At 71 years old, retired for 15 years…. I believe best places to retire is small towns that are half hour or so away from a decent medical center.

Hey, Briggs - there’s one stat you could add to retirement videos that would really be helpful, and that’s average rent for a 1 bedroom apartment. Not everyone is interested in or capable of purchasing a home at any point in their lives, let alone retirement, so it isn’t an option for some of us. Thanks!

A lot of these retirement places want cash. They don't deal in debt. No mortgage. You sell your house, then give them the money for your new house. $400,000 cash. From someone who has to make their money last until they die, and don't know when that will be.

SSI is a non taxable federal benefit. Those benefits don't pay enough to get taxed since it means tested

The maximum at age 70 for SS is 4,873 per month which will definitely get you in a tax bracket which is $25k a year.

As for Boise, you can live cheaper in Twin Falls, Idaho. Doesn't have as much going on as Boise, but cheaper and a slower lifestyle which some will like.

Two years ago I spoke with a hotel owner in St. Anthony, Idaho, (eastern side) who told me that the population of the town was starting to increase because of people moving out of places like Boise and Spokane, Washington, due to the influx of Californians in those cities.

The crime rate in Pueblo CO is over 200% higher than the national average. I wouldn't call that a Dream Town myself.

Why by state? State lines are such arbitrary boundaries, and the state laws aren't that different (e.g. taxes - if they don't have income tax, they will tax you another way).

You missed one very important thing that all retirees look for: health care. Are there decent hospitals or at least clinics nearby? And good doctors? When you're retirement age your parts start to fail, so good medical is a must.

Went to the Colorado State Fair once. We swore we would never go to Pueblo again. It’s a dump and has a scary feel to it.

I lived in Oxford for three years in the 90s. It was a wonderful place to live, especially if you are late 20s and in school. But not a lot of jobs, and remote work wasn't a thing then. I think about moving back there often, but I probably couldn't live near the Square anymore - the average home value townwide may be low, but thanks to the "football condo" craze, the values near the Square and Ole Miss are much higher. As for racism, college towns are all the same; the most visible racism you'll find now is of the so-called "anti-racism" variety. Even when I lived there I found Oxford to be no more racist than the college town I grew up in in New Hampshire, and it was certainly less racist than Boston.

My parents retired to Hot Springs Village and I visited many times. Beautiful! The lakes and golf courses are legit. Be aware there is a property owners association and that's how those amenities are paid for. Also, as you might expect in a mountainous area, some of the roads are roller coaster high and low. Overall, it was very, very nice and if that's the environment you want, check it out.

Bella Vista was originally designed as a retirement community in the 1960's but it has become a place for all ages and families. It's about as beautiful as you would hope a place this affordable could be. Bonus that it has all the amenities you mentioned and is connected to Bentonville which makes it even better. And if you like mountain biking, it's incredible.

It feels anything but scenic to see lots of asphalt and impermeable roads. The photos are a good way to identify the communities you mention but scenes of roads and warehouses are anything but attractive.

My parents retired in Long Beach Mississippi ten years ago and love it. We've visited a few times and it is a very nice community. Beautiful beaches, fishing, islands, casinos, very friendly people and amazing prices on real estate. Low property taxes.

Oxford, Mississippi is the only town on this list that appeals to me, for history, bookstores, coffeeshops, eateries, southern mild winters and active vibe. Seriously keeping Oxford in mind. I could live in Florida, but not Homosassa. Sure I'd like St. Augustine. Can't see myself moving to any of the other states mentioned.

Pueblo? Really? This past summer I moved from Pueblo to northern Arkansas, and I could not be happier. Pueblo has a very high crime rate, and housing costs are escalating. My first month in my rental home in Pueblo's "North Side," (March 2001) there were two drive-by shootings at the same house across the street - and North Side is supposed to be one of the better areas. The only reason I stayed for more than three years was that I had family nearby in Pueblo West. Pueblo is dirty, dusty, has a big homeless and drug problem, and has had an increasing gang and crime problem. The medical facilities are good, to be sure, but aside from that, it's not a good place for seniors.

I attended a funeral in Kingsport, TN a couple of years ago. The coolest part of living there is the tiny airport. You’re a 45 min flight from Atlanta, where you can connect to a direct flight to just about anywhere in the world. I imagine it take some people in the suburbs of Atlanta longer than 45 min to get to their gate in the Atlanta airport!

I always enjoy your videos, and though I understand this one is primarily about "affordability" I think not including crime stats in a major omission. I live in a major metro area that I mostly like but plan on leaving when I retire because property crime has gotten ridiculous. No matter the part of town, your home and car are never safe regardless of precautions. I looked up a few of these myself and would eliminate them immediately because the crime rates are so high. For most, especially after a certain age, feeling safe and secure is important to a good quality of life. A given individual may be willing to trade safety for affordability to some degree, but it's important information to weigh in.

I live south of Homasassa Fl. Your description is spot on. It is what Florida use to be. There are a number of over 55 communities in the area. I live in one that was build from 1982-1997. We get a lot for our HOA fee with 63 weed free holes of golf. The older developments in this area kept the live oaks. There are many options for retiree's in this area from new construction to mobile home communities that you own your own land. Tampa airport is less than 90 minutes away.Traffic is ok in this area because of the amount of protected land west of US 19 that can not be developed. If you want night life, you can drive over to the Villages.

The state tax exemption on SSN benefits in Arizona is a STATE TAX issue. It has no affect on the federal tax or "Uncle Same going up your colon." Get it. Got it. Good.

You got everything right about Morganton, 1/2 of my family lives there. What you left out is the extreme poverty and drug addiction that is very present within the community. Want that farm to table meal without pretentious attitude? Just walk by the strung out locals to get there!

