Very nice video, thank you for the output ! I’m currently travelling through Asia and having spent a bit of time in the capital, there seems to be an oversupply of condos. Indonesia where I will move to soon seems to be an interesting market too but not as foreigner friendly as Cambodia (ironic since it seems to be the friendliest I have ever met in Asia…) Keep up the good work

Bravo Georgious! Superb review as always mate. I just left VT, but didn't catch my eye for investment. However, Cambodia and Malaysia my options, and am gonna start digging things up there this year. Surprised to see PP topping your list, was there more thn 10 yrs ago last time but found a very depressing market/society with no future. Who knows, things probably changed in the meanwhile. Many thanks. In all honesty Philippines has amazing demographics especially Manilla and I like the fact that most younger people speak English. Perhaps Manilla is not pleasing to the eye and it is not a place I would choose to live but if you take a 10/15 year view I think as the population increases (in an already very densely populated city) and the miidle class has more disposable income prices will shoot up.

Cebu, is generally where in the past the expats headed for. But this is fast becoming over expensive. The USA is building 8-10 large military bases into PH [again], which will increase investment as a whole to the country. Head for areas such places as Bohol, Clark & Davao for very safe good areas to buy or rent. Stay away from Manila. Look just outside, if you do. The Philippines is a massively untapped economy that's going all out to match its more illustrious neighbours.

Many many years in Asia and currently in Thailand and I couldn't agree more with your comments, additionally Thailand super cheap now and I always like that plus the weak Thai baht making it even cheaper at the moment, Indonesia would also make interesting analysis Giorgio and is well.positioned to be the rising star of Asia with.its enormous growing population and resource rich land, spot on Giorgio!

I'm going to disagree with you on Cambodia. As a longer term investment, I would agree, but Cambodia seems to be playing catch-up with the rest of Asia in technology, standard of living and attracting multi national businesses. So for shorter term investments, I think there are other countries where real estate is pricier, but better life styles overall. My doctor, who is Filipino, says I should move to the Phillipines. Nearly bought in China a couple of years, back, glad we didn't take the plunge... Would put Malaysia no. 1 for retirement but you need £££, Thailand a condo is OK if you are looking long term, 2nd home holiday home, they are hard to flip and many remain empty, plenty of places like Chang Mai in the North, Hua Hin is up and coming, Phuket is way too expensive now. Rental there is cheap though. Most of these countries are leasehold.

Malaysia used to be a financially good option to retire [MM2 visa] until it changed its visa program & made it expensive. I would opt to rent instead. As property rentals are very affordable and good value. KL is a wonderful city to explore. With superb public transport. Also consider looking into George Town/Penang, north of KL.

There is just too much to cover for a short video ! Do people "invest" to live there themselves or is it purely an income property ? Do you manage your property youself... or do you have to rely on a local manager ? (warning !) People generally pay too much attention to the purchasing price ... and not enough to taxes and local regulations ! Also one person can succeed while an other one in the very same place will fail miserably. We all know that the difference between success and failure lies on only one or two details... Keep in mind that things change with time . Supply and demand, regulations, politics, etc. Almost anywhere in the world the best buying opportunities were in 2021. Buy when there is fear and uncertainty. Prices have skyrocketted since then. I was in the Philippines in 2007 (16 years ago) and didn't like it at that time. But guess Giorgio where I am currently now ? Back in the Philippines ! Testing the water again... Always proceed with caution regarding RE investment, even more so in a foreign market. Great questions there! How would you answer them yourself? Do you invest for rental income? If so, how do you manage properties - yourself or with the help of a local agency?

Interesting to see options outside Europe. How would you manage properties from Europe though? Through agencies? If so, then the ROI would probably be similar to European markets right?

I still think the yields would be higher. Most capitals in Europe particurlarly Western Europe have yields of less than 4% and in many cases less than 3%. Of the three countries I think Cambodia will be the most difficult as the market is less develpoed. In all markets you have to be careful when buying a property but more so in Cambodia where house price information is not so freely available.

Let's define "foreigners" ! The great majority are Americans. In number 2, far behind are the Australians ! And even very far behind you have a bunch of British and Canadians. And that's it ! The Philippines will never be as cosmopolitan as Thailand.

@@didierdenice7456 i don't have the data. But there are many Chinese, Russians, as well as those you've both mentioned. In terms of tourists, Chinese, S. Koreans, & Americans are part of the top 5 i believe. We've had lost decades because of bad governance; we used to be 2nd only to Japan decades ago. Thailand is a great place, but let's admit many prefer to visit & live in English-speaking places like the PH. PH is so popular, in fact, many KZbinrs move from TH to PH & keep coming back here (or even stay).

Giorgio, did you invest in Southeast Asia? I am highly interested in community who can help me about Cambodia as lived there 1 month (in Phnom Penh) and coming now again for a few months with business visa. The society is great, they are hardworking people and very traditional.
