Good video. I think 90% of projects in Greater Noida West are not value for money. There were good options till last year, but with prices going crazy, these are not good buy options from an end user perspective.

I am completely agree with your review.greater Noida west is affordable location with very high population density.16 b is also developing affordable sector so not much sense in developing luxury society .there is major issue of traffic jam in greater Noida west which is going to increase in near future as there is no public transport available in greater Noida west.

100 % truth. This project is nowhere luxury or even premium in terms of available facilities or open space, even it is surrounded by too much dense affordable societies, like nirala and chipiyana bujurg village. Its price growth will be very less in future in terms of project in sports city and sector 10 and 11. As this project is too small and doesn't even have apne open space. Once again a very practical and honest view presented by you 👍🏻👍🏻

Compact stairs and only 2 slow lifts for 150 flats. Agar koi mis happening huyi to log bhag bhi nhi payenge. Shocked that how a blind is Greater Noida authority approving such projects. Agar free me mile to bhi rehne layak nahi hai ye project.

Flat se bahar nikal kar duniya dekho, duniya 3 lift for 4 flats and 4 lifts for 6 flats par move kar gyi hai in basic premium societies now being built. Gaurs build quality is much better than Nirala. Also Greater Noida west is much more dense than any area, go and check govt documents for FAR. Last time kab flat lia tha tumne? I am into real-estate and have all on ground knowledge. 2 lift per 6/8 flat ko ab affordable boltey hain. If you are paying anything above 8-9k persqft at present you deserve much better amenities. Neeli light peeli deewar krke kaunsey luxury project mein hoti hai? Chipiyana facing project hai, density bhi achi khaasi hai, agar 11k ka mil rha hai to issey better Gaur Saundaryam, Cleo county etc nhi lega koi, even ace divino are at much better location. Baaki on ground reality sabko pta hai. Har project caters to diff category, forcefully dont compare apple with Oranges.

Irish pearls resale unit 9k. Agar koi A class builder chod kar 11k mein goo lena chahta hai, to humein kya dikkat. Nirala estate mein bhi le lo wahan mil jaega tumhein under 9k. lagta hai bas ghar baith kar youtube or broker se call pr hi baat kr rhey ho. chalo koi nhi, abhi tumko 10k mein lena hai ya 20K mein tum lo araam se. tumhein premium projects k creteria samjh nhi ayenge. wrna kisi din gaur city wale project compare krne lag jaogey.

Product + location + gentry + Brand >>>>> only loading. Nirala k kuch projects dekhe hain meine, loading I will agree is less. But loading to amarpali aur supertech ki bhi kam hai, aur uske floor plans bhi inse better hain. Tum loading k liye NBCC dekh lo wo sahi rahega tumharey liye, but pta nhi wahan bhi 10k de aogey. bhai hindon ka to dikh rha hai, Jo chipiyana reh skta hai wo to fir hindon aur shamshaan ki batein hi karega. sabse pehle beta brand to brand compare karna seekho, gye wo din jab sastey k chakkar mein kisi bhi builder ko paise deke 10 saal tight baitha rehte they log.
