@@mikegray8776 Thanks Mike!! So I'm from the US. Not sure what country you are from. Hopefully these questions do not seem silly to you. What do you do about getting your taxes done? Are there reliable places in Pattaya that can do foreign taxes for expats? What about mail from your home country once you leave for Thailand? There are some institutions I deal with in the US that do not deal strictly in electronic delivery. On a completely different note... Can you cook and wash dishes with water from the sink or does it have to be bottled water all the time? Same for personal hygiene. Brushing teeth and such... Do you ever worry about identity theft. I have watched so many videos where people hand off their passports freely to agencies for visa renewals. Should I bring computer equipment from my home country or buy it in Pattaya? Is it safe to keep money in a Thai bank such as Bangkok bank or would you transfer money every month from your home country to pay your bills? Can the wifi provided by the Thai internet companies be trusted? ie: Nobody hacking into your wifi router stealing banking/emails passwords and such... Believe it or not but that's the stuff that has been on my mind. :o)

You neglected to mention the "5 Property Clause" which affects quite a lot of tenants and their respective deposit requirements. The 5 unit rule invokes a “contract-controlled business” title. I find that MOST Pattayan agencies are completely unaware of this or neglect to communicate it as they are working for the owners, not tenants. Here are the CURRENT rights you should have discussed: Lessee rights 1. A lessee has the right to terminate an agreement with just 30 days written notice. 2. A lessee has the right to ask for a non-Thai version of the rental agreement. 3. A lessee has the right to view a property inventory (this should be attached to the agreement) Landlord requirements 1. Landlords must give advanced notice of any property inspection. 2. Landlords can only request one-month’ rent in advance, and one-months’ rent as a deposit. 3. Landlords can only charge utilities at their cost value (I.e. they can’t add a profit margin to these fees). 4. Landlords cannot withhold a security deposit due to general property wear and tea. If a business operator fails to comply with these laws, they could be imprisoned and receive a fine of up to 100,000 Thai Baht. We hope this article has made these new laws clearer for both lessees and landlords.

Great stuff Trevor valuable information in there,for when we come over to retire.Finding the the balance in somewhere to live is the most important as I looked at Pratumnak which is a nice area,however it's on a hill so if you have a health condition it may cause you problems.We won't be using bikes or cars,so a bus route is very important. Thanks again .

I'm surprised that the rental agency/agent doesn't subrogate the rental deposit. I realize that the onus is on the landlord to return the deposit promptly, but if they choose not to, what recourse does a foreigner truly have once the lease is up and they leave the country even with legal representation?

Good question! In the video, she mentioned that they recommend a lawyer if there was a matter with the deposit. They talk about that around 15:08/15:09.

One problem is, that the place you would like to rent, is offered by maybe 10 other real estate agents. So it might already been rented out, they will have to check if it is available. There should be a common database, that would have solved that problem. Another problem is, that you may find the place you like, at different prices with different real estate agents. When you rent the difference may be several thousand bath, but the worst is houses for sale, I saw one house last night, the difference between two agencies was a staggering 15 million bath.

Agreed, how many times i talk to a realtor to find out the place is rented but see other agents posting it the next day unknowingly the place is rented

Great video, Trev. Is it possible and/or advisable to get the AC serviced prior to moving in, to check on condition etc and what would the ball park cost be? Also is there a platform/s for expats, to exchange experiences of condo blocks, owners and estate agents, so the good and bad can be identified?

The A/C can be serviced when you move in, however our contract always states that the first service is the responsibility of the landlord

Great video! I stayed long term before, didn't know about this option. Ended up finding my own place through Craigslist, was in the middle of nowhere, no transport, was scammed out of the deposit. Like you said, the owner had an emergency and wasn't available on the last day, lol. I was flying out same day, so lost two months deposit.

I think she said the company has 3,000 properties on its books. If it works like the UK the agent typically takes 12.5% plus VAT, but insures your and the landlord's interests. Similarly if you use Agoda, Airbnb, they will take a cut, probably higher because it's short term.

Thanks for the video man! For shorter terms like 1-3 months, what you thinks better, maybe dealing with hotels? I see in BKK for low season, some average hotels were saving the top floor for monthly rent, that was way more convenient than advertised on the internet

Hi Trevor love the channel & great advice….I’ve done the three week mad holidays many times but now looking to settle in Pattaya from September (few pints on an afternoon early evening more my style now with just the occasional crazy session) been retired in the uk for a year though at 52 still got plenty of go in me….the weather and girls are bonuses but looking for the expat community can you recommend bars and area’s frequented by expats as starting point….looking to build a good friend network as it’s a bit daunting heading out on your own. 😊

As I imagine that a lot of people aren't on retirement visas, student visas, or long stay visas is there not a risk to taking out 6-12 month rental leases? As visas tend to be about 30 days is there not the danger of trying to extend the visas that many times?

