Justice is required at the earliest to the owners of this high-rise building as follows 1) The construction agency should be debarred from the builder's association. 2) Sale of flats constructed by the agency throughout India should be banned till the agency gives compensation to the affected owners. 3) All acquired lands by the agency should be seized and attached with court 4) The Govt officers who have given completion certificates from various departments should be sacked from Govt services 5) High level enquiry should be conducted for justice.

The Jain Housing Construction Owner needs to step up and address these construction problems pronto. None of us should have to live in fear of our living space turning into a hazard zone. It hurts to see this. How EC/OC were issued for this in the first place? Government too is at fault here, builder the most. I would strongly recommend to get the hell out of there immediately. Money can be earned but lives of loved ones are precious. I wouldn't risk it for anything. Even if the builder is ready to repair it will take years to fix this properly.

As a civil and structural engineer, the builder is responsible for any catastrophe which happens during the life of building which is 100 years which is a result of non adherence to construction standards. Here as per the video, the issues are related to chlorinated water. If it is so, the builder has to prove that the used water is portable i e water testing certificate. if he has used chlorinated water and non portable, he is responsible to redo the construction and accept all consequences. Al i can see is you are repairing slabs and beams. the important member is column which also will be compromised. and is more dangerous than falling ceiling. Better to take it legally in all fronts and vacate the property until nondestructive testing is done and certified as safe. probably the builder will bribe all concerned authorities and they won't take charges. that's India and this is serious. in a decade the building will deteriorate and may come down to rubble. instead of spending on repair its better to fight and get the money back from cheaters. Make them impossible to sell any flats in India. just make this video viral and nobody will buy from them and they will come down and pay you back. if it is any other country other than India, the builder will be attested immediately and the occupants will be relocated immediately. pathetic India, politicians, City officials, govt Engineers incharge- safety, OMG where is India moving putting citizens into agony.

Thank god we were about to buy a house in this appartment and we backed off from it as we heard stories from other people that Jain builders is not like before and not providing proper construction. Hence, we didn’t want to risk our investment and moved away from this exact community. Heard that they didn’t even pay sand money to whoever supplied sand to their previous building sites, that’s when we took the decision of not proceeding further! Its soo bad man, govt should ban them if they are not ready to repair it.

@@nrc5290 no brother, i stayed in Jain’s pebble brooks as a tenant in 2015 during chennai floods, its the one appartment stood well and not flooded in that area even though the whole surroundings were flooded even till the gate level! By believing that we thought of trying this but later came to know about a lot of stuff of non-payment to their suppliers, not provided salaries to site engineers etc which we have seen as a red flag and avoided!

For many of us a home is not just combination of cement, steel and bricks - it's a long term dream, sense of achievement, freedom from the rental owners, result of millions of humiliations and rejections, endurance of pain of paying EMIs. The demand from the residents seems very simple - just expecting the builder to shoulder the repairs expenses which should actually be a demand for refunding the cost of the flat with interest and damages for the mental agony or moving them to similar homes at the cost of the builder and demolish the structure if engineers except further damages. It will be a long legal battle but at least it will stop such greedy practices by the builders.

Having lived in Saligramam for around 20 years, there are fundamental questions that need addressing: A) Arunachalam road is 40 ft wide (now 20 ft due to sustained encroachments). How did CMDA approve construction of multiple 17 storey towers? I had raised this question back in 2012-13, but no answers then and now. b) How did CMDA issue completion certificates and approve water / EB connections to the builder with such blatantly unsafe construction quality? c) Why were approvals issued for construction of Forum Vijaya Mall, Kauvery hospital and other multi storey buildings in such a congested area? Greed of corporation officials and elected representatives is killing hopes and aspirations of millions of Indians. Everyone pays tax - either direct, GST or bribes - what do they get for it? Builder himself accepting that he use high chloride content water for the construction. It’s users were using acids to clean toilet walls and floor that resulting damage and seepage resulting the structural failure. This mainly happens the toilet unit areas don’t have sunken slab which was the concept adapted until 90’s. It’s strongly suggested to go for structural stability. Please pull the architect and Structural consultant and ask them the test to prove this will not collapse further

Builder should have had the water testing done before the start of the construction and he/his technical team very well knows that the water is not suitable for construction. @@venaist Ideally the wet areas lowered to 20-30 cm from the floor slab. They need to provide the water test report and potable water supply bills to prove their case. About sunken slab it was mainly during the Indian closet installation. All concrete sides were damp and water proofed to ensure the containment of water. This was major flaw in Modern day constructions the wet areas were elevated causing seepage to concrete floors

Readymix concrete is the issue here... i used readymix concrete for my home where regular mix was not feasable since it was second floor roof slab, guess what it leaked in more than 15 spots... the readymix concrete company never bothered to do any help to fix the issue... i carried out the repair work and support work... the regular hand mix did not have any issues with the other slabs... it is nearly impossible to check quality of the readymix concrete... the cube test takes many days so by then the problem goes to the next level...

Same feeling. I have good memories from sports day events at arunachalam studio in my school. The ground nearby which is also part of the apartment complex now, was shooting spot for many movies. When we heard that it's going to be 17 storey buildings it was very difficult to digest as we had acute water shortages and such new towers were only going to make it worse. By Divine blessings we have been getting good rains every few years and haven't faced water shortages. Now I'm feeling bad for the house owners in the apartments. first of all stop buying multistory buildings from builders as they charge you crores where neither the land is yours nor the house and you have to live like in hostel and listen to some crap association which is filled with crap people. Also remember all reputed builders will show case things as if they have done a great job, but what you see outside is not what you get inside. they cover your walls and floor with tiles and show case it in such a way that you will get attracted, but when it comes to actual living after 2 years of Maintenance by builder issues will start once you take over. so stop buying apartments and go for individual land and build your own house. if you spend 1.6C to buy an apartment the actual money that builder will put into building your sqft of floor is just 5% to 10% of it max 15L they will spend

the courts need to suspend Jain housing license and pay full compensation to the residents.... I am very sure Jain builders are backed by a political party...if it was any other builder by now their license would have been suspended and the chairman jailed... Not sure if anyone remembers but CasaGrand one of Chennai's top builders today...one of the owner was once jailed due to violation about 10 years ago...why has not the same thing happened to Jain housing...

The residents should sign a petition together and file multiple fir's against the builder. Repairing the building is of no use, when the fault lies in basic structural integrity. No amount of renovation or repair is going to solve the fundamental problem. The only solution would be for government to intervene and move residents elsewhere. Then get the building demolished completely. Owners must be given full compensation of every penny invested in this useless property by the builder. Builder and liable people should be penalized severely for this. They are playing with lives of people. Shame on the builder !!

Both the builder and the political bosses should be taken to task,. builders for the substandard work, and the politicians for the corruption and bribery, which is definitely eating into the vitals of the economy of the country. But, given the present scenario, the politicians would escape easily., since there is no accountability for them, in this so-called democratic country. People (the voting public) are the least priority for the politicians, and the Courts are also unwilling to give harsh punishments for such crimes.

Anytime I will say don't ever buy an flat in an apartment by taking loan and paying emi monthly.instead buy a land in the outskirts or equivalent to your down payment. Better rent a flat in an apartment. And pay rent instead of loan emi. Land value increases but apartment not.

What is the age of the building? Tamil Nadu has highly knowledgeable Civil and Structural Engineers. Please contact anyone of them for their views. Most important just listen to their advise and do not neglect them.

Dont ask for Repair work, compensation or settlement amount.. Ask for the full money you paid for the apartment and return the apartment back.
