And it could have been so much worse if you hadn't had precautions in place - that was so smart. Again, our prayers go out to you. And this will strengthen your town to bring everyone together to help rebuild. You will come out on the other side, stronger and closer, I am sure. @@BradSimmons I don't know I live here for how much longer - who knows my family has been in the Washington, Marion, Mercer, Boyle Co area since the 1700's I grew up on Herrington Lake and Alum Springs (the farm) Great Grandparents in Perryville and Mackville and family from Springfield to Lancaster so yea I know the area.

I love it. Loved it the second I saw it. Trees in the front are gorgeous based on age alone. Any needed upgrades are no big deal considering the price. The only thing holding anyone back would be needing to wait for someone to die to try to get a little bit of land to go with it. Otherwise, its perfect! One of the best Ive seen in a while for what Im looking for. Its going to make someone a great home!

Love the addresses. Where I grew up you just put your favorite number on your house. I love a nice wood fireplace in the evening. I’d tweak the bathrooms, and have a door to front upper porch. I love being out in the country and not have to mow. There’s so much potential at this property. You definitely need merch Brad!!

My thoughts and prayers are out there for those affected by the tornadoes in Kentucky. That said, it is a beautiful house. I am getting an Amytiville Horror vibe from it. Like it was built over something that used to be there from the concrete work around the home. The finish work looks great, but the layout concept looks like an after thought. Example being full bath down stairs where there are no bedrooms, and half bath upstairs where there are three? Still a great video, as always, I enjoy your positive presentation of what ever your showring.

That's brand new? My first thoughts on that kitchen was it needs a makeover, a bit dated and a poor layout. You can tell it was not designed professionally. They have an airduct in the middle of the floor in the living room...lmao. Nice home overall though. Pretty big. Not sure it's worth 175,000. Maybe closer to 125,000.

Does not look new to me either. There was a raised seam in one of the first floor exterior walls. And looked like a hole in one of the lines going to the furnace? At least the HVAC did not look new. But it will make someone a nice home if they do not mind adding some dollars to it. Quiet looking location.

Yeah put the shirts up for merch. I love the house and I'd for sure make that half bath into a 3/4 bath, I'd move the downstairs shower upstairs and put a walk in shower/walk in tub in the bottom bathroom as I don't think the upper bath's floor could handle a tub upstairs. Not enough reinforcements. I'd put in a 3 car garage just so I wouldn't be so crowded in a 2 car. My parents had a 2 car and couldn't even walk around the car they had to open the garage door to get to the driver's door. Right now the house im in now doesn't have a garage or a carport. So for sure I'd put one in and a wood burning stove in the the living room. I'd have to fence the property as I have limited mobility and walking the dog isn't conducive for me. I'd like to see a one floor house with a fireplace free standing preferred, 2 full baths, same price range or less even a 2 bedroom 2 bath would work, a well is preferred over city water. A natural spring is also preferred if possible.

Hi Ric G, I just looked at the map again and found the house --- the creek at that point is not big. enough for them to continue research - too small to flood. Now that doesn't mean it won't get up to the road, but all the houses along that area are up above the 1% flood risk zone. And the survey doesn't even continue near that property. So that is the incompetent, unqualified view of what I personally (and I am nothing) see there.

Hi tamara, good question on the water. Lots of limestone here, and lots of sulphur well water - which smells like rotten eggs --- its good for you, but.... :-). So we have muni water everywhere - it comes from the reservior. We all love it --- and no well pumps, no power to run it, etc. As far as pending --- you can always find stuff that is sold, look for the available stuff and be patient ---- then pounce when you see something. It is a fierce market right now. and of course, call anytime for us to help you.

Title search and Title insurance $400±. If you have a mortgage, it can be another handful of little fees. not a big deal.
