My added input for the answer to the last question related to parking. If you are going to buy a flat, please ensure that it should mention covered non-dependent parking. Else the developer may give you a covered stacked parking.

Sir ji apki sari videos bhot help karti hai aur ektarah se developers ki poll kholne ka kam karti hai. Mera sawal hai ki jo bhi builder DP road batakar sale kar rahe hai aur jab unse uska blue print available karane ko kaha jaye to developer kahta hai aap nagar nigam ya Nagar Parishad se layout nikal lo. Kya koi aur bhi rashta ho sakta ki jisse aaspas me aa rahe DP road, bus stands,metro station ki blue print available ho jaye. Pls reply....❤️🙏

Congratulations on yet another informative Q&A. Re. Q2 - Road from Manipal to Elysia, this question should be asked to the builder (whose own project has one building pending ;) who has not fulfilled promised payment to the family staying there.

Sir been a follower of your channel. Very informative. Need a suggestion on open parking space allotment. Builder ne mujhe "reserve open parking" promise kiya hai aur use Agreement ke sath me Haami patra ke sath dene ki baat ki hai. Kya uss condition me mai reserve car park ko temporary cover kar sakta hu kya without society ke permission ke agey chal key? Pls advice.

I am stay in eco park sociaty charoli , Builder is mentioned in agreement open parking allocated and size mentioned 134sq/ft but he is say I am not providing parking allotment letter. Please suggest what can I do

Sir, To protect from rera clause 14, the builder putting a clause in the agreement saying that any communication/content is supereseded by this agreement. Please clarify if such escape route will protect the builder from RERA's heat. thanks

My builder alloted me a parking under building however iits under duct area and it's open to roof. Whereas we did agreement for covered parking They said they have covered the roof top so your parking is covered My question is as my parking is not covered from top menas don't has any top coverage can I ask builder to cover my parking with some material?

sir- regarding parking, marking or tagging means mentioning it in sale agreement or just attaching flat number to parking place? number or area is not mentioned in agreement and what if society declares illegal after procession or formation of society. What proof we need present to mew owner while reselling the flat after few years?

Sir mene 2016 me apartment k grand foor me 150 Sq ki parking leya tha flat k sath, par us time registration copy me back side me parking likha hua Hai par developer ne back side me falt bana diya ,ab samne ki side Khali Hai, me waha car park karta tha, apartment k baki lok mere ko waha parking nahi karne de Rahe Hai,mene consumer court me case bhi kiya hua Hai, usme bhi kchu bhi nahi ho raha Hai, ab me kya Kar sakta hu

State Govt / PMC /PCMC Bye laws experts must consider 1 flat 1 car parking of 3 m x 6 m , reserved + covered ... Demarcated , with flat no ,, with allotment letter from builder to buyer ... Govt always keep loopholes in development controll rules ❌❌❌👎👎👎

👍222 सर 1)सर पार्कींग नं. ब्लू प्रिंट मँपवर असते का ? 2) आपल्याला मिळालेली कव्हड पार्किंग नंबर जर Rere plan मध्ये असेल तर ती जागा पार्कींगची नंबर प्रमाणे दिली जाते की ,सोसायटीने दिलेल्या नं.प्रमाणे आपल्याला दिली जाते. आणि अशी पार्किंग जागा जी आपल्या (रेरा plan )मध्ये दिसत नसेल तर अशी पार्किंग विकत घेणे बरोबर आहे का? Sir please उत्तर दिले तर खूप मदत होईल.🙏🙏

Please review Majestique Marbella premium homes as of latest date. There is older video 2year old. How is this location at night? There is alphatech IT park coming, will this encourage more development? How is air flow in Marbella location as this is at little lower altitude?

Sir,I have booked 3BHK flat in Peninsula Address One Gahunje in 2018 now 36 months completed,due to COVID situation Builder got extension upto 1year by Government also mentioned and updated in RERA. I have taken home loan from Bajaj finance and received PMAY subsidy. I have received mail from Bajaj finance PMAY subsidy reversal due to till building work not completed and they are couldn't showing me any GR and notification .i request solve my problem?

एप्रिल 21021 ला actual puzzesion dile. परंतु नगर पालिका 2020-21 पासून घरपट्टी मागते.ॲक्च्युअली noc नगर पालिकेने 9/11/2021 दिले.त्यानंतर बिल्डरने कामकाज 100 टक्के झाले असे कळविले. जानेवारी 2021 ला लाईट कनेक्शन झाले.एप्रिल 2021 नंतर puzzesion दिले.तरी 2020/21घरपट्टी मागणे योग्य आहे का

Hello sir I am Ravinder. I booked a flat in 2020 and got the agreement executed in same year but wasn’t aware that the TDS had to be paid. So I paid the TDS now at the time of possession along with the interest for two years. Is the builder liable to refund me just the TDS or interest as well? Asking this because I have received refund only for TDS amount.

Hello your videos are very informative, but tds can be refunded only to seller not for buyer. It can be used for exemption on buyer end but not for refund.

The onus of tax payment here rests with the buyer and not the seller. The buyer has to deduct 1% of the sale amount and pay tax under the head ‘Transaction of Immovable Property’. The TDS has to be given to the Income Tax Department through Form 26QB. This form can only be filled online. Once the tax is paid, the buyer has to provide Form 16B to the seller confirming the tax deduction and payment.

Hello Sir, Thanks for all the information. I watch your all videos. It helps a lot. I have a few questions based on your answers to question 3 in this video. 1. If the project gets delayed then the promised date is in maharera date. - What are the chances of withdrawing booked unit. Will the buyer get all paid amount? - If yes, With interest or without? - How long maharera take time to action and result. 2. Get all communication in writing. - Mostly CRM team don't reply over email and all conversion is in WhatsApp chat will that cause any problem? 3. Can you help me to understand road connectivity progress on VTP pegasus? - Road development is not even started and they are promising to deliver flats in 2023 and during that time road will be complete. - Looks like it's not possible to complete in that time frame. Thanks in advance.

The viewpoint given on TDS is not correct. The TDS is filled against the builders PAN. Buyer wont be able to claim set off against that TDS. Buyer can set off TDS amount from the amounts payable to builder.

Subhajit ji, Watch & listen that question again carefully. Seller asked that question, because he/she sold his/her property & buyer paid the TDS. Perhaps you are making hasty conclusions.
