It’s very challenging to find a home or property (rentals or otherwise) in Portugal as unfortunately the options are now scarce.

The question that is not clear to me is if it is a real investment or a donation? In other words, would I get back my investment after a some years or is money that I'll never see again?

Ola, For the art and cultural golden visa it is a donation. You ultimately receive the second passports and do not have to become a tax resident. For the HQA you could start your own approved company as an investment. You are required to live in Portugal and become a tax resident. Hope that helps.
