The buyer solely treats this as an investment. In an interview with the B1M, Ryan admitted the buyer for this property had never even toured it before buying. Sure they might spend a few days or weeks in it out of the year, but many of these kinds of properties in NY are bought as investments… no different than the way the rich buy and sell expensive pieces of art.

Obviously the views are incredible, but the apartment itself is nothing too inspiring IMO. For $169M I'd want the top three floors, wide open, and inspiring architecture to go with it. Not a bland vanilla square with relatively low ceilings.

For the price there are definitely homes in Manhattan that are far better. That being said you will not find a single home that has these views, these views are unmatched

@@jackjacob4610 You can get these views in any of the towers on Billionaire's Row, some of which rise even higher up in the sky than 432 Park. See the Central Park Tower and 111 West 57th. And although 220 Central Park South isn't as tall, it's a much nicer building and considered the premiere tower in NYC.

Colors and furnitures arent my taste, no biggie, id change those and the layout. There is no jacuzzi..... or home cinema.... apparently no steam shower either.... and with top of the world views i miss having one room thats dedicated to be the observation/relax room looking at the park.. with two luxery massagechairs and a table between with a built-in cooler... just sitting there relaxing and watching the world go by.. Edit: having a private gym and a swimmingpool.. and/or possibly a "countercurrent" pool.... and a pool table..

It sold for $87,660,898 in the end. The highest priced sold unit so far is unit 92 (four floors down with more beds) for $91,125,497.

@@erichoffman8671 the worst part about this condo is, if you look at the building from the outside, it already looks like it's leaning right. all it takes is one strong gust of wind and that building will end up on top of the near by buildings, and parts of the east river. maybe their ad should say, "if you think you can see Brooklyn from your apt now, wait until it falls, and you WILL be in Brooklyn" Mentioning planes to an already paranoid group of people, NOT a good idea. if I lived there and saw any planes, I'd be on the ground floor before you could count to 5

Did he remove all the comments about the poor design of the building lol??, just a couple hours before there were comments about the apartments regularly flooding that the insurance premiums on this thing tripled. And then apparently this thing sways so much the lifts get stuck and even trapped a resident for a few hours cuz the lift cables were flopping around

I actually think it's really cool - reminds me of the views from atop Columbia Center in Seattle - simply amazing. Too bad there's no rooftop observation deck at 432. And sky-high views are certainly impressive, but I also like the idea of having a modest penthouse like Jackie O's 5th Avenue residence. It was high enough for great views across Central Park, but still low enough to hear the sounds and feel the energy of the city below. What what would be your dream NYC home, if you could live anywhere?

There’s a $12 million castle in the mountains of Colorado I’d prefer… but there’s a ton of penthouses in New York 1/10 the price I’d prefer as well… it’s amazing… but not really livable

This is clearly about the views because the interior decorating is basic. At 5:37, that hallway could be in any home, the door handles and trims do not say grand or exclusive. At 1:52, this could be an office space that someone hung dreadful draperies in and put in some sectionals. I was shocked at how underwhelming this all was. Sorry to be so critical, but views aside, just look at it.

I was thinking the same. You are paying for the views. That is it. The interior design (not even touching the numerous structural problems the building is facing now, including the towel shaking with high winds) is basic and terrible. I think the new buyer would change some of furnishing. Personal taste would be to add some more dark woods and drapes, just to start. But yes, an amazing address. It is so ugly that all tall buildings were prohibited in the city. They have to construct La Defense to put the office buildings, in a neighbourhood very far away.

The building looks nice but is a total failure. They will never be able to repair the noise problem on windy days. Finally the wealthy have a problem their $$$ can't fix. The developers had to know about the noise issue, yet failed to inform the buyers. Even workers at the building knew.

Definitely, location and view are THE selling points. Both eerie and isolating at the same time to live in a building like this - with ariel views that are removed from and not part of the atmosphere: like flying into NY but not feeling the city's vibe. Your problem is you're thinking with the mindset of a ghetto showoff. The owners of $170million apartments don't need stupid shiТ like that. The interior of this is actually INCREDIBLY understated considering the incredible price. That's kinda surprising for America actually, you can usually see this kind of restraint in the old, classy European hotels/mansions in London, Paris... But maybe the East coast is more like this than L.A., I don't know.

It's ironic that there's so much emphasis on how "unique" this unit is when the structure of the building renders the penthouse indistinguishable from other upper units. 170MM and you can't crack a window if you want to feel the breeze, let alone stroll onto a balcony. Not even 10k feet interior. Overpriced by 100-150% IMO.

Don't forget to mention the ongoing interior structural damage due to building sway - causes cracks across ceilings and walls and pipes inside the walls breaking and/or creating noise.

You have the BEST channel for multi-multi-million dollar listings. (Haters in the comments are gonna hate). I've seen other channels that are over-awed by, and spend too much time on, kitchen appliance garages in Million$+ listings. You SELL the exclusivity and majesty of these properties. If I was buying one of these listings, I would look for your videos. If I was selling one of these listings, you would be my agent. I love your channel! In the meantime, I have a cable bill to pay.
