It was very chaotic at Petaling st PPV center yesterday While everyone was waiting to get vaccinated a nurse came out and shouted ANYONE please come in!!!!!....so we all stood up rush to the room. Be careful when someone have Dato title. Normally I won't take their business even though it is a high value business. Unless I know that Dato very well...otherwise I will run away as fast as possible. This is based on my real experience.

@@Franco-oj6bb if someone says he's a Dato, check and check, and double confirm and triple confirm if he actually has a title and check his bank account balance( if allowed) to see if he actually has one million ringgit or just ten ringgit. LOL

@@nobodies13 There is an easier way. Cut electricity, water and lock up the place. Your tenant will sure phone to tell you it is illegal. Reply: then you get a lawyer to sue me if you think this is illegal. The tenant do not have the time nor the money to hire a lawyer. He will cut the lock and get his things and move out. Prepare that your tenant will do some damages to your property before leaving but I will just renovate and try and get better tenants. My reason is simple : a tenant not paying rental is also illegal. So we play hard ball.

Previously I do business without asking for down payment. Now, I will ask for down payment. Rest at home without job is better than all hard day work and lose our hard earned money. Rest at home still got quality of life. Work work work but payment suck will make us crazy. No quality of life. Die faster.

No need check CTOS. The best is asking your potential clients' suppliers or sub-contractor whether that person or company is prompt or not. In current pandemic situation, better take at least 30% deposit. If they can give, only deal. Then make progress by progress claim. No payment...immediately stop their works. Safe.

My own experience taught me the people who has this bad payment habits, in my case drive a beemer or a Benz. So now whenever I notice a potential client drives such high end cars, only one credit term applies. Cash or fark off. Certainly made my cash flow much healthier.