As usual Trevor great vlog and that company and lady I would definitely use feels very fair and comfortable with her to find something that would suit both parties and secure . You could throw in a look at condos now and then showing the ones that can be affordable and nice areas.

i got my condo with them last month, very profession and thorough, the contract explained easily. i looked around on many FB sites and many times no reply when enquiring , answered my email within the hour, looked at a condo that afternoon, signed contract a couple days later i can recommend Corner Stone for any rentals

Yes, been there , great spot, exceptional quality food, fantastic service, well done. Bit pricey for average expat or expat on the budget. I'm not the one, no complaints from me. Great vlog anyway, keep on going mate.

One of the bigger problems with renting anywhere in the world is noisy anti social neighbours. In most countries there are laws, rules and regulations to protect you from this, but not in Thailand. In my experience there's nothing you can do but move out to another place.

That is why it better to get the percentage of owner occupied units and avoid condominium unit with a significant number of holiday rentals.

I think any security amount should be paid in escrow, deposited at the agent instead. Getting your money back, yes or no, should be judged by the agent. What happens if the owner goes broke? ( for example ) If for any disputable reason, the owner refuses to pay you back the money, in Thailand there is no way to get it back or you have to pay higher amounts in legal fees.

Although she's protected herself in the possibility of damages, most of the time landlords don't repay the deposit. Sounds like a good deal at first until you throw in the deposit. Then air bnb looks a lot better. If you take an apartment with a deposit, make them earn that deposit. Don't clean a thing just pack your stuff and leave.

Many condos are owned by Thais living in Bangkok who use the condos only on weekends or holidays.

You need to look on your electricity bill. There are two electricity providers one for metropolitan areas and one for the provinces. The electricity rate has a rate, then an increase step rate depending on usage.

She mentioned checking the reading on the water and electric meters on a walkthru. What about things that a photo won't show such as does the cooktop work, garbage disposal if there is one, washing machine if there is one, dishwasher on the off change that there is one, a/c actually cool and not just the fan run and blow air, shower heater work? The list could go on. Also is their a grace period of report things that don't work that you forgot to check in your excitement? Something like 24, 48 or 72 hours?

We would check (and encourage you) to turn on lights, cooker hoods etc plus we always do photographic inventory to record chips, scratches and any damage

Trev, absolutely spot on video, ( From my perspective at least). Looking to move to Pattaya about mid / late July. 1 month central, get my Visa and bearing sorted then long term rental Pratumnack / Jomtien area. I think Cornerstone will be my first stop, again real thanks for this video...I'll get you a beer. PS as said by others, the lady's sound fine...yours was not so good 😂

I’m not saying they are going to scam you but their job is to get the best deal for the landlord not you 😉. A bit of psychology and salesmanship…

A sufficient vacancies rate keeps prices in check. Rent control is only called for when price pressure is high and moving bother is high.

Yes in most cases we will hold the deposit. The bills are almost always givernment so monthly bills can be paid at 7/11

Great video there. Lots of good information however one question remains is it wise to get rental and liability insurance to cover my own loses? As a former manager I always carry a policy just to cover my ass just in case anything can go wrong.

Deposits are an issue worldwide; when I was renting, I always looked to get 50% back; if I got more to me, it was a bonus; that was my expectation.

Hence why Malaysia (apologies) has Speedhome, as we have as landlords faced fleeing foreigners taking fridges, tv, everything to get his deposit before even moving out... I have decided not rent out except through a platform where insurance comes to play and tenants are screened

When she says she has 3000 Properties.. What She means is that they are Connected with Other Renters and Freelance Rental Agents as a Group.. Meaning that Profits from the rental will go to 3 People in Total ie Corner Stone, Freelance Agent / Other Agency and the Owner !

I got scammed by a freelance agent, cause used another agent who used another one, and the last one stole all my money, so never every use anything else than a proper agency ! I'm very happy with gecko properties.

My question is , if i see a place online, but im not going to be there for a few months , can i still pay the deposit so its reserved for me , when i arrive, or will it be occupied by someone when i get , leaving me without the place i paid for. I hope this makes sense what im asking

To be honest that is a very risky scenario and one that I wouldn't do myself and also if you're going to be away for a few months you'll be expected to pay the rent each month as well even though you're not there

We would always keep in touch and only get into deposits within 3-4 weeks before your arrival. I agree the chance of an owner holding their place for 2-3 months for anyone is not likely

I rented a hotel room at Cottys, just up Soi Excite from Triangle Bar, and had to pre-pay a deposit that would mostly cover water and power (not included in the rent).

Yes. I've paid a month's rent in advance & a month's rent as deposit but there's no stated contract term, just month-to-month

I've been using a realtor for many years when renting condos around Pattaya. A good realtor is worth their few extra baht fee for your time, money and headaches avoided.

Tremendous Trev doesn`t worry about renting. He has a bevy of beauties who pay him to "stay" at their places. Strange thing though,he always leaves their flats exhausted,and with a smile on his face. Curiouser and curiouser.
