The best way to stay out of a lawsuit or to win one is to anticipate one from the start and document, document, document. I walk through my STR before each guest, taking a video including time & date stamp. Takes less than 10 minutes and can PROVE what your place looked like before each guest.

Its typically Airbnb paying it out, which is why they fight so hard. Also have to be careful of the words you use as sometimes they will use those against you to make it "not covered". Its not a perfect system and works most of the time, but we still loose out int he end sometimes. We plan to add individual guest insurance policies, 3rd party (paid, similar to VRBO) soon going forward to help as well.

How are you typically handling the timing of the reimbursement request? If you are requesting money during the guest/host review period, are you considering the possibility of the guest leaving a poor review as ‘payback’ for submitting a claim? I’ve been hesitant to submit some smaller, but well deserved extra cleaning claims for this reason. Since relatively new to hosting, I only have about 30-40 reviews on each listing and a poor review is very impactful on the average host rating. Thoughts and/or advice appreciated!

A host charged me for floor board damage that was normal wear and tear in a mansion. We weren’t even in the room lol. Charged us 500 bucks for it throughout the house. Please don’t be like this lady all of y’all 😅

Don’t forget the super bad guest: they show up early with 5 extra people, they walk in on your good guests, then they drink all night yelling in the HOA niehborhood, brandishing their weapons & smoking crack in their cars. Then when you call/text they threaten to kill you and your family. Your so afraid you wait till the next day then find out they pee on your carpet, broke down a nine foot door, threw up in the trash can but missed . Threw a chair in the pool, left gum on the dining table where they smoked weed. Then :.your next guest is coming at 3, but these guys won’t leave until 2, but refused to pay any extra fees. It was really too bad AirCover denied my claim on this one. It just clearly a wild night, now I know. Oh ya..I have.the infamous WHITE COUCH!

I'm concerned that guests will leave a negative review after I ask them to pay for damages they created, how do you deal with that

In the meantime while you talk to Airbnb to pay for the damages , can you still list it with the damage stuff?

I wouldn't really call it "having your back". All the time and effort you put in to getting that lousy $500.00, almost was not worth it (as your wise hubby said). And that is what they want. To make it so difficult, that you give up or get the minimum they can give you. Sounds good on paper, but when you try to use it...?

Airbnb should also have reimbursed you for your time to process the damage request. Damn…you know those service fees are paying for the insurance to cover damages. Bad bad guest still roaming the earth

Air cover is a joke, $1000 damage to my floor Airbnb gave me $162 and keeps Asking for documentation that is super difficult to get

This way Airbnb have to have more belive in hosts then the guests because i have pictures and any other costumes sed that everything looks exactly in the pictures and after a guests damaged something they don't believe this is ridiculous how come I don't have problems with the previous guests to sey you now what this was like that bulshet whay they don't complain about that instantly Airbnb just want to make money this way they going to lose business if they cip dying that shame on them

A very lengthy video for a medium amount of helpful info. Next time, break it up into smaller parts. I didn't need to listen to you read the AirCover rules. (And that's not what your title promised.) I also thought it was funny that you guys are working on getting a $7M property under contract, and you are PISSED about the couch.
