Nope, not with dirty money you gotta wash that ish because the banks want to know where the money came from if you already don’t have it in separate accounts. Since you still have to go through a mortgage company or bank for the transaction, know that they report your home purchase to the IRS. And you may owe some taxes you haven’t paid in a while lol basically, it’s best to let a professional handle that within a business 😅 #dontevergetcaughtup

This is wild. I bought a house from Greg back in 2019, I put 20,000 down and the purchase price was 80,000. I received all the documents from the title company and I closed like I would any other property. I’ve never had any issues communicating with Greg Until I started asking about the start of the rehab of the property. Then a few weeks after that my house mysteriously burned down and I got a $15,000 demolition bill from the city of Cleveland.

So crazy I’m from Cleveland & in 2020 I watched the guy Greg show properties he was fixing up in East Cleveland I asked him how was that possible because those homes were on the demo list there was no way possible he definitely had a lot of ppl fooled it’s sad & his wife was in on it too…. He isn’t even from Cleveland was coming to finesse ppl & bring ppl to Cleveland with him to “buy” the properties had no idea what they were getting into….

There are sub 100k properties everywhere, even in California (granted they are dogs*it but still have potential). If you are willing to throw your money at a stranger, you might as well take the gamble on yourself first. Also people need to stop looking for these "hands off and money comes in" type "investments".

Pretty much all of them just are absolutely obviously not the kind of guy anyone with a working brain and some sense would expect to know what they are doing with money. How much brains does it take to know that it is buttoned up, boring nerds who know how to make clean money, not dudes in colorful suits, driving around in garish sports cars and talking in a uneducated accent? I can't really feel sympathy for people who throw their money at what is basically the modern day equivalent of a financial voodoo witch doctor. Who looks at those guys and thinks: "Yeah, that looks and sounds like a serious, smart business man."?

The best minds in the real estate business are incentivized to NOT TALK ABOUT IT. Land is a scarce asset and if everybody knew how to do what they do, they wouldn't have a profitable business. Loose lips sink ships. Keep that in mind when you think about giving your money to a RE guru.

I disagree. Because of the huge capital expenditure typically involved in a real estate transaction, you can only do so much volume. There are plenty of amazing mentors and gurus on social media in the real estate space. I have a course on house hacking so I'm technically now a "guru". I only buy in Vegas so 99% of adults are playing in a market that I don't compete in. I can give away all of my best "secrets" because they aren't competition.

@@SpencerCornelia I see your point, but house hacking is a profitable but low-level and commonly known play... you are simply profiting off of spreading knowledge that is already out there (I respect it). Mind you most markets house hacking isn't nearly as doable in today's rate climate as it once was. Sourcing land for development in saturated but booming markets, redevelopment deals etc. (real overnight wealth-building plays) are hardly talked about in the public eye.

I ate lunch with a PE guy while I was in Palm Beach and he talked about the deals they raised money for. Opened my eyes to a new world haha. He said the worst year was 16.8% IRR lmao. Made me realize there's a different playing field for big money. To your point, he isn't interested in making KZbin videos sharing their strategy for sourcing deals.

Greg & Nikki burnt my exes mom out of 40 grand. She invested in a property in Cleavland, Ohio that never came to pass. After several months went by of her calling & them giving her the runaround she requested her money back. At that point she was blocked on one phone & the other number was disconnected. The story Greg was telling her when he was spinning her. Was that he was waiting on the city of Cleavland to give him the “title” to the property she thought was hers.

Terrible him and his wife are scammers- they are now creeping back up on you tube every other day with her walking out of her house with tight fitting clothes on as to accentuate her figure for attention - it’s really weird sh- all she does is open the door like she’s going somewhere and just walks up the walkway and the sidewalk- the patio- and I guess the focus is supposedly towards her body- then just the other day she was fake crying (dry tears) of course talking about her kids are spoiled and use to living in high life and she wouldn’t know what to do if they had to live otherwise- not the exact words but some fake talk of similar words- then out of no where she shows an advertisement of her podcast with her face big as day introducing it as something coming in the near future- but right now her husband Greg GOT her looking like some street walker showing off her body walking outside walking around the house- they need to be fully exposed with all the ppl they hurt- while living a fake ghetto wanna be lifestyle off the backs of their own people and community- just evil 👿

Fun fact about this dude: those first clips with Parker being recorded in the beginning of the video is him at the Showboat Hotel, where he would often hold comedy shows, all white (clothes) parties, etc. I was the marketing coordinator at the time so I was always in contact with the promoters and their team, often having to meet with them with the event managers. Parker is a sleazy dude … never fulfilled on promises and his events were ghetto but often the case in the entertainment industry. He’s probably doing the same scam in Atlantic City (where Showboat is). Thanks for coming to my Ted Talk :)

📌 @7:40 vicious play by Greg Parker. He picked it up for 22 and sold it via Quit Claim Deed to his own client, who already paid a 7k entry fee plus she bought it for 230 from him and he still did no work to it .. since it was Quit Claim Deed, there were city liens, condemned demolition list, back taxes and all kinds of stuff owed on these lemon deals. And he sold these houses to unsuspecting investors for cash so no appraisals had to be done. Wow

Predatory tactics being used on those who are the most vulnerable and the least knowledgeable. This was especially treacherous because he was getting properties to make himself seem legit. Hopefully everyone is able to get their money back.

Had he started slowly with a single investor, he would have been fine. My interpretation is that he’s terrible at handling client money. I actually wouldn’t be surprised if he makes/made money flipping real estate.

There still out there on you tube- he has his wife walking out of the house down the walkway with tight clothes on with the camera focusing on her assets saying nothing and everyday it’s the same thing she’s walking in the house out the house on the patio all while wearing tight clothes like what’s up- got your old lady flaunting like some streetwalker for some weird type of attention- you never know what Greg and his wife are up to being that there both so scammy- then she’s promoting a new podcast- I’m like really you BOLD VISH- never trusted them from the first day I saw them finessing their community I mean look at the guy does he look trustworthy???? He reminds me of a slick used car salesman

There are thousands upon thousands of seemingly legitimate Real Estate investments that are misleading at the least and pure out scams at the worst. The most common are the ones that the investment groups put a value on property based of what they paid for Real Estate. Although in reality they were purchased from corporations that involve the same people involved in the investment group.
