us like sliders. Though about french doors as well, and maybe that should have happened, but in the end it came down to money and affordability. We had to cut other things out due to money. We're happy with the choices and if we ever hit the lotto, we'll hit all the highlights.

Code requires more outlets to discourage people from running extension cords all over their rooms. Most people will run out and buy the cheapest, underpowered cord they can get to run a 15amp heated blanket or something and burn down their house. Less extension cords, less hazards.

This is fabulous Mike! You guys must be thrilled beyond words. I wonder if the code deal with the outlets is to avoid overloading outlets with extension cords which is a fire hazard. My living room has 3 outlets and it’s 20X15…it drives me insane. (I’m always switching out lamps and other devices. I use one extension cord. Like by my tv for example. My speakers are plugged in along with my lamp. I’m always unplugging the lamp and putting in the extension cord so I can charge my phone because there’s no outlet by the couch wall. The landlord played hopscotch with code when he built it. I have a concrete deck and despise it. I wipe out in the winter and can’t use salt because HE said it’ll ruin the concrete. I would have used wood. I like the homey feel and you can paint or stain to your specs and change it up periodically. But that’s me lol Congrats again and serenity now for whatever else is going on 😊
