Landlords have the right to rent their private housing to whoever they want without government interference if the government don't like it let the government provide housing for the tenants

Nope. I’m talking about depreciation, mortgage interest, repairs, home office, and just about anything related to operating a rental business that is allowed as a deduction by the GOVERNMENT a.k.a IRS. If you are not taking those deductions and using them to your advantage to offset a W-2 job or to claim a loss or break-even business then you need a better tax person.

How about both government housing AND Section 8? Governments are cash strapped as it is and still have a duty to provide housing that beats what you can get at the county jail so that people have an incentive not to beat someone up just to get a free stay in jail. But still patrolled by cops to keep the homeless both in line and safe. But there's no problem with that housing authority accepting section 8 occupants, and that's a good idea. A government that's brave and prudent enough to put forth a homeless shelter should very much be rewarded by HUD via the local housing authorities with a boost in rental income that could takes some of the pressure off their tax base.

Having been a landlord for the last 8 years, I can honestly say that I have been fortunate to have great tenants, who have vouchers from different counties in the metro Atlanta area. The tenants take care of the units as if they own them. They show a lot of pride in maintaining their individual units. On the one hand, Section 8 is great because you know you will have the rent directly deposited. So, during Covid while many landlords were not receiving rent, Section 8 continued to make those direct deposit payments. But, on the other hand, there are those inspections and rent control features. There was one agency that was hired to do the inspections and I really started to wonder if they received bonuses for failing units. Sometimes, the simplest of things would cause the unit to fail, like missing light bulbs or loose door seal trim around the fridge. As for rents, landlords don't have much say as to how much they can charge because Section 8 makes that determination. So, if the landlord wants to charge $1250 for a 2/2/5 bath townhome unit and Section 8 says the rent can only be $800, then either the landlord agree to that amount or the landlord decides against participating in the voucher programs. Unfortunately, as property taxes and insurance rates have rapidly increased, the tenants' rent amounts have not. So, as much as I value my great tenants, if I cannot maintain the property based on what Section 8 allows me to charge for rent, then I have no other choice but to discontinue my participation in the program. I have already expressed to my tenants that it is unlikely that their leases will be renewed because the rent will increase. So many folks think landlords are out here being greedy. But, there are so many factors, in addition to mortgage, property taxes and insurance, i.e., maintenance, pest control, lawn care, repairs, etc.

Section 8 pays based on number of bedrooms and has a maximum rent amount they will pay. It is illegal to charge a s8 tenant more than that amount. Therefore, luxury apartments will most likely be leased to market tenants as they will be above the s8 rent cap.

NEVER complain directly to HUD, or the Housing Authority. Complain to your US and state representatives, and senators. In writing. HUD does nothing unless you go Congressional.

Absolutely no Section 8 when I get my building rehabbed. It's risky enough renting these days because you never know when the government is going to find another crisis to enact another rent moratorium and I'll be stuck with housing deadbeats for free for God knows how long.

I have section 8 tenant in a single fmily home that I own in a nearby city. I spent over $5000 in home repairs after prior section 8 tenant left the house a mess. The repairs were necessary for house to pass section 8 inspection prior to current tenant moving in. So, after over $5,000 of repairs, the house passes inspection, and a new section 8 tenant moves in. The new tenant has been living in the house for 3 months, and I have yet to receive a rent payment from section 8 for that property. What's good about section 8? The rent money owed will eventually get paid. And, I don't have to rely on the tenant to make monthly payments. The tenant is getting a great deal, free housing in a rather nice house, and hopefully will stay within section 8 guidelines in order to keep housing voucher. During pandemic, section 8 was making payments, while non section 8 tenants were not. The bad? Rent a little lower than what I could likely get with non section 8 tenants. Also, section 8 tenants can be unpredictable regarding how they might treat your property. This can be true for non section 8 renters as well, but with proper screening, I believe you are more likely to land a non section 8 tenant who will take reasonable care of your property than a tenant in section 8 program.

Years ago I had section 8 want me to replace an entire sink because of 1 chip the size of a pencil eraser. ( San Diego ) I told them to get bent.

Sue the housing authority and get a writ of mandamus for the performance of a ministerial act. Then get the housing authority held in contempt until they get off their asses and process the new landlord's paperwork.

I sell newly renovated Detroit properties to investors and I KZbin about it. Although I prefer Section 8 tenants because of the regular income, that red tape is NO JOKE. I use the schedule send feature in gmail to remind myself to find the string of emails and ask again and loop in a director and start the email with FIFTH ATTEMPT or whatever. I warn my investors they may not see their rent start rolling in until 3-4 months after they purchase the house. But once it comes in, it’s retroactive and on autopilot. I also screen my applicants by seeing how they take care of their current rental so to say S8 tenants aren’t good just isn’t true (as people like to comment!). The irony is I now have 3 houses for sale with excellent paying nonSection 8 tenants and none of my regular or new investors will buy them. 12% ROI asking $72k. I tell them no inspections, no waiting for rent, no unnecessary repairs. Nope. They want Section 8 only tenants. They’re more afraid of how long evictions take now. Section 8 tenants have less of a chance of being evicted. True. But jeez Louise I have 3 houses with excellent payment history track records. Thanks for your great videos. Section 8 tenants also have an incentive to not get evicted, because anything you can evict them over will also get their voucher revoked.

They will if someone isn't on duty as even the most feeble of owners to make sure the property taxes at least get paid. There's always a minimum obligation to be paid one way or the other before your ownership gets revoked. The bank with the mortgage might be able to punish an irresponsible landlord who lets himself get screwed out of rent money but the government will always be the last watchdog.

Every housing authority operates differently, so I completely agree with the landlord in the article. We have dealt with 4 different HAs and there is one that's notorious for being understaffed and slow. Others will provide same day communication. There needs to be a mechanism to report bad HAs to HUD.

Try your Congress or local member (I know, most are useless). I read a similar complaint and once the rep got involved, things happened for the landlord. Good luck. I stopped dealing with Section 8 years ago.

The most zero tolerance offense of all should be fraud, though to be honest it shouldn't be the landlord's job to police them when those kind of scum belong in jail

Speaking of Section 8 housing in New York City I read an article in one of the papers yesterday that says Section 8 will now pay $1,945 for a one-bedroom apartment. That is a big giant increase that has been put into place. So this means if a slumlord with a slum broken down building wants to rent a Section 8 he will get decent money.
