Randy, out here on the west coast, they build galvanized, heavy duty wire cages and fill them full of rocks, then build roads and decks on top. They stay put, and drain really well. Several roads that were washed completly out got rebuilt super fast using this method. Might be something you could do in places that are very steep.

Last October I had just decided to take out of California and just go to Arkansas to buy a $3000 piece of land somewhere back there and build a little place myself, so i went and bought a little used travel trailer, put in my all my notices and had 6 weeks to do nothing but earn and pack, I had such a plan then 3 days after I got the RV I fell and broke my leg and my knee on both sides. Fast forward 6 months and I'm in the RV and still in CA at a campground resort and working for myself still and trying to figure out how to make this tiny home dream happening back there work for me, I'm a unicorn though and just not on the same playing field as most everyone. I just keep watching your videos and telling all of my customers about the Incredible Tiny Homes in Tennessee, I really believe in your work. ya'll are doing great.

Everytime they show the mountain it reminds me of Maine, but with warmer weather and without massive amounts of snow. My late father in law lived on a private way dirt road in a one horse town up in Maine for years. My kids loved to visit there. It looked just like this with a pond across the street from the house! This would be great for someone from the north east who wanted to retire to a place that feels familiar, but with some nice southern flavor.

I lived in Southern California for almost 10 years and moved to NE Georgia in 2020. The day we left it was 106 and it was time to leave. I am envious of those who are able to move there. I have been widowed twice and live with my son and his family but I spent my life in my room and have no friends here. You have made such a community for people to live and enjoy. Those trees are beautiful. I live in California. When I see trees I think forest fires. Can't help it, even though there's plenty of green on those trees. Climate warming means trees aren't just beautiful oxygen producers. They can be dangerous as well.

Forests are gorgeous. Problem is no one does proper deforestation and clean out all the dead trees so new growth can happen and control the growth of whats out there. Who knows how these fires start, but I have my suspicions. God created a beautiful planet that is being destroyed.

I understand the cost, i had 16 acres in Michigan owned free and clear. It cost me 35,000 to get a 400 ft driveways put in, well, septic drain field, power pole piers for a used 1997 trailer. My propane was 2000 + every year, my taxes went up every year. Im on social security disability & Im in Arizona now health reasons and i can't buy land and put in everything for 35k, a well could cost that or more. Infrastructure is expensive. I dont make enough to even rent, i live w my mother and will have to sell her house for me to move on somewhere affordable. $1k a month doesn't go far.

@@KatieAllison77- Yes! Some folks have not been renewed, but they were predatory renting (charging 3 to 4 times more than ITH charges for lot rent), and one was a dog hoarder. If you follow the ITH rules and laws, you'll be eligible for lease renewal.

The driveways can go at an angle rather than drive straight from the main road. Being that everything is not flat with a lot of trees. It's beautiful there❤ keep up the great work🤗

The property looks beautiful. Please, I hope someone considers the safety of the bears in these wooded areas since I don’t think there will be any community dumpsters. Bear proof containers like what is used in Gatlinburg should be required. A lot of people will be coming from areas outside black bear country and not understand that you can’t put trash outside in a regular can and it’s not practical to go to the dump every day with a single bag of trash.

@@tinyhomeslady I’ve encountered quite a few black bear in the mountains, they won’t bother you if you don’t bother them. The problems start when they find an area with unprotected garbage and keep returning. It’s very harmful for the bears to rummage through and eat human garbage. Gatlinburg has a city ordinance requiring bear proof garbage containers and they provide them with the collection service. I don’t think too many BC residents will be willing to invest in their own because they are very expensive. Randy really should consider a single bear resistant dumpster in the community and have a service pick it up. I think residents might be willing to add on an extra fee for that. It’s a tiny house, you really can’t keep several days of garbage in your home before taking it to the dump.

Those hill side lots would not be a place I would choose to put a house. Even a tiny one based on the ground I saw in the video. I have a strong suspicion that once you start removing the ground cover, erosion is going to be a reoccurring issue. Based on what you said, this is going to be your basic mobile home park, stuck up on the side of a steep mountain. You put you house on a leased piece of dirt you don’t own. Don’t have control of, and down the road, the guys who developed the property will sell it to a new owner or more likely management company who will operated it strictly for its revenue potential. The problem is, 10 to 20 years down the road, a new owner comes in and decides to not renew or terminates the home owners leases, and sells or redevelops the land under the houses. I have seen it a number of times. A older mobile home park about 2 miles from me is currently going through that process right now. There were between 100 and 200 homes in that park, and now most of them have disappeared in the last 3 months. Without the land under them, most of those homes became worthless and became dumpster fill material. And that is not the first manufactured home community that has been displaced for redevelopment since I have lived here. Its hard to relocate manufactured housing because the reputation and attitude people have about used manufactured housing.

i bought a 5k piece of land in Hawaii rainforests snd built my tiny house myself. Its been an exoerience. Id really rather be on the mainland in sime place not tropical that has real weather and snow and in a community of friendly people not on a hot crowded tropical island with no jobs or intellectuak community.. Choise your location wisely because even if its tiny its a LOT of work to build something on your own and set up your eater and elrctric systems.

@@DSJ72it's unlikely snakes & bobcats will bother you. Usually if people get bitten by snake is because they stepped on one so just be careful and watch where you walking. Snakes were just defending themselves. Bobcats usually come out at night, they hide in trees during the day. They really don't want to bother you or be bothered.

we replaced the water well tank 3 times to save in expense my girls have learned to do the work as I have aged I can't help as much not to mention the cost of the water well, septic, electricity , electricity posts, fencing and the grass it never ends 🙂

The Mountain is a lot steeper, and the drainage culverts installed there carry the heavy rains, as designed.

So have they dropped the price of the lot back down to $10,000 for the $15,000 RJO? On a previous video they said it would be $20,000 for an RJO.

@@RicG. Its not misleading, the cost is 15K, but you still have to pay for AC/heating for it to be livable, and pay for all the required state fees needed to buy it, and the sales tax. Call the office to find out what that cost is. Just like a dealership selling RV's they advertise the price, but to actually buy it everyone know there are state required fees and sales tax.

I re-watched this video, he was talking about the other models(even though he didn't say it in this video) when he was talking about the 10k. "key money" He has already explained in other videos it does not apply to the current special RJO 15K. He has stated he's not making a profit from the RJO 15k model at that price, that's why the increase from 10K to 20K. Have you watched the other videos? This is a great deal for those who have their own land. He also wants to keep his employees busy during the slow season, and he's using up materials he already has, which he has said in another video. He's trying to run a business, so they need profits to continue. More importantly, it's a choice, people have made, and it's not for everybody. I want him to succeed because he now has 70+ employees with families, and over 200 homeowners living there. They need him to succeed as well. Nothing is ever perfect, and now he's building a community in the holler of a mountain, so lets give some encouraging messages to the hard working employees who give their all for this company.
