The planet is heating due to the urban heat sink effect and natural variation. Viewed in the broad, the bulk of the planet is cooler than is optimal for most of the annual cycle given that photosynthesis is favoured by temperatures between 25 and 35 degrees. We all depend on plant activity. Warming enhances plant productivity, especially in the southern hemisphere where winter temperatures at quite low latitudes are quite disadvantageous.

If a rent freeze means you can't sustain a second or third property, you should sell and get out of the game. You have made a speculative investment that didn't pay off. Go invest elsewhere. We shouldn't be prolonging the suffering of the up and coming generations for the profit of those already better off.

You could make the argument that all countries with a heterogenous population is racist. That is why given the negative connotations with the word "racist", we have to be more scrutinous when calling a whole country racist.

Interesting thought about the rent freeze making housing investment unnattractive, but I think that is the point. Rent freezes aren't meant to be a permanent solution, they're meant to be temporary but multi-year to allow the other, permanent solutions time to address the issue i.e. building more homes. Maybe the calling the short-term solution a "freeze" isn't appropriate, maybe it should be called a "cap" where rents can't increase more than 2% per year for 3-5 years. The added impact of this is that it slows the rent contribution to the CPI, reducing the pressure on the RBA to raise interest rates, further easing the pressure on those households who do have an investment property. It intervenes in the cycle to slow it down to a manageable level.

Nice that tax payers have to compete with immigrants for buying a house though. (NOT!) Conscientious legislation please! Health and education should be free for low income and subsidised for middle income earners. In any populace this has raised social fabric of society, ie, less crime higher employment rates. People start to have a vested interest in their lives and their environment. WHAT ABOUT THE NICHOLA TESLA COIL TECHNOLOGY !!! BEEN AROUND SINCE THE START OF THE INDUSTRIAL REVOLUTION !!! I find Bongiorno's comments on rent freezes and negative gearing, variously, puzzling and at worst nonsensical. The point of policies on housing affordability necessarily must, to some degree, shift the emphasis away from protecting the "poor struggling investors" at the expense of those who struggle to or simply can't find affordable housing, whether renting or buying. Government policies for decades have promoted the interests of investors above all others. Perhaps it's time to shift the emphasis back to renters and buyers. After all, if the only way an investor can afford to gear into a second or third or even "nth" property is a generous and costly tax subsidy, please explain why that is good economic, let alone good social policy. A home owner who can't afford their mortgage may be left with no option but to sell and that is,. apparently, market forces working. But investors have to be protected and are protected, at huge expenses to the federal budget, from those same market forces.

Fixed interest rate for home loans are the way to prevent people from loosing their homes. Say 5 percent, then if rates go up or down the same is same. I remember when rates were as high as 17percent. This way houses won't go up in price so redically and neither will rentals!

Over the top immigration is unsustainable/ every state has a carrying capacity. Like me having a 4 brm house then going from 5 inhabitants to 100 but I can't afford to alter the dwelling by the way....Paul u are wrong on this issue. Not racist but measured immigration and not going from 200000 to 520000 in one year.. It is about supply and demand....why should foreigners be allowed to buy our properties and why should international students be allowed to buy property here when in receipt of a visa. You are not right at all. The young are being screwed well and truly! Canada in a similar situation as us due to turbo charged immigration which is not good and consequential. I am annoyed that u are called racist if u challenge the numbers coming here...similar to your Israel comments. Conflating criticism of Israel to anti semitism..! Cause and effect>>>don't dismiss the ramifications of this simple equation.

Well Laura Tingle she is right ! Many styl live in a post Colonial Era ! If that isn't a signe of risism I don't know! I did Expiriance my self for the last 25 years !!! How we still talking about Aboriginal peoples is an other Clear evidence!!! When we are moving forward from post Colinialism !? I'm sure we can improve on the current behaviour.
