Dan is doing such a good job, I’m so impressed. I can definitely see your vision coming along. It makes such a difference once the drywall/mudding is done. Once you guys start picking out flooring, I recommend having the room painted before and bringing in the samples to the room. Flooring can look so different in the store than in your home. We’ve flipped 3 houses in 3 years all while living in them, along with having 2 babies in between. Our kids have no problem sleeping through power tools on day/night.

Fellow quebecer here! I would recommend framing out and closing in the bedroom in the basement and add a closet- will be better to consider it as an additional bedroom on your seller’s declaration. Otherwise you wouldn’t be able to officially indicate that when selling, even if the intended use is a bedroom.

I think adding a wall is something we can do in the future before selling. But for now with young kids, it wouldn’t make sense haha. We need the space!
