These walls are blowing my mind lol they look so fragile and thin, is there a reason people in US/Canada use these instead of brick or cement walls? (Not trying to be rude I’m genuinely intrigued and wanna know)

Drywall is much quicker, way less labor intensive, and less expensive (due to less labor costs) to install! With insulation, it also sound proofs better than brick and cement. They still use concrete walls here for things like apartment buildings and when it's needed, for example the brick wall between houses that I exposed last episode (but we're deffs not engineers who I'm sure would know when to use one or the other structurally!) The use of wood in "the new world" was just due to the large availability of it when westerners first settled there and it was just adopted as the norm. It's very popular because it's very quick to build with and people could build their own homes, which makes sense when you see how steep the population growth was. Europe also used to build out of wood, but most of those buildings are now gone and older buildings are all built out of stone. Building out of wood became quite unpopular after a number of devastating fires in cities like Paris and London so people preferred to build out of less combustible materials and that trend has persisted. Most Europeans would never even consider building a house out of wood because they consider them as flimsy and temporary, but that's a misconception. Wood buildings can be very strong and it's very good structurally, especially in earthquake prone areas. For acoustic insulation solid stone or brick walls are better though, but wooden walls are more flexible and can be added or removed easier, quicker and cheaper.

Also if you are comparing against latin america or maybe some asian countries there are higher sismic risk at those, hence they need to be more resistant walls than in europe or us/ca. Aaaalso, wooden structures are more likely to get moldy and infested in places with warmer/tropical weather.

@@DianaCruz-bz3hf But the US has more natural disaster than most of the Latinamerican countries. I think it's just because is cheaper in those countries. In most countries of South America, drywalls are still more expensive (the materials), and people don't trust thin walls, haha.

Ahah yes like the reality of home reno. The budget is just that and always have have extra money on the side for things break/ not safe 🤣, plumbing or electric problems.

Yeah they are timeless really. It's a solid choice. And I was thinking she could do a border with black tiles and then she said she was going to do that. Haha. I mean it's her house and I'm all for people doing what they want. However I'm liking her choices.

I would love to see a video about how you guys save and finance for these kind of projects and also more dedicated DIY projects. Maybe it would be boring for some but sometimes I wonder how an average person can afford these kind of projects on a fixed salary. Thank you! Reno looks amazing and I enjoyed this video!

I used to actually work within the housing industry- I don't know how Kelsey or other Canadian's would finance (I'm based in the US!) But, sometimes, people will apply for Reno-specific loans. Basically, you would talk to a broker as well as your contractors to see what renovations you would like to do, how they would increase your homes value, as well as assess the current value of the home. If your renovations are purely for you, not to increase value, obviously that would be taken into account as you can 'max out' your value at a certain point. After that, the bank assesses what it will give you based on that, as well as other factors (credit, etc). Same as taking out any other loan, except they do require inspections to make sure the reno is being done to state-specific, loan specific, and federal specific codes (Fire code, safety, etc.) This is just one way to reno, I'm sure there are other loan programs and stuff as I've been out of that industry for nearly awhile now. Also if you do everything yourself, I'm not sure how financing that would work but it would likely be the same way. I worked very indirectly with reno-loans but I saw them once or twice (And it was usually Reno for the purpose of increasing value to sell), this is just the very most basic way of doing it. :) These rules and laws change all the time so it could very well be different now, but that's how I remember it!

FYI, traditionally plaster and lath used HORSE HAIR to help bind it together. So yeah, that WAS hair!

I mean the little device we run along the wall to locate the studs behind the drywall, or else the old fashion way which is rapping your knuckle on the wall to detect the change in sound between the studs and hollows in between (usually 16 inches). :)

That will DEFINITELY improve the value of the upstairs, make people want to rent it and a way for Kelsey to ask more money for rental! It was such a relief to me to get my own washer and dryer and not have to worry about coming up with quarters for the machines (yes, that was a long time ago).

As someone who rents the bottom floor of a duplex, I can’t believe that you chose to live on the bottom floor! We hear every step our upstairs neighbors take plus their full on conversations 😤 it could also just be that our place is very old but I’m hoping you don’t have a similar experience!

in older houses a lot of time the plaster is made with horse hair because "way back when", it was everywhere and was found to be a great binding agent! :) love this playlist Kelsey!! You're definitely one of my inspirations on here to become an interior designer, love your videos/DIY's!! :)

I think my favorite part about this series is that you're very realistic, it's not an easy process, and it's not going to be exciting 24/7. It's pretty dope you're getting an open concept kitchen AND you'll have a second unit rented out to help pay your mortgage, two of my dreams lol.

They are mostly very old, very sturdy brick walls, not so easy to tear down. 😅

@@emilyelisbeth newer homes often will have concrete/cement walls, because it's cheaper and qiucker. But brick/stone walls are also common. Drywall with studs is rarely used around here, most likely you will see that in houses where they built out their attic into additional living spaces by them selves because it's cheaper, leightweigt, doesn't add to much weight to the ceilings and can more easily be done without to much knowledge in construction. :) at least that's what I've seen here in Germany, haven't been to all european countries yet 😅 but I think it's very common all around.

Emily E Morris I’ve never seen a drywall in my life, not even the newer houses have it where I live. It’s all brick or cement walls. So as I watched this I just couldn’t wrap my head around the thought that y’all can just rip apart your walls or that you would even build houses like this, like i have a feeling it’s so fragile and the bathroom could get moldy quickly lol

In the Netherlands I think most (non load bearing) inner walls are drywall actually. Load bearing inner walls, and outer walls are almost always brick or concrete though.

(I was wondering about that front bedroom with all your stuff in it, Kelsey, I kept thinking 'how are they going to renovate that floor? wouldn't it have been better to rent a storage unit to put all her stuff?' But of course she had that all figured out.)

I feel for you, Kelsey! When I moved into my apartment, I thought the reno will never end. And now I'm social distancing in it, when it's almost completely finished in regards of decor, and I feel so happy that I invested al that time and money in it. Now I just get to enjoy it! I freaking can't wait to see the entire house done, but also looking forward for the journey. The day you plant a see is not the day the flowers bloom, I guess I gotto wait :)

Thanks for this Kelsey, I feel so heard!! Currently going through a major renovation in London, UK - I've had to relocate to a few miles away to self-isolate and I'm 32 weeks pregnant so we have a pretty hard deadline! Luckily our renovation team are a family so they can keep working and isolate together. Can't wait for decorating in the next few weeks, fingers crossed you can start too!

I looove these episodes ! I'm an architect so i'm so curious to see the whole thing done !! I'd love to see more floor plans too, like the one where you showed where we are 😅🙈 Just to have a clear idea of the new floor plan of the entre house (please ! 🙈) 😍😍😍 It's looking gooooood !!

Oh my goodness, how real can it be? this is a great video on what goes on when you are renovating a house, and especially when you are making the space for more than one family. Everything is looking so good, and I'm so excited to see how the basement looks and when you actually get to move in. Oh man girl I feel this, when I bought my house I had no idea how many issues there really were. We started working on the bathroom and it ended up setting me back moving into my house almost 4 months. You're house will be beautiful!
