Compared to the whole value of my portfolio during the last three years, I have no debt and a very little amount of money in retirement accounts. They are big in my portfolio, not buying more. They have a lot of risk currently, loads of their clients won't have another decade in physical retail. The future will tell how hard they will double down on other sectors to avoid downfall from that sector.

It's paying a huge divide at 5yr lows while u wait, but the turnaround has been slow to get away from Covid vaccines & their huge acquisitions have been a bit loose and are also not yielding lot of new key drugs atm. Its also down hard again here b/c Trump is talking about Kennedy, an anti-vaccer & anti Big Pharma guy, to run Health. So it's a bit of a value trap given money has so many other places to go for much better returns (even with a divi)

Following Realty closely as they are big in my portfolio. Soon as they drop on or under 98% I ditch them. A lot of their clientele will not make it in the next ten years which is a growing cause of concern... those empty retail buildings will not rent out easily (if ever again in a lot of locations)

I think the sell-off wasn't just because of the bad quarterly numbers, but the bad quarter along with the struggling tenants and the resulting uncertainty about how well O will perform both from AFFO and dividend growth.

Love your channel. Love your picks. Have a question, though. You keep mentioning "interest rates going down". Now, the FOMC has lowered rates twice this year, true, and that has a direct effect on the SOFR and presumably, bank lending rates. But... mortgage rates are based on the 10-year+ a spread and longer-term bonds have sold off recently, sending their yields (rates) sky high again, and mortgage rates have indeed gone up. So, for REITs, are they more affected by the SOFR or Mortgage-type rates? With the recent regime change, the general fear is: bonds will continue to sell off and 10-year yields will continue to skyrocket.

I was shocked when I heard Realty did a sell and lease back deal for Decathlon stores here in Europe (Germany). While Decathlon seem to be doing okay atm, those 3.000+ m2 stores are unrentable if something goes wrong with its current tenant. Big retail is almost dead here in Germany.

Decathlon is quite well placed with very aggressive prices and their own brand for almost all sporting goods. I think that in the sector there will be others failing before them as people cut costs.

When I'm near or in a Decat store, it is much busier compared to other simular sized sports stores. However, for high quality stuff I would go elsewhere.

@@A2B_Music I have no problem with Decathlon as a tenant. My probilem is that those imho are low quality properties. Sacrificing quality for growth is a valid strategy but this could also means that they'll have more problems during a recession than in the past. I am invested in O and will keep doing so but so far I feel more comfortable recently having spent my money on e.g. Agree Realty.

I also got KILLED 🗡️☠️ with PSEC. They “made” their estimate, but Lowered 👇 their Dividend rate (from 0.06 cents, to 0.045 cents per share) - the very FIRST time they’ve lowered in over 83 Months! 😱 If PSEC (a notable/large BDC) is lowering👇, then I believe a lot of other BDC’s may be soon following in their footsteps 😢 (due to the obvious Fed Reserve lowering). I plan to start lowering 👇my BDC exposure.

I'm similarly minded but only very little in at the moment. Sell baby sell so I can get in 😅 I think rates will stay up longer because the Fed doesn't want to give up its ability to drop rates. I could be wrong too. One of those things where nobody knows what's going to happen. If I was already in then I'd hold the line though. I'm a nobody that doesn't know anything, don't listen to me...

A well-reasoned strategy 👏 No need to cut and run, but a scaling reduction sounds wise. I was in early on housing B4 1st cuts and saw massive gains when those ran. Wisely scaled out 35% before this pull back as rates are going to stay elevated for longer despite cuts. Never a bad idea to book some gains & raise some cash after big runs.. or to pivot to underweight when headwinds arise

All those stores going to close haven't been closed yet, and do they have any story on how they plan to fill those vacancies? Mini mart and retail pharmacy buildings aren't easily released without major remodeling if at all.

Why focus on these crappy dividend REITs? Buy a quality company ffs lol. Try Constellation Software. Practically no dividends (good, because that's a sign management isn't good with capital allocation), no dilution, 30% CAGR over the last 20 years.

Or if u go individual, u def buy a basket to achieve diversification. A little research can keep u away from all the laggards within an etf. Look @ SmallCap as a great example rn. Russell has 40% unprofitable co's in it, a basket or more focused etf can offer much better returns.

@scottbeeby5395 Def agree that for the few individual investors that can remove their desire for loyalty and that have the time to read the reports (10-K, etc), meetings transcripts, and so on...investing in a basket of stocks is typically better. The previous comment was for the majority of investors. When investing in funds (ETFs, etc), not only is there natural diversification, but it's a huge time saver and you get fund managers who have access to better, more timely resources individual investors do not. Basically, even though there's an additional $ cost, there's monumental perks with funds over stocks.
