Very nice home and upgrades, but over $320/ft is steep. Do you run comps against VLS, as well as MLS? Is 50-60% appreciation the average for 4 years?

Those garage exterior walls should be insulated ! Florida energy codes are not in the standards it should be . Just a block wall has very little R Value
