Listen to the Portuguese, be aware of terrible bureaucracy, talk to the heart of your wife, think of your child growing up in the middle of nowhere, the noise day and night, and don't forget the humidity all year around! How do you get skilled workers several years at that spot. There are many more interesting places for sale in Portugal, with good soil and sun to live off grid. Good luck with your search. The skilled laborers needed no longer exist in Portugal. We opened a school in 1976 to teach young folks mold making skills. Check the sun position during different times of the year. Down in the river canyon could mean for a sunless and cold winter. In my opinion frog perspective properties will get to you after a while. Looking up gets tiring.😊

i’m salivating…incredible!… like i was when i found an old stone gris mill in Pennsylvania that was located on low lands ( wetlands ) and utilized a stream to power a wheel just like this… i had no chance, like many others before me, to do a damn thing with it…im sure it has deteriorated to a point where it’s not able to be saved …and what a damn shame…but don’t let my experience deter you…it’s absolutely worth giving it a very good shot…best of success!

Hello! Im Portuguese and I also work in Real Estate. Bureaucracy is a problem in Portugal but you can work around it and get this speed up. I advise you to get a arquitect who has good connections ("friends") in the nearest city hall, that can help a lot . Lawyers can also help but if you're going to work with an arquitect to do the project he will do his best to help and advise you of all bureaucracy and what you can do in terms of legislation or even find ways to go around it. Its all about having the right people with the best contatcs in that área. I work in real estate and I can tell you that has a LOT of potencial and It seems a good deal if its around 300k. Hotel/spa/resort/BAr/Restaurant... Thats a hiden gem. Best Luck

Watch Mr and Ms Adventure, they have done exactly this with a water mill in Portugal. They give great advice of this process. It is a long one but worth it. Thy live in a camper and they are building up their place, almost in, in about a year and a half. Keep it going...

Not that much water flow , maybe 5kw at best so not worthwhile in my opinion, solar panels are much cheaper and easier to maintain also the noise factor! Still would make a nice tourist spot but permits will be a pain if even possible.

Its a beautiful property brother but if your gameplan is to rent structures short-term, owning in the EU sounds like a bureaucratic nightmare. We own historic property in high regulation areas in the states which reduces rental supply and own in low regulation areas that allow for endless supply and lots of competition. Both suck in their own way but for us, outcompeting people in the market by building a better product vs. out-navigating red tape regulation is a lot more enjoyable. We restored an old stone structure like this in NC so if you move forward on it, shoot us a message. Would be happy to reconnect and share what we discovered on that build!

My partner has family near Loule, they have a load of land and built a bar, Restaurant and a huge house with no problems. Then he built a kids play park for parties, crazy golf, go-kart track, football swimming pool etc without any permission, I said he should be proud as his work is visible on satellite view!! BUT, and it is a BIG BUT, he is a Portuguese through and through! I am a Londoner and my partner says I like it there because I am oblivious to the negative comments from the locals. Putting it politely, they are not too keen on outsiders, that's why Portugal is still portugal all over the country. That's not to say you may get to know the locals and gel, when I walk in to João's bar I get a great welcome and we drink a few beers etc. But I do see the different reactions when off the tourist trails. Her uncle takes us to many off the beaten track restaurants etc and as he is a bit of a face it goes well. When returning with just my partner it does feel different! If you can speak the language, and I think Anna and yourself can? that will be a big help. But the place looks amazing and I really hope it goes your way. PS, about 60km to the south there's a great cooperative called Adega Cooperativa de Carvoeira, C.R.L, Estrada Nacional 9, nº 5 | Curvel | 2565-138 Carvoeira | Torres Vedras | Portugal. James, you won’t be allowed to set up yurts or rent out tents to tourists without a specific permit called a "campismo" (camping site) permit. This permit is notoriously difficult to obtain. I have a friend who already holds a "Turismo de Habitação" permit, which should make things easier since he’s running a tourism business on the same property, but even he’s been waiting for five years to get approval. I’m Brazilian, living in Portugal for six years, and I’ve bought a 12-hectare farm in Serra da Estrela. If you need help navigating the process, feel free to send me a private message. Be careful-many property owners in Portugal will tell you that everything is possible, but once you’ve bought the property, the reality can be very different. For example, if the previous owner didn’t have approval for any structures like concrete foundations, you could face serious problems getting your business approved later.