Kingsport has 9.75 % sales tax, and groceries are taxed. Kingsport is a Bible belt town. There's a lot of churches. It is a very slow pace, so this may be a plus or minus for some😊

I started watching Briggs about 3 years ago when I was trying to figure out where to move. I wanted to leave Colorado that I called home for 36 years. Funny thing is I ended up in Kingsport, TN he never mentioned this city I just ended up here. Is Kingsport perfect? Nowhere is but I love it here I wish I found it years ago. I am super happy to be a Tennessean!

I also left Colorado, which had been home all my life, this year. I was very interested in Kingsport and other areas of northeastern Tennessee, but I finally settled on a beautiful little village in the Ozarks of northern Arkansas. Interestingly, my closest neighbor also escaped Colorado.

I’ve lived in Pueblo, Hot Springs Village, Bella Vista and I’m a Florida native. Amazing to see so many places I’ve lived on the list. As a kid I remember the steel mill in Pueblo as the primary economic driver and it was a rough crowd. Downtown Pueblo was door-to-door-to-door bars and they were all doing a business. Nice to see things have changed.

Some great options depending on the part of the country you want to be in. Homosassa FL, and Green Valley both have their charms. Oxford MS would be interesting. We prefer the gulf coast area of Alabama, but prices are definitely up here.

Well I'm a long ways from retiring but honestly I would just rather stay where I'm from. I love it here in Santa Rosa ca. The problem is just like the rest of California the cost of living keeps going up here. Especially with all the people from San Francisco moving up here. Although ideally I would love to go about 25 minutes West to live in the small Beach town of Bodega Bay. That would be awesome! The problem with Bodega Bay is that you're not going to get a whole lot of amenities there and there's not really any corporate places you're used to besides 76 gas station but there are some pretty good local restaurants there and it is a Beach town and it has a wonderful view and it's just so beautiful there. Plus if I want all the amenities it wouldn't be that long of a drive to get back to my hometown of Santa Rosa anyways.

Pueblo CO has a higher crime rate than retirees would like. There is a tarantula season. Prices have gone up as remote workers are moving to cheaper cities.

Murray, KY is a small town, low housing costs, low taxes, and it's close to one of the best outdoor recreation areas in the country. Healthcare is pretty good.

Kingsport, TN? Mild winters? The tri-Cities area, of which Kingsport is part of, gets a LOT of snow in comparison to Knoxville, which is a little further South. They are liable to get 6+ inches while down in Knoxville, we might get a dusting, maybe. (I realize to a lot of areas that 6 inches ain't much but here is is definitely something.) Only the plateau region (Crossvile etc) seems to get more snow every year.

I live in Alaska. At least in an earthquake all your stuff ends up in a pile instead of the next county. We survived just fine with a 7.1 centered about 15 miles from us. We have great medical nearby which is great when you get to be over 70.

Boise Idaho?!? It's crazy hot in the summer, crazy cold in the winter, dry all the time, and generally sucks as a metro area. Please go there, it'll leave more nice areas for the rest of us.

Most retirees hopefully have their homes paid off and no major debts. I live in Southern California and it’s not too expensive if you are in that situation. California does not tax social security. Gas is super expensive but I don’t drive too far so I only fill up around once a month. Hope you’re not getting hammered from that storm up in the Pacific Northwest Briggs!!

Also, California doesn't have estate or inheritance tax. I think Oregon might have the worst estate tax in the US.

Briggs, you've been everywhere. Do a video on how all the weather in other places compares to Oregon weather. I mean really compare it from your experience. I can find a lot on the internet but the internet hasn't been there. I hope to retire in a red state that has Oregon's mild weather but with more sun, not necessarily more heat. A tall order, I know, but you're totally the one who can do it.

That Morganton NC area might even be more affordable now after the hurricane devastation in western NC....I enjoy the videos about these smaller towns much more than the ones about the big cities as im never going to live in one in the first place...As for Abilene being #1 on this list...Texas along with Florida are probably the two states i would be least likely to live in plain and simple...Love the state of Idaho, just not the Boise metro area...No fan of any metro area really....Love Colorado, i could see myself living there also...

Well I'm not sure what you can purchase for $450k in the Boise metro area? I am retired and houses are more like $850k unless you are looking for a major fixer upper in the Bench Area.

And yet it’s the 3rd most populous state in the country. Must not be all bad ; I think you believe what the news tells you a little too much. 🤦🏼When a storm hits a sector of florida well another 22 million people are doing just fine in the rest of it further inland. Anyhow, enjoy shoveling snow in Minnesota, Illinois or Nebraska… wherever cold state you are in that gets random tornadoes 🌪️ and hail damaged homes and cars. Without enjoying being close to the ocean. 🌊 for the next 6 months.

Briggs, I would be interested on your take of Kingman, AZ. I am moving out of California... hopefully this year. My wife and I are divorcing, she wants to stay, but I am out. So, I am willing to work with her so she and our kids can stay. Even if we divide our home equally, the resulting funds, combined with the equity we have, would still be insufficient to purchase another property here in California. It is really unrealistic to retire here in CA, you would be throwing good money away by staying.

Sister lives in Rogers, next to Bella Vista. They love it there. I have considered moving there or Kingsport, Tn. Love all of NE Tennessee. Plus, it has one of the best VA Hospitals in the nation in Johnson City. Excellent video Briggs

I live in Kingsport, and it may be cheaper, but the sales tax is 9.75 % . Also, food is taxed. This is the Bible belt ,so there are a lot of churches. Bibles and scripture quotes in your everyday facilities. Please, I'm not saying it's bad for me it was different. This may be different for others.I moved from a city with a lot of bars, restaurants, shopping, and faster pace, but it was expensive. It's cheaper but I find I have become housebound.