James; look at the shrubs around the property, and you should find were plants freeze, and then recover, after an extra cold year. ...you can read the history of the property, by the type of plants, but find the ones that will physically record a freeze... ...the freeze will cause the plant to form a knuckle of regrowth, where the frost took the plant back to... ie., look for sumacs, or laurels...

There's no question about it, the property is a dream. I'm just wondering whether I want to hear the water so loud all the time. The whole thing definitely has a lot of potential and you certainly have plenty of ideas for it. Make something of it or keep looking, there are certainly many other possibilities with their own charm where a lot can be done. If the price is acceptable, you should be clear about the further investments. And as some have already written, look for the right lawyer/notary who will draw up sensible contracts. Remember, whatever you do in the future, you are a family man and you must always think about making sure your family is safe and provided for. Wish you all the best.

Reminds me of a holiday resort, i've helped to fix for selling, in New Zealand. Looks like a forever-project or too expensive to be worth it. Doable with a good team but a burden again in 20-30 years. Not great for a kid either, without other kids around and a vehicle as a hard requirement.

Looks amazing..I built a house on/ near a river with a waterfall ike that in the US....waterfront property is always going to be valuable if you can elevate its legal use but that is the trick. Took 15 years of environmental bureaucracy costing almost $100k in just engineering fees....ultimately was successfully...do some consultations with structural engineer as River may be violent in spring threatening foundation and dam also have them evaluate septic system as both could be hard blockers.

Be a great place for a distillery or Yoga studio... It's beautiful. The structures are a little rustic. You could definitely power your self and the cabins, yurts or tiny homes. My first thought was distillery...I'm a Kentucky girl and almost every river/stream has a bourbon distillery next to it....it just made perfect sense to me. Craft bourbon is such a big deal every where. Japan does it very well, why not Portugal, eh?

To get permits can be a slow process, but in some countrys, laws can be old, so it can be cheaper to go ahead and later pay a little fine. Get legal advice and find out how much you would have to pay as a fine and that it will not be reversed.

Just to give you a pointer about Portugal. Everything there in government is Old School. So if you want to buy a restricted property, Old School Rules Still Persist In Being Able To Buy It. Money Talks, All Others Walk!!. If you were to get some Investor Friends Together With Your Finances, you could get that property without any problem. Of course it would cost you about $2 Million Euros but it is doable. We now live here and have learned All The Rules In Ownership of Property. If you're looking for a place to live on the short term this is not the place. This is a place with a lot of potential for a touristic project, accommodation, and a restaurant but it will require several years, a good architect and a lawyer to guide you through the process. It will have to be a project based on sustainability, and job creation and will require some good political skills to convince the mayor. All this is just to say it is not impossible but it can't be rushed and will require a lot of anxiety and expectations management :-)

just check into flooding, make sure in the last 10 years the home did not experience flooding. I have a creek on my property and during flooding fortunately the rising water goes mostly the opposite side from my buildings. I had it close to the buildings but never in them. The property has been in the family for 50 years now. Please check for flooding. Ask the locals. 3 years will fly by, take you that long to get home built and settle in.

Very cool, but prohibitive costs, a bureaucratic nightmare…and even if approvals were obtained, it would take a small fortune to complete. But it’s you dream…just be sure of the costs and return on the investment in time and money is worth it.

This is not a place for children and everyplace and everything you look at is beautiful so you are not looking throughthe eyes of a developer. One other thing you better have very and I mean very deep pockets (I know this from a similar experience that went through to finish but I would never do it again) as if you think a sailboat was a black hole this is a lot bigger with more suprises as you go along.

That part of Portugal in winter Rains too much. It’s fing cold as well. Think N. Oregon/ Washington State. Place will be Dead in Winter. That Boy is full os BS

It will haunt you if your don't buy it, However once you buy it you will need the all the resources to deal with everything that comes with it from licensing to building. James, the owner is now selling it, as he hit a bureaucratic wall! Take care don't wear rose colored glasses don't jump in if it seems too deep. dude see if you can find someone to convert those sawmills into sewing machines and find some sailmakers that like portugal! can you simply clean and maintain the existing property? that would be good enough for a lot of people just find level ground and get some tents of various sizes. good choices buddy, lovin' it.

Don't. As beautiful as it may seem, it will bankrupt you very quickly. Be wary of the hospitality industry. Its a very finicky industry and the odds are always stacked against you, especially in these times we live in. I personally know several good friends who are trapped in their little boutique hotels or restaurants living hand to mouth every month....because it is an unpredictable source of income. I think plenty of comments along the same lines here tells you the same.
